Newly built home located in Yea! Walking distance to eateries, parks, pool, golf course and the great Victorian Rail Trail. The home can accommodate up to 10 people in total (6 adults & 4 kids). With 4 bedrooms, 2 bathrooms, Smart TV & free wifi, well equipped kitchen to prepare your own meals and a pool table for some friendly competition. 2 Split systems for heating/cooling & a washer/dryer combo. The space PARKING -We have a 2-car garage and ample driveway. We love our lawn and want it to be kept looking schmick, so please don't park on it. You can also park on the road right in front of the property, please be mindful of our neighbors. SMOKING/VAPING - Absolutely no smoking or vaping inside. There is an ashtray under the back Alfresco if needed, please empty when you leave. KITCHEN - Help yourself to anything in the kitchen. Fully equipped with fridge/freezer, gas cooktop, oven, dishwasher, microwave, Nespresso machine, sandwich press and some essential pantry items. Our only request is that you wash all dishes, utensils, pot etc prior to leaving. Dishwasher sachets are under the sink, please empty the sachet into the dishwasher. Dishwasher instruction included in guest book folder if needed. If you use any appliances, please make sure it is left clean. HEATING/COOLING - The property has 2 split systems for heating and cooling, remotes are located besides the back sliding door and in the pool room near light switch NOISE - As we have neighbors surrounding our property, we would appreciate you keeping the noise down after 9pm. Please no parties. LAUNDRY - We have a combo washer/dryer. Washing tablets are located under the laundry sink. Instructions are included in the guest folder if needed. Iron, Ironing board, wash basket, pegs and a clothes horse next to washer/dryer. You'll find a clothesline outside the laundry door. Extra cleaning products are available under the sink. BEDROOM 1 - Queen Bed with Ensuite and walk in robe. BEDROOM 2 - Double Bed with built in robe (mirror sliding door). BEDROOM 3 - 2 Sets of bunk beds with built in robe (mirror sliding door). BEDROOM 4 - Queen Bed with built in robe (mirror sliding door). BUNK BEDS - The bunks beds are for children/teens only. Top bunks are not for children under 9 years old. The ladders are bolted to the bedframes. It is your responsibility to monitor if you have young children that will climb these ladders. Fresh towel supplied per guest, both bathrooms will have samples of Shampoo, Conditioner & Body Wash with make-up remover towel. Both bathrooms will have bathmats and face washers dependent on number of guests. Please let us know before arrival number of guests staying. If a bedroom isn't required, please don't use the bedding. We don't charge a cleaning fee however, if more beds are used then required a fee will be charged. Free WI-FI - Log in instructions located in guest book. IN HOUSE ENTERTAINMENT - Smart TV to access your Streaming Apps. Please remember to log out of any apps before leaving. A DVD player with some children/family movies are available in the TV cabinet. You'll find a selection of children's books and games in the bunk room, adult novels and games in the TV cabinet. CLEANING FEE - We like to offer our new home to guests without a cleaning fee, however if there is any damage to furniture or walls/flooring marked that requires extra cleaning a fee will be required. Guest access There is a small step up into the house from the internal garage door, laundry door and front door. To access back alfresco you will need to step over the sliding door frame. You are welcome to use all space within our home except the laundry cupboard. If this is accessed there will be an additional fee charged. This cupboard or contents is strictly not for guest use. For guests staying longer than one night - If you are heading out for the day, to avoid lost keys please leave the house keys in the key safe box. (A charge of $20 will apply to replace a lost key) Other things to note Our home is cleaned and sanitised after every guest. We sanitise all high touch surfaces including door handles, light switches and remote controls (TV & Heating/Cooling system) We use cleaners and disinfectants throughout the entire home Linen and towels are replaced fresh for every guest
