GUEST ACCESS Guests will have exclusive and private access to the entire home throughout their stay. This includes all three bedrooms, living areas, the fully equipped kitchen, the private lap pool, and direct access to the beach right from the property. INTERACTION WITH GUESTS We give our guests space but are available when needed. We live nearby and can be reached through the Airbnb app or by phone if you have any questions or require assistance during your stay. Your privacy and comfort are our top priorities. OTHER DETAILS TO NOTE Bi-weekly lawn care and pool servicing occurs at this property. We are unable to provide a specific schedule. We appreciate you letting us know a few days in advance if you would prefer us not to attend during your stay. Guest access The whole house is made available to our guests. There is a separate toilet under the house if required. Other things to note This is a traditional queenslander house. While it has been restored, some of the original features remain. The property maintains its character but is not fully renovated. There are steps up to the front which are operational but a little rusty. Please note - cockroaches, ants, geckos and spiders are part of our ecosystem in North Queensland. We arrange annual pest inspections as per airbnb policy. If the weather changes, we often experience pest activity which is out of our control and harmless. Please use the spray available. We are unable to provide a refund to guests who find the odd dead pest as this is not evidence of an infestation or health issue. The open-cut waterway which is a council easement, can sometimes have water flowing from the park at the bottom of Castle Hill and running under the road. We advise all guests to stay away from this. Other things to note ✔ Minimum Age: The primary guest must be 25+ to book. ✔ ID Requirement: After booking, you'll receive a request to send your photo ID for verification. STRICTLY - No Parties Guest numbers must not exceed those listed in your booking unless arranged prior. A noise monitoring device is installed at the property. It tracks decibel levels only and does not record any conversations. Please respect our neighbours and observe quiet hours between 10:00pm and 7:00am. STRICTLY - No Smoking Smoking or vaping inside the home or on the balcony is strictly prohibited. A $400 fee applies if smoke is detected inside the property. A $150 surcharge applies if cigarette butts are found on the grounds. STRICTLY - No drugs or illegal activity. Security Cameras: For your safety and security, the property is equipped with exterior security cameras monitoring the entrances and grounds. PROPERTY DAMAGE - All damage to the property must be paid for by the booking guest. A security deposit is held at the start of the booking and will be used to cover damage. Pre-check in photos are taken to support this process. LIFE IN NORTH QUEENSLAND - This property undergoes certified annual pest inspection and treatments. In North Queensland, ants, spiders and cockroaches are a natural part of the tropical environment, and weather changes can sometimes increase activity beyond our control. Please feel free to use the spray provided if you notice any pests. If you experience anything more significant, please contact your host so we can assist promptly.
