The space This Gravelly Bay lakehouse features 6 permanent bed spots across three private bedrooms, with the flexibility to host up to 11 guests total. The Layout Main Floor Bedroom 1: Queen Bed (Sleeps 2) Upper Bedroom 2 (Master): Queen Bed + Private Walk-out Balcony (Sleeps 2) Upper Bedroom 3: Double Bed (Sleeps 2) Flexible Additional Setups (Stored in Master Walk-In Closet): To comfortably accommodate larger families, the property includes 2 Double floor mattresses, 1 deep family room sofa, and 2 toddler beds (ideal for children under 6). Important Group Note: Reservations exceeding 6 guests require members of your party to utilize the floor mattresses or the family room sofa. Please review this layout to ensure it fits your group’s comfort preferences before booking. Bathrooms The home features two full bathrooms, both equipped with deep, relaxing bathtubs perfect for unwinding after a day on the water. Outdoor Living & Waterfront (May 1 – October 31) From May to October, the waterfront is fully operational with two distinct shoreline setups: Deep-Water Access: A professional 48-foot aluminum dock extending into deep water—perfect for swimming and panoramic bay views. Shoreline Access: A second wooden dock resting directly on the natural cobblestone shoreline. Amenities & Safety Explore the crystal-clear water with the 2 provided kayaks (225 lbs weight limit). I provide 4 life jackets (Adult L, Adult M, and two child sizes ideal for ages 5–6). Afterward, unwind around one of the 3 outdoor firepits. Important Seasonal Note: From November 1 to April 30, all docks, kayaks, and waterfront gear are securely stored away to protect them from the harsh bay winters. The propane BBQ grill remains available year-round (please brush clean after use). Property & Community Standards Waterfront Noise Hours: To comply with Georgian Bluffs Short-Term Rental bylaws, heavy outdoor speakers or loud amplified music are not permitted. Light background music and acoustic instruments are welcome on the deck from 7:00 AM to 11:00 PM. Septic & Weather Care: The property operates on a sensitive waterfront septic system; please flush only human waste and toilet paper. To keep the space pristine, please tuck outdoor cushions into the nearest deck storage box nightly or during rain, and cover the balcony egg chair before departure. Guest access Your Private Access You have exclusive, unshared access to the entire main and upper levels of the lakehouse, the spacious back deck, the waterside patio, and the full 100 feet of private shoreline. Ample parking is available for your vehicles right in the driveway. Off-Limits Spaces (Owner Storage) Both the basement and the garage are strictly locked and reserved for owner maintenance, utilities, and supply storage. No one else is on the property during your stay—you have absolute privacy. Property Boundaries We love our year-round neighbors! To help us remain on great terms with them, please ensure your group stays within our clearly defined property lines, especially when hanging out down at the water's edge. Other things to note Scaled Pricing & Accurate Headcounts To keep base rates affordable for smaller groups while covering the utility impact of larger parties, pricing is structured at $40 per guest, per night after the first guest. Because groups larger than 6 utilize flexible self-service bedding options, please ensure your headcount is 100% accurate so my cleaner can provision the correct amount of linens and towels for your stay. Arrival, Security & Strict No-Pet Policy To preserve the quiet neighborhood and verify occupancy, active exterior security cameras monitor the driveway and entrance. Visitors: Unannounced guests visiting during the day or staying overnight will incur a $100 per calendar day penalty per person. Pets: This is a strictly pet-free property to maintain an allergy-free environment. Animals are absolutely prohibited. Unannounced pets will result in a $250 per calendar day penalty and immediate cancellation of the reservation without a refund. Waterfront Noise & Municipal Bylaws Sound travels effortlessly over open water. To comply with Georgian Bluffs Short-Term Rental bylaws, heavy outdoor speakers and amplified music are prohibited. Light background music or acoustic instruments are permitted on the deck only between 7:00 AM and 11:00 PM. Guests are fully liable for all local bylaws; any municipal fines or tickets issued to the property during your stay will be charged directly to your reservation. The Gravelly Bay Shoreline (Water Shoes Required) The shoreline consists of natural, sand-free cobblestones. While this is excellent for keeping the inside of the house pristine and clean, it is a rugged natural environment. All guests must bring water shoes to ensure comfortable swimming and walking along the waterfront. Waterfront Septic Care The property operates on a delicate waterfront septic system. Please flush only human waste and the provided toilet paper. Flushable wipes, paper towels, and feminine products will cause immediate, severe backups. Guests are fully responsible for the cost of emergency plumbing repairs caused by system misuse. Outdoor Cushion & Cover Care To keep the lounge areas dry and immaculate, please tuck all outdoor seat and back cushions into their nearest designated deckbox nightly or during rain. Before departure, ensure the weather cover is placed over the balcony egg chair. Winter Travel (November – April) The bay experiences heavy rural winter conditions. Please note that all docks, kayaks, and outdoor patio furniture are safely stored away for the season during these months. Guests visiting in winter must ensure their vehicles are fully equipped for rural, snowy driving conditions.
