Guests can enjoy a modern kitchen equipped with all essentials, a bright and cozy living room, and three bathrooms plus an extra WC for added convenience. The private garden includes a seating area for outdoor meals or relaxing, and a children’s play area to keep young guests entertained. Whether you're here for a family holiday or a peaceful getaway, the space is designed to make your stay relaxing and easy. Guest access Guests will have exclusive access to the entire property during their stay, including: - All three bedrooms - Office space with sofa bed - Living room and fully equipped kitchen - Three bathrooms and an additional WC - A private garden with a seating area and children’s play area The home is perfect for both short and extended stays, offering all the comfort and privacy you need. Free on-street parking is available nearby, and the house is conveniently located for exploring Musselburgh, East Lothian, and Edinburgh. Other things to note EDINBURGH'S LOW EMISSION ZONE Edinburgh's LEZ came into effect on June 1st, 2024. If you intend to drive into the City please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at Edinburgh government's website. Please search for low emission zone. Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. WORK HOURS -communication Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATER Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSING This property has been granted a Home Letting Licence and is allowed to operate and accept guests. TRAVEL INSURANCE We strongly advise you to take out appropriate travel insurance against the need to cancel your trip etc. DUVETS/BLANKETS Please note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however, there may be an extra charge and this is also subject to availability. If you would wish to use the sofa bed, (within a max of 6 beds - for example instead of the top bunk) please inform us at time of booking and we will let the cleaning team know - there is a an extra charge for this. FORGOTTEN ITEMS If you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property. Details will be shared when required. ALLERGIES OR ANY HEALTH CONDITIONS If you have any allergies or any health conditions we should know about please do inform us at booking.
