Description

The space Our Avalon home is one of the few Catalina vacation rentals that has a private fenced back yard which includes fruit tree; a cooking herbs garden; a BBQ and outdoor dining area as well as a free washer and dryer laundry room. Inside, the downstairs includes the living room and dining area. kitchen and bathroom. We have designed the downstairs with our physically challenged and elderly guests in mind. Upstairs, we have two bedrooms and a bathroom. There are sleeping accommodations on both floors as well Tv's with cable access. NOTE; IN ADDITION TO THE NIGHTLY RENTAL RATE, WE ALSO CHARGE OR REQUIRE THE FOLLOWING: 1. Avalon tax on short term rentals of 12%; and 2. A cleaning fee of $200.00 to clean the place after your stay which is paid to our maid service and 3. All fees charged to guests by Airbnb; and 4. Your stay is governed by the owner/hosts Vacation Rental Agreement, a copy of which is set forth as follows; VACATIONAL RENTAL AGREEMENT This Vacation Rental Agreement is applicable whether I rent directly from the owner or rent through a vacation rental website including but not limited to HomeAway, Airbnb.com, Vrbo. 1. RENTAL UNIT: A two bedrooms, 1 and 3/4 bath condo/home, with a yard and storage facilities/utility shed with a washer and dryer located at 308 Clemente Avenue, Avalon, CA ("308 Clemente" or the "Unit"). I understand that the Unit is owned by AriNew Investments, Inc, ("AriNew"or "Owner") and managed by Mark M. Rhodes, AriNew's sole shareholder. 2. LOCAL CONTACT PERSON: Is Mark Tasca 3. CANCELLATION POLICY: In high season (last Sunday in May through and including the third Sunday in September and holidays), you must cancel in writing at least sixty(60) ) days prior to arrival if you wish a full refund. During high season, if you cancel thirty(30) days before arrival, I refund 50% of what is paid. At all other times, cancellation must be in writing at least thirty(30)) days prior to arrival. . 4. ARRIVAL DATETIME: You will NOT be able to get into 308 Clemente until between 3:00 pm. and 7;00 pm. on my arrival date unless prior arrangements are made. 5. LUGGAGE: No luggage can be stored in the Unit prior to the Arrival Time. Storage lockers are, however, available at the Boat Landing and in the Center of the Town of Avalon. 6. LINENS AND SUPPLIES: 308 Clemente has been provided a starter supply of toilet paper, paper towels, and bath soap. All other housekeeping supplies are the responsibility of the tenants. Bed linens and bath towels are provided. There is NO daily cleaning service. If the linens or towels are missing or damaged after your stay, we will be forced to charge you for them. 7. WHILE YOU ARE THERE: 7.1 Problems: If you have problems with 308 Clemente, call Owner's Local Island Contact, Mark Tasca. 7.2 Avalon's Policy on Nuisances, Rowdy and Disruptive Behavior: The City of Avalon has adopted a "Zero Tolerance" policy towards any activity/noises/behavior which reasonable disturbs or annoys an adjoining property owner or occupant. If this policy is violated, your tenancy is subject to immediate termination and forfeiture of all money paid to the owner or a vacation rental website. 8. WHILE YOU ARE AT THE UNIT: a. You are responsible for the Unit, its furnishings, its yard and appliances. If you have a problem, Mark Tasca is our agent and will speak for us. b. Max Capacity: Under no circumstances are more than six (6) guests allowed at the Unit at any time. c. Age Requirement: Unless accompanied by a parent or spouse no one under the age of twenty-one (21) shall contact for the Unit. 9. CHECKING OUT: Check out time is 11:00 am. ('Check Out Time"). You have not checked out until you have vacated the Unit and returned the keys to the lock box. 10. CLEANING UP: When you leave, the Unit will be cleaned by the same people who supplied your linens and towels. You have been charged a standard cleaning charge. 10. WIRELESS INTERNET ACCESS: You are welcome to utilize the wireless internet at the home during your stay. The wifi access is as follows: USER NAME: Avaloncawifi PASSWORD: Catalina 11. INTERPRETATION: This agreement controls any dispute in interpreting inconsistencies between this agreement and any other agreement entered into to rent this Unit. If a problem arises, it will be resolved in the owner's home state.
