Spend lazy afternoons in the batis-style pool, grill by the pavilion, or unwind in the nipa hut with mangrove views while the karaoke and disco lights set the mood for fun. For extra adventures, paddle out on a kayak (₱500/hour), enjoy a boat tour (2 hours) at ₱650 per head for groups of 5 guests and up (for fewer than 5 guests, please inquire about rates), or gather around a beachside campfire with s’mores (₱1,500) for unforgettable nights under the stars. Pets (₱500/pet) are welcome too, so no family member gets left behind. Whether it’s barkada bonding or a peaceful family retreat, One Bakawan is where comfort, nature, and memories come together. 🌊 Guest access You’ll have full & exclusive access to the entire property, including two bedrooms, a spacious pavilion, and a serene mangrove area. Other things to note Important: The published rate covers up to 5 guests only. For the 6th to 15th guest, an additional fee of ₱1,500 per person per night applies. Please make sure to enter the correct number of guests when booking. 🛎️ Guest Pass & Check-In Requirements To ensure a smooth check-in process, all guests must submit a copy of their valid ID upon booking confirmation and sign the stay waiver. ⚠ Important: Late submissions may delay check-in, so please send your ID as soon as possible. For security purposes, all guests and visitors must present a valid ID upon arrival at the property. The caretaker will validate before you're able to proceed to the rooms. Instructions will be sent to you in advance for a smooth arrival. ⸻ KITCHEN & COOKING You’re welcome to use our kitchen and charcoal grill—just bring your own charcoal. Complimentary use of induction stove, rice cooker, cooking utensils, pots & pans, plates, and glasses are all available. We also provide a water dispenser with complimentary mineral water throughout your stay. And don’t miss out on the unlimited kapeng barako—because what’s a trip to Batangas without it? ☕️ ⸻ INTERNET, NETFLIX & KARAOKE We’ve got you covered with Converge Fiber WiFi. Enjoy Netflix and YouTube access on the TVs in each room and the open pavilion. There’s also karaoke in the pavilion—perfect for fun nights with friends and family! The mobile signal can be patchy out here—perfect excuse to unplug and relax! 😒 ⸻ THE BEACH Free beach access is included in your stay. While we’re not beachfront, it’s just a 2-3-minute walk away. Grab our picnic mats if needed! During low tide, the water can be shallow even several meters out—feel free to check online for tide schedules. Please help us keep the beach clean by bringing your trash back to One Bakawan for proper disposal. We also advise against swimming late at night as lighting is limited in the beach area. ⸻ THE POOL Please shower before using the pool to help us keep the water clean. An outdoor shower is available behind the second bedroom for your convenience. 🚿 Our pool maintenance staff will be on-site for daily cleaning and maintenance from 7:00 to 8:00 AM—feel free to enjoy the pool again right after. While the pool pump is turned off at 9:00 PM, the pool remains open and usable beyond that time. ⸻ NEARBY STORES Alfamart: Just a few minutes from the property 7-Eleven: Located in the town proper—ideal for a quick stop before heading to One Bakawan. You’ll also find several sari-sari stores conveniently located around the area. ⸻ PARKING We can accommodate 1 car inside the property. Additional vehicles can use paid parking across us or nearby (around ₱500 per night/car, depending on availability). Holidays can get busy, so let us know in advance if you’ll need extra parking—we’ll do our best to help you reserve a slot (though we can’t guarantee availability). ⸻ PLEASE NOTE The local power grid in Lian can sometimes be unstable. In case of an outage, please inform us right away so we can coordinate with BATELEC (the local electric provider) for updates. While we don’t have a power generator on-site, we’ve prepared an emergency light and flashlights on the property for your convenience. ⸻ QUIET TIME Quiet hours in the area begin at 10 PM. You're still welcome to use the karaoke beyond that time, but we kindly ask that you keep the volume low and be mindful of the neighbors. ⸻ TOURISM FEE As per Lian Municipal Ordinance, a Tourism Ecological Fee of ₱35/person is collected at the entrance to Barangay San Diego. Please have cash ready for this. ⸻ NO RANDOM AGENTS, PLEASE We don’t work with third-party agents or vendors—everything goes through us directly. Sometimes, people at the barangay entrance may try to sell you “services.” Friendly tip: just smile and say no thanks. Avoiding them saves you from scams and headaches.
