Located down a quiet cul-de-sac, this property offers a peaceful, clean and comfortable stay with the convenience to anything you will need during your stay. With a 5 minute walk to Greenhills Shopping Centre, including the restaurant precinct and local pub; and conveniently located between Newcastle and the Hunter Valley. The perfect spot for a quick get away, either, exploring Hunter Valley, attending a wedding or working away. The perfect spot with all the comforts of home awaits you. The space Bright and spacious, the newly renovated 2 Bedroom guesthouse offers a quiet and comfortable space, with open plan living, including a quaint, but fully equipped kitchenette space with dining area. The property backs onto the protected riparian bush zone, so enjoy a morning coffee or evening beverage while you take in the beautiful sunset or sunrise over the bush land, watching the abundant wildlife circle by, either on the deck or through the large window in the lounge area. The property boasts vast gardens with lush herb gardens, passionfruit and grape vines - guests are welcome to explore and head down to the patio area where outside seating and dining area can be found. The front deck overlooks the gardens and pool of the main residence. Please note that use of the pool is not included and is fully fenced off from the Guesthouse with a locked gate. Features Include - 2 Spacious Bedrooms with built-in mirrored Robes; Open Plan Living; Fully equipped Kitchen; Deck Area and Outdoor Patio; Smart TV & WiFi; Airconditioning, Heating & Ceiling Fans; Off and On Street Parking; Bathroom, with Shower, Vanity & Toilet; Laundry with Washing Machine. Living Room - As you enter the Guesthouse the Living Room is located straight ahead and has a comfortable couch with a large Smart TV, ready for you to relax and unwind. Kitchen & Dining - The Kitchen and Dining are located in the open plan living area and provide all the basics that are needed to whip up a quick breakfast or hot meal, located to the left of the Living Room, allowing an open space to socialise while creating a lovely meal. Refrigerator; Oven, Stove Top, Rangehood; Cooking Basics; Cleaning Supplies - dishwasher liquid, spray & wipe, cloths etc. Pots, Pans, Utensils; Serveware, Tableware and Dishware; Toaster & Kettle; Tea & Coffee; Chilled Water; All stays will receive a fresh bowl of Seasonal Fruit. Bedrooms / Sleeping Arrangements - Bedroom 1 - Double Bed, Wardrobe, Ceiling Fan Bedroom 2 - Double Bed, Wardrobe, Ceiling Fan Airconditioning can reach both bedrooms. All Bedrooms are equipped with oil heaters if required for the colder months. All windows have bug mesh installed and are wind up windows with keys to allow for additional security. Please note, the couch is a fold out double bed. Whilst not intended for this purpose, this allows the property to sleep 6 people if desired. The guesthouse is not currently equipped to accommodate 6 people, however, additional bedding and linen can be arranged with prior knowledge. Please enquire - it is at the Host’s discretion to allow more than 4 occupants. Bathroom & Laundry - Laundry - Washing Machine, including washing powder and garments bags. Laundry - a Clothes Horse is available to dry clothing. Bathroom - Shower, Toilet & Vanity - all basic toiletries are provided e.g. Shampoo, Conditioner, Body Wash, Dry Shampoo, Toilet Paper etc. Bathroom - Personal toiletries are not provided. Guest access Guests have use of the entire property surrounding the Guesthouse, there is a clear fenceline delineating access from the Guesthouse into the main residence. There is space on the driveway for 1 vehicle, access to the guesthouse is to the left of the garage, where guests will be provided with a gate code, by following the path down to the guesthouse, a lockbox with keys will be available adjacent to the entry door for self check-in / check-out. Guests will be provided with a Welcome Book with all information needed for their stay within. Other things to note No parties or events are to be held at the property and noise is to be kept to a minimum after 11pm. (With prior approval, we are happy to Host bridal party preparations). No pets are allowed. The Host’s have a very friendly Labrador on premises who will be confined to the northern garden and will not have access to the grounds of the Guesthouse. Use of the pool is not included. Most basic supplies are provided, however, due to varying preferences, we cannot foresee any dietary requirements and therefore will not cater for these. This property is not wheelchair accessible. This property is very family and child friendly, but please maintain supervision at all times. There is a varying amount of wildlife about, we ask that guests not intentionally feed any wildlife and remove any food scraps / rubbish from outside. We do not expect guests to clean the Guest House, however ask that a reasonable standard of living is maintained and the property is left in the same state it was found. We hope you enjoy your stay.
