Living areas & kitchen The living room is a relaxed space to unwind after a busy day, with a sofa and smart TV. There is a dining area where everyone can sit together for meals or work. The kitchen is fully equipped with fridge, stove, microwave, wok and basic cookware, and an RO reverse-osmosis drinking water system, so you can safely drink water straight from the tap at the sink。so it’s easy to prepare simple home-style meals and makes longer stays very convenient. The home also features a brand-new central air conditioning and heating system, keeping you refreshingly cool in the summer and warm and cozy in the winter, plus an in-unit washer and dryer so you can easily take care of laundry during your stay. Other things to note HOUSE RULES & INSTRUCTIONS 1. Quiet Hours 10:00 PM – 8:00 AM. Please keep all noise to a minimum. 2. No Smoking ($800 fee + immediate eviction) Smoking or vaping of any kind is strictly prohibited indoors. Evidence of smoking (odor, ashes, residue, etc.) will trigger an $800 charge to your card and immediate termination of your rental agreement. The evacuation process will be recorded. 3. No Pets ($100 fee) Sorry—no animals are permitted on the premises. 4. No Parties & No Loud Music ($500 fee + eviction) Groups of more than 5 people must receive prior approval from the owner. “Party” means a gathering with food, alcohol, or music audible to neighbors. No speakers of any kind are allowed. 5. No Visitors Only guests listed on the reservation may enter. Anyone staying > 30 minutes must be added to the booking in advance. $35 per unregistered visitor. Maximum 3 people in the house at any time without written approval. 6. Noisy Vehicles No honking, tire‑burning, or car audio that can be heard by neighbors. 7. Parking Park only in your assigned space; do not block driveways or access ways. 8. Security Lock all doors whenever the house is unoccupied. 9. Late Check‑Out ($50 per 30 min after 11:00 AM) Check‑out time is 11:00 AM. Send us a text when you leave to avoid late fees. 10. Check‑Out Procedure Wash all dishes. Turn off A/C and lights. Lock every door. Text us as you exit (this releases you from liability). 11. Cameras & Recording One exterior surveillance camera faces the alley, and a Ring doorbell is at the main entrance. Motion is recorded 24/7. 12. Toilet Use Only flush toilet paper. All other items (wipes, feminine products, paper towels, etc.) go in the trash bin. Guests are liable for plumbing repairs ($150 – $2,000) caused by improper flushing. 13. Excessive Mess & Bodily Fluids ($800 cleaning fee) Maintaining reasonable cleanliness is required. Additional deep‑cleaning for bodily fluids (vomit, urine, blood, etc.) or extreme mess will incur an $800 fee. 14. Utility Abuse Activities with excessive electricity use—e.g., cryptocurrency mining—are prohibited and may result in cancellation plus utility‑overuse charges. 15. Waste Disposal Black bin: Trash Green bin: Compost Blue bin: Recycling Improper sorting or disposal: $50 fee. Failure to follow any rule—smoking, drug use, parties, or unauthorized guests—will result in immediate contract termination, eviction, and possible police involvement. Lost & Found: Items left behind can be shipped back for $20 handling + shipping cost.
