House Rules CANCELLATIONS & DATE CHANGES • Please ensure you are confident with your travel dates before booking, as we are unable to offer date changes outside the cancellation policy. • All reservations are subject to the cancellation policy selected at the time of booking. • Refunds cannot be provided beyond the terms of the applicable cancellation policy, including for personal circumstances, travel disruptions, government restrictions, weather events, illness, or other unforeseen situations. • We strongly recommend purchasing comprehensive travel insurance to protect against unexpected events that may affect your trip. ⸻ LIABILITY • Guests are responsible for their personal belongings during their stay. • The host accepts no responsibility for loss, theft, damage, or destruction of personal property. • To the maximum extent permitted by law, the host shall not be liable for any injury, loss, damage, accident, delay, or inconvenience arising from the use of the accommodation or building facilities. ⸻ OUR GUESTS • All booking information must be accurate and truthful. • The primary guest making the reservation must be at least 23 years of age. • The maximum occupancy of the apartment must not exceed the number of guests included in the reservation. • Unregistered visitors are not permitted without prior approval from the host. • Guests are responsible for their own safety and the safety of all occupants during their stay. • The apartment is fully equipped for self-catering and guests are welcome to use the kitchen facilities. • Please respect the apartment, furnishings, facilities, and neighbouring residents at all times. • Please keep noise to a minimum when using hallways, lifts, and common areas. ⸻ CHECK-IN & CHECK-OUT • Standard check-in time is from 2:00 PM onwards. • Standard check-out time is before 10:00 AM. • Please ensure all personal belongings are removed upon departure. ⸻ EARLY CHECK-IN & LATE CHECK-OUT All early check-in and late check-out requests are subject to availability and must be approved by the host in advance. Early Check-In • Standard check-in time is from 2:00 PM onwards. • Early check-in may be available at the following rates: • Up to 1 hour early: AUD 50 • Up to 2 hours early: AUD 95 • Requests exceeding 2 hours before the standard check-in time may require booking the previous night at the full nightly rate. • Availability depends on the departure schedule of the previous guest and cleaning requirements. Late Check-Out • Standard check-out time is 10:00 AM. • Late check-out may be available at the following rates: • Up to 1 hour late: AUD 50 • Up to 2 hours late: AUD 95 • Requests exceeding 2 hours after the standard check-out time may require booking an additional night at the full nightly rate. • Availability depends on the arrival schedule of incoming guests and housekeeping requirements. Important • Early check-in and late check-out cannot be guaranteed and are subject to operational requirements. • Unauthorised late departures may incur additional charges equivalent to the applicable early/late check-out fee or, where applicable, the full nightly rate. ⸻ DURING YOUR STAY • Fresh bed linen, bath towels, hand towels, and tea towels are provided for your stay. • Additional towels may be available upon request, particularly for longer stays. • Smoking, vaping, and the use of e-cigarettes inside the apartment or building common areas are strictly prohibited. • Pets are not permitted unless otherwise agreed in writing. • Building management may occasionally require access for essential maintenance, safety inspections, or fire compliance checks. While uncommon, guests agree to provide reasonable access if required. ⸻ PARTIES, NOISE & BUILDING ETIQUETTE • Strictly no parties, events, gatherings, or functions are permitted. • Quiet hours apply from 10:00 PM to 7:00 AM. • Excessive noise, disturbances, anti-social behaviour, or breaches of building by-laws may result in immediate termination of the booking without refund. ⸻ DAMAGES, KEYS & ACCESS DEVICES • If you notice any damage upon arrival, please notify us as soon as possible and provide photographs. • Guests are responsible for any loss or damage caused during their stay beyond normal wear and tear. • If accidental damage occurs, please inform us promptly so that appropriate arrangements can be made. • Lost keys, access fobs, swipe cards, or lockbox keys may incur replacement costs. • In cases where building security or locks must be replaced due to lost keys, costs may exceed AUD 500, and these charges will be the responsibility of the guest. ⸻ IMPORTANT INFORMATION • Failure to comply with these House Rules may result in cancellation of the reservation and immediate removal from the property without refund. • As the apartment is located in a busy city environment, occasional noise from neighbouring properties, public events, roadworks, maintenance works, or construction may occur and is outside the host’s control. • Utility interruptions, including electricity, water, internet, or building-wide services, are rare but may occasionally occur and are also outside the host’s control. • No compensation can be provided for circumstances beyond the host’s reasonable control. Guest access This apartment is for your exclusive use. Other things to note Important Information Please do not leave any rubbish in the garbage room. All bagged waste must be placed inside the garbage chute. If an item is too large to fit, please keep it inside your apartment and let us know—we’ll arrange disposal. Leaving rubbish in common areas may result in building fines $800-$1100. Thank you for your cooperation. Sofa Bed & Extra Guest Charges For bookings of up to 2 guests, the sofa bed is not included and will not be prepared. If you would like the sofa bed to be made up for 2 guests, a one-time setup fee of AUD $80 applies. For bookings with more than 2 guests, an additional guest fee of AUD $80 per person, per night applies. Children under 2 years of age stay free of charge. Children aged 2 years and older are considered additional guests and are charged at the standard rate of AUD $80 per person, per night. Swimming Pool The building’s swimming pool is heated year-round. However, water temperature may vary depending on weather conditions and is generally maintained between 20°C and 24°C. During colder periods, we recommend checking the water temperature before swimming to ensure it is comfortable for you. Air Conditioning Please note that due to the building’s original design, the air conditioning system cannot cool or heat the bedroom and living room simultaneously. A selector switch is located beneath the air-conditioning control panel, allowing you to direct airflow to either area: ☀ Sun Symbol = Living Room 🌙 Moon Symbol = Bedroom Luggage Storage Unfortunately, we do not normally offer luggage storage before check-in or after check-out. For your convenience, we recommend using Bounce Luggage Storage, which is located just a one-minute walk from the building and offers secure short-term luggage storage services.
