Guest access You’ll enjoy private access to the entire upper level of the home, including all bedrooms, living spaces, kitchen, dining area, deck, BBQ, and hot tub. For your peace of mind, the internal door between the upper and lower levels is securely locked, so there is no shared interior space at all. The lower level of this duplex is occupied by a quiet, long-term tenant who has their own private entrance, patio, laundry area, and garage. You may occasionally see them in the driveway, but they do not share any interior or exterior living spaces with guests. The hot tub is prioritized for guest use, and every effort is made to ensure it remains private during your stay. Please note that two kitchen closets are reserved for storage, and the smaller garage/driveway space is set aside for the tenant’s use. Other things to note Need baby gear during your stay? We will reimburse up to $30 per full tank per appliance with a valid receipt. Filtered Water We provide a refrigerator for your use, but we do not stock filtered water. This is because most standard refrigerator or pitcher filters do not effectively purify the water—they primarily improve taste and odor without removing many contaminants. In our own home, we use reverse osmosis (RO) filtration, which provides a much higher level of water purity. RO systems remove a wide range of impurities, including heavy metals, chlorine, fluoride, and other dissolved solids that basic filters can't. When we travel, we personally purchase reverse osmosis water from the store to ensure we're drinking the cleanest water possible. If high-quality filtered water is important to you, we recommend picking up a few gallons of RO water nearby during your stay. 🐾 Pets We love welcoming furry friends! Up to 3 dogs (50 lbs max each) are allowed for $75 per pet, per stay. Larger dogs or more than 3 pets? Please send an inquiry first for approval. 🚫 Sorry, no cats or other animals are permitted. 💦 Hot Tub Our private hot tub is professionally serviced every Wednesday by Poolwerx Denver, so you can soak with confidence knowing it’s fresh and clean. 📜 Guest Agreement & House Rules To ensure a safe, enjoyable stay for everyone, all bookings include our guest rental agreement. By reserving, you acknowledge and accept the following: Maximum Occupancy – Guest count must be accurate and include all adults, children, and pets. Unauthorized extra guests or visitors may result in eviction. No Smoking Indoors – $500 fee applies for smoking or vaping inside. Outdoor smoking is fine with doors/windows closed. Pets – Must be pre-approved and included in your booking. An Animal Addendum is required for all pets, ESAs, and service animals. Damage Policy – Any unreported or excessive damage, missing items, or extra cleaning will be billed. Cleanliness – Please report any issues within 24 hours of arrival. Guests are expected to leave the home in respectful condition. Noise & Quiet Hours – 10 PM to 9 AM. Excessive noise may lead to eviction. Parking – Please follow the parking instructions in the listing and park on the right side of the driveway (facing the house) or on the street. Unauthorized parking may result in fines/towing. Keys & Access – Keyless codes are provided. Lost keys/lockouts may incur up to a $150 fee. Linens & Supplies – See listing for what’s provided. Only flush septic-safe toilet paper. Issues or Complaints – Must be reported promptly to allow us to resolve before outside intervention. Rehousing & Refunds – No refunds if you vacate early or decline offered solutions. Cancellation Policy – The Airbnb cancellation policy applies; travel insurance is recommended. Subletting – No subletting or third-party bookings without approval. Cameras & Tech – No indoor cameras are present. Outdoor safety cameras and smart devices may be present and must not be tampered with. Security – Always lock the home when away. Entry codes may not be shared. Host Entry – Host/agents may enter with proper notice (e.g., for maintenance or cleaning). Internet Use – Illegal or abusive use is prohibited. Guests are responsible for their devices/usage. Falsified Reservations – Providing false info (age, party size, purpose) will result in eviction. Written Exceptions Only – Any exceptions must be pre-approved in writing. Weather / Force Majeure – Acts of God or extreme weather do not warrant refunds. Insurance recommended. Temporary Lodging Only – This rental does not create residency. Events Policy – No parties/events without written host approval. Unauthorized events may incur up to $1,500 in fines. Sight Unseen – By booking, you acknowledge the listing photos and descriptions. Payments – Processed through Airbnb unless otherwise agreed. Commercial Use – No commercial photography, filming, or events without consent. Prohibited Items – No fireworks, glitter, confetti, or piñatas. Child Safety – The home is not childproofed. Guests are responsible for supervision. Minimum Age – Primary guest must be 18+ and present for the stay. Indemnity Clause – Guests hold host harmless for injury, illness, theft, or loss during stay. Amenities & Liability Waiver – Use of hot tub, fire pit, or any recreational amenities is at guest’s own risk. No lifeguard on duty. Children must be supervised. No glass/food/soaps in hot tub or pool. Hot tub/pool closed for 1 hour after chemical treatment.
