Description

Escape the urban rush with a bucolic stay at this stylish guest house. Located on an 85 acre former dairy farm, the house sits amid lush meadows and dense woods that are waiting for you (and your pet) to explore. With stunning views of the mountain tops, you can swim in the pond, grill on the porch, snow shoe in the woods, warm up by the wood burning stove, take in the sunset, or visit the restaurants and stores of Livingston Manor or Roscoe. Local area boasts fly fishing and great hikes. The space This guest house provides simplicity for you and your partner to enjoy nature. Designed for couples, the studio bedroom has a king size bed with crisp linen sheets. A futon is available for an additional third guest. For those rainy days, a tv and a collection of 500 dvd is available. The kitchen has all the items you need: pots and pans, plates and bowls, silverware and cooking utensils and such. Guests are invited to eat indoor by the kitchen banquette or outdoors on the wrap around porch. A built in sofa surrounds a wood burning stove or sit in the lounge chair and read from a selection of curated books. Guests have access to the property’s amenities. There is an informal hiking trail that circles the property (about 45min) or you can explore the grounds. The pond is deep enough for swimming (absolutely no diving) and the adjacent pergola is a great spot for enjoying the sunset or starting a camp fire. The property is immersed in nature. Colorful migrating birds can be seen flying around or singing their song. At dusk and dawn, wild turkeys or deer may be frolicking through the meadows. The morning dew sits heavy on the spider webs in the fields. That also means that sometimes you will find a spider or flies inside, especially if you have the downstairs window or door open. Welcome to nature! Killian Farm is also so well located to exploring the Catskills and especially the nearby restaurants and stores in Livingston Manor, Roscoe, and Callicoon. (We are happy to accommodate families with young babies. There’s an available pack and play and blankets, books and toys, utensils and more can be provided with advance notice.) Let your weight come fully into each step before you take the next one, and find a pace that allows your breathing to have a steady rhythm. Find moments to stop and receive the experience, at the top of a hill, looking over a view, at a junction in the trail or in front of a beautiful flower or tree.
