Close to SkateTime 209 roller rink, Saunderskill Farm, Kelder’s Farm, Harana Market, Accord Market, BlueBird Wine, Mill & Main, etc. The pool is open seasonally, generally May - September (weather permitting). Please ask to confirm if the pool will be open for specific dates if close to the beginning/end of season. *Pool can be heated for an additional fee of $150 Per Day (paid in advance). Please request heating at time of booking*. It may take 2-3 days to heat to desired temperature early in the season. Please note: diving is not permitted. Children Pack n’ play and highchair are available upon request. PLEASE NOTE: We enjoy the house very much with our own toddler but the house is NOT baby proof. Babies and children should NEVER be left unattended in the home or by the pool for any amount of time. PLEASE NOTE - Children are not permitted in the outdoor hot soaking tub. Pets Dogs are welcome UPON INQUIRY (with a $150 fee PER dog). Dogs are not permitted in the pool or on furniture. Private Poolside Yoga can be scheduled with advanced notice (limited availability) for an additional fee. Please inquire. Babysitting can be arranged with advanced notice. Cleaning during your stay can be arranged (with notice and for an additional fee). The Trailways bus stop with service from Port Authority is in Rosendale, about 15 minutes from the house, but you'll need a car to get around once you're up here. Amtrak trains stop at Rhinecliff, just across the Hudson, about 35 minutes from the house. Guest access Guests will have full access to the home excluding the basement and the two closets in the upstairs hallway that contain our personal belongings. Outside - the pool shed and small shed in front of the house are off limits to guests. Guests are not permitted to turn pool heater on without owner's consent. Other things to note Extra Guests We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation (our Airbnb town permit allows for a maximum of 4 ADULTS and CHILD). No guests permitted that aren’t on the original reservation. *The pool can be heated for an additional fee $150 per day - please inquire prior to your stay. The pool shed MUST stay open if pool heater is on. Guests are NOT permitted to enter shed or turn on heater without owners consent*. For early spring and late summer bookings, please confirm that the pool will be open prior to booking. Please refrain from walking on pool cover. To protect the pool liner - dogs are not permitted in the pool Cedar Hot Soaking Tub: Cedar tubs release tannins once they are filled with water. This is the same process that gives whiskey its color. The water will appear brown but is in no way harmful, and is actually very aromatic and uplifting. The hot soaking tub does not have "jets". PLEASE NOTE: Children and pets are NOT permitted in the hot soaking tub. Noise Despite the amazing sense of privacy you experience here, there are homes in the near vicinity and noise travels easily. We kindly request that you keep the noise down, especially with music, outside between 9:00 pm and 10 am. Thank you so much for understanding! Weather and Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty. During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation. Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. Should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported. This home has weekly services (propane, lawn, landscaping, pool and trash...) Although we try to schedule around guest stays, that may not always be the case. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained. This house has two levels and may not be suitable for guests who don’t wish to use stairs. Early check-in: When available, we love to allow our guests an early check-in to get your vacation started asap! Unfortunately, during peak times, this isn’t always possible. But please ask, we will always try. Smoking of any kind is not permitted in the house or on the property. An additional charge will be applied to guests who leave the home or property requiring cleaning beyond normal use, as well as for any damage to linens, furniture, or other areas of the home. This includes damage caused by dogs, failure to pick up after pets, or allowing pets to relieve themselves inside the house. An additional charge for damage to hot tub or pool.
