Whether you’re relaxing in the private indoor pool, jacuzzi, and sauna, exploring the area, or spending quality time together, this villa is designed for a calm and memorable stay. The fire pit provides the perfect setting for evening gatherings and peaceful nights under the stars. Important Notes This is a quiet residential neighborhood with strictly enforced noise ordinances. Loud parties or disruptive gatherings are not permitted. For safety and security, the property is equipped with six exterior security cameras located at the front door, side doors, garage, and backyard. These are used solely to ensure guest safety and compliance with house rules. Other things to note 🏠 HOUSE RULES • NO STUDENT/ DISRUPTIVE PARTIES. NO EVENTS ALLOWED • Gatherings of more than the confirmed number of guests are not allowed without prior notice and host approval. No unregistered guests are permitted on the property after 9:00 PM. • Parking: A maximum of 8 vehicles is allowed on the property. Please park only on the driveways (left and right). No parking on the grass or street. Do not drive on the grass • DO NOT use the fireplace inside the home • No smoking, illegal substances, or prohibited activities, including setting off fireworks or similar actions, are allowed anywhere on the property. • Noise Curfew: 9:00 PM – 8:00 AM. Keep voices, music, and outdoor activity to a minimum during this time to respect our neighbors. • No Outside Activities After 10 PM Violations of these rules — including noise, extra guests, or parking offenses — may result in immediate cancellation of your stay without refund and potential HOA fines. 🕒 POOL HOURS & MAINTENANCE • Pool Hours: The pool is open daily for guest use except during scheduled maintenance times on Mondays. • Even though the pool is indoors, please note that weather and environmental factors may occasionally affect its appearance due to the pool deck entrance doors, exhaust fans, and ceiling ventilation: • Rain: Heavy rainfall can dilute pool chemicals, temporarily impacting pH balance and chlorine levels. It may also introduce small amounts of dirt or pollen. • Wind: Gusts can carry dust, leaves, or light debris into the pool area. • Skincare Products: Sunscreen, lotions, and body oils can influence the pool’s water chemistry and pH levels. Rest assured, the pool remains safe and suitable for swimming at all times. For your convenience, a pool skimmer is available should you wish to help keep the surface clear during your stay. As this is a short-term rental, please note that we do not have a full-time maintenance team on site. However, our professional pool service visits every Monday to maintain optimal water quality — including chlorine treatments, pH balancing, and algae prevention. 🏊‍♀️ POOL SAFETY & LIABILITY By booking this Airbnb, guests and their visitors acknowledge the presence of a pool on the property, the absence of a lifeguard, and accept full responsibility for its use — including the safety and supervision of all children and minors under the age of 18. • Children and minors must be accompanied and supervised by an adult at all times while in or near the pool area. • Swim diapers are required for all children who are not fully potty trained. • The host assumes no liability for accidents, injuries, or misuse of the pool or surrounding area. Guests use the pool at their own risk. • No running, diving, or use of glass containers in or around the pool area. • No children are allowed to swim without adult supervision. • Do not throw any objects, food, or random items into the pool. A cleaning or damage fee will apply if removal or maintenance is required. 🪲 BUGS & WILDLIFE DISCLAMER Please understand, we have a big backyard and are in close proximity to open fields. You might see or encounter wildlife while in our home or neighborhood, including, but limited to: deer, birds, bees, mosquitos, spiders, ants, crickets, palmetto bugs, tree roaches, rally polies to name a few. These creatures reside in nature, and we have no control over them. We DO spray in and around the home regularly to reduce the incidence of bugs. However, we cannot control Mother Nature, and therefore, we DO NOT refund if there is a encounter with them during your stay. Thank you. 🧾FEES • Pool heating (up to 95 °F) is available upon request from November to March for an additional fee of $60 per day to cover natural gas and operating costs. Please notify the host at least 48 hours in advance if you would like the pool to be heated during your stay. Availability may be affected by weather or maintenance. • Early Check-In (Subject to Availability): Standard check-in is 4:00 PM. If the schedule allows, we offer 2:00 PM early check-in for $50 or 12:00 PM early check-in for $100. Availability depends on same-day checkout and cleaning schedule. • Late Check-Out (Subject to Availability): Standard check-out is 11:00 AM. If the schedule allows, we offer 12:00 PM late check-out for $50 or 1:00 PM late check-out for $75. Extensions beyond 1:00 PM may be approved only when there is no same-day check-in and may be priced at $100+ or half-night rate. Availability depends on cleaning schedule and turnover needs. Late check-out must be requested no later than the night before departure. Unapproved late check-outs after 11:15 AM will incur a $25 fee to compensate our cleaners and potential scheduling delays. • Grass Parking Fee & Notice: Parking is permitted on the driveway only. Vehicles parked on the grass are not allowed and may be subject to a $50 fee per vehicle, per day, to cover landscaping damage and restoration, and may also be subject to city THINGS TO NOTE 🚪ROOMS • Bedroom 5 is accessed through Bedroom 4 • Master Bedroom’s shower has lower water pressure than average.
