Villa Arcadia is a stunning view home that sleeps up to 6 people. Located on the town side of Pacific Marlin, within walking distance to San Juan del Sur town and 2 blocks to the beach. Outside enjoy a large garden that surrounds a cascading pool, overlooking the bay and town. The hosts live in the adjacent casita however they provide the guest with space and privacy. Check-in: The time of entry to the property is 2pm. 2. Check-out: The departure time of the property must be at 12 noon. 3. The house has in its rate including 50kws of energy per day, At check-in it is given to the meter equal to the check-out. Extra charge for KW exceeded is $1.00 per KW, after those assumed per day by the lessee that will be charged at the time of departure as the case may be. 4. The house is delivered totally clean and with all its artifacts in perfect condition. The tenant must ensure that everything is in the same condition. 5. STAFF and OBLIGATIONS: Villa Arcadia has Staff, whether the tenant wants to bring their own staff, the house workers will always be present for the comfort of the owner and also to assist the tenant since they know the operation of the house perfectly. -One housekeeper, Jeaneth: the housekeeper is only in charge of cleaning and keeping everything in order in external areas, she will not enter the rooms unless the tenant informs her which only includes a cleaning of the bathroom and the floor. -A maintenance, Leniel: It is responsible for maintaining the pool, green areas and any malfunction in the house. Mauricio: He comes alone at night, stays outside the house and stays overnight. 6. Everything in the house has been carefully inventoried. 7. Any damages that are expected will be paid upon check out or AirBnB will be reported for reimbursement. If the house is left extremely dirty you will be charged an extra $100 for cleaning, which will expire at the time of departure, or will be refunded by AirBnB 8. Use of illegal drugs is prohibited anywhere on the property. This includes the use of Marijuana which is not permitted in Nicaragua. Smoking is allowed only in outdoor spaces. 9. ONLY PEOPLE IN THE RESERVATION, NOT INVITED, WITHOUT EXCEPTIONS. If the number of occupants of the property exceeds what is agreed in this contract, it will proceed with the immediate eviction of the house, in addition to having a fine of $50 per person, it will be charged at the time of departure or will be charged as AirBnB damage. 10. VILLA ARCADIA IS A LUXURY HOUSE IN A RESIDENTIAL AREA. Ensure respectful conduct with the neighbors, which promotes good coexistence. THE QUIET HOURS ARE FROM 11 PM ONWARDS. 11. No large property subletting, and no large parties, failure to result in Lessor's permission to evict tenants, in addition to being penalized 12. Pets are not allowed 13. -Smoking is not allowed inside the rooms 14. No nails, glass bottles, or glass cups, or eating, or drinking in the pool. 15. Light goes out frequently, along with lights, water and the internet. While every effort is made to minimize any inconvenience, Villa Arcadia cannot be held responsible for factors beyond our control. In case of a prolonged power outage (more than one hour), the generator will turn on. While in the generator, there is no hot water shower or air conditioning. 16. Does not feel wet on couch cushions, and shower before entering pool 17. We are not responsible for forgotten objects please check the house before leaving the property. House Policies: 1. Upon check-in, the meter is read the same as at check-out. Extra charge for exceeded KW is $1.00 per KW, after those assumed per day by the renter which will be charged at the time of departure whether applicable. 4. The house is delivered completely clean and with all its appliances in perfect condition. The tenant must ensure that everything is left in the same conditions. 5. If the house is extremely dirty, an extra $100 cleaning fee will be charged, which will be due at the time of departure, or will be refunded by AirBnB 8. The use of illegal drugs is prohibited anywhere on the property. This includes the use of marijuana which is not allowed in Nicaragua. Cigarette smoking is only allowed in outdoor spaces. 9. ONLY PEOPLE IN THE RESERVATION ARE ALLOWED IN THE PROPERTY, NO OUTSIDE GUESTS, NO EXCEPTIONS. If the number of occupants of the property exceeds what was agreed in this contract, the house will be immediately evicted, in addition to having a fine of $50 per person, which will be charged at the time of departure or charged as damage by AirBnB. 10. VILLA ARCADIA IS A LUXURY HOUSE IN A RESIDENTIAL AREA. Ensure respectful conduct with neighbors, which promotes good coexistence. QUIET HOURS ARE FROM 11 PM ONWARDS. 11. Subleasing of the property, nor large parties, is not permitted; failure to comply with this will result in the Landlord being allowed to evict all of the tenants, in addition to having a penalty. 12. Pets are not allowed 13. Smoking is not allowed inside the rooms. 14. Diving, glass bottles or glass cups, and eating are not permitted in the pool. 15. The power goes out frequently, along with lights, water and the internet. While every effort is made to minimize any inconvenience, Villa Arcadia cannot be responsible for factors beyond our control. In the event of a long power outage, the generator will turn on. While on the generator, there is no hot shower or air conditioning. 16. Don't sit wet on the sofa cushions, and shower before entering the pool. 17. We are not responsible for forgotten items, please check the house before leaving the property
