Over 10,000 Sq ft of space under connected roof line including apartment/ADU and 4,000 Sq ft indoor basketball court w/scoreboard, gym, full bath, lounge w/bar for fitness lovers to enjoy their favorite activities year-round! A NEW 2026 addition to the property is the kids rock climbing wall for your active little ones! The pond with fountain, dock & grassy area make a great spot for a picnic. Relax pool side next to the infinity-edge pool/spa and patio equipped with Sonos speakers and amp to responsibly enjoy some tunes around the pool. Covered wrap-around porch & attached rooflines allow you to enjoy the beauty & serenity of your surroundings no matter the weather. Included in this rental is the main house, which has five bedrooms and six bathrooms. The primary bedroom offers to exterior accesses, vaulted ceiling, fireplace (non-working), steam shower & more. The master bedroom has a king bed, and the other four bedrooms have one queen bed, with exception with the upstairs office bedroom, which has a full bed. The upstairs detached apartment has an air mattress that can be moved into the loft for a grand total of six beds. One of the upstairs bedrooms is set up with a desk and chair for busy professionals who need a workspace. The game room velvet couch makes a cozy seventh bed in the main home as needed. The two downstairs guest rooms are adjoined by a jack-and-jill bathroom with a crib in one of the rooms, making the rooms family friendly for your littles. One pack-n-play and two portable counter-chairs are also available upon request. These requests need to be made prior to your visit, so the caretaker knows to have them ready. The master bedroom and the upstairs bedroom have a private full bathroom. The game room has a sofa and smart TV. The master bedroom and one of the upstairs bedroom (with desk) have smart TVs. The gym has three Roku TVs. The kitchen is well equipped for large meals and holiday gatherings with a side-by-side Subzero fridge and freezer, Thermador appliances, built in microwave drawer, two dishwashers, two sinks, Ninja and Keurig coffeemakers, pancake griddle, waffle iron, crockpot, pots/pans, plates, paper towels, hand towels, dish soap, garbage bags, cooking oil, spices and more. We also have a second full size refrigerator outside for guests to use. Also included in this rental is the ADU apartment above the garage, which has a bedroom with a King bed, small deck overlooking the pond, a small Wi-Fi enabled Amazon Smart TV, bathroom with shower, a mini refrigerator, sink and a Keurig coffee station. There are two mini splits in the unit for your heating and air needs. The 4,000 square foot gym and basketball court is a fitness lovers dream; with an indoor half-court basketball court, scoreboard, cornhole, ladder toss, full gym floor with 5-105 lb dumbbells, 5 station jungle gym, leg press, multiple squat racks, smith machine, treadmill, infrared sauna, in-ceiling speakers, full bathroom and 2 televisions to put on the big game while you workout and a separate gaming/entertainment area equipped with a Wii, Playstation 2, Xbox 360 and your favorite games! The large infinity-edge swimming pool overlooking the oak studded forest makes this backyard the perfect summer getaway. Relax in the poolside cabana or on the couch while enjoying the fire pit. We also have pool towels, some pool toys, and floats. Still, you may want to bring any favorite water toys, child flotation devices and plenty of sunscreen for those hot Sacramento days! The property also has a variety of fruit trees. Depending on the time of year, enjoy multiple varieties of lemons as well as oranges, cherries, figs and pomegranates! You and your family can pick your own fresh fruit off the trees. When our herb garden is producing, feel free to pick some fresh produce for one of your meals during your stay. Folsom Lake is only about 10-15 minutes away from the home, and you can rent horses and boats. Nearby, there are horse stables, riding trails, wineries, golf courses, whitewater rafting, water-skiing, kayaking, canoeing, fishing, and camping. Lake Tahoe and its nearby ski resorts are about an hour and a half away, and San Francisco is only a couple of hours away. Guest access Guests have access to: main house, ADU above garage, basketball court, gym, sauna and pool with attached hot tub. Guests do NOT have access to: The garage, endless pool next to gym and all closet space in the main house. Rolling clothing racks and provided in substitute of the closet spaces. Please do not use the built-in ice makers or the fireplaces. There is plenty of parking around the property. Feel free to park on the concrete driveway or one of the the two gravel areas to the left and right of the main driveway. RULE: Please DO NOT BLOCK the gate that is used to enter the property. Leave path clear for emergency/service/property owner's vehicles to come/go if needed. Please park in front of the home or in the gravel driveways before the concrete driveway on either side of the home. Other things to note Absolutely NO SMOKING anywhere on the property. If evidence of smoking is proven, then host will charge a minimum $1000 fee. Absolutely NO events, weddings or gatherings without host approval, all of which are subject to extra fees. Minimum wedding fee is $7500. Notice: Quiet hours must be observed between 10 PM and 8 AM. Please do not use the fireplaces or ice makers. Absolutely NO EXCESSIVE NOISE or amplified music outside on property after 10pm. If evidence of neighbor or police complaints after 10pm is proven, then host will charge a $1000 fee. Only registered guests are allowed on the property. If you’d like to have additional people visit the property for a gathering there will be a fee. Dog/Pet Policy: Guest MUST communicate PRIOR to arrival that a dog/pet will be on property and pay the non-refundable pet fee of $500 per pet. If additional pets are brought on the property, Guest will be charged an additional $500 per pet. In agreeing to rent this property and use the kids rock climbing wall, sauna, gym space and basketball court, you agree as follows: You fully understand and acknowledge that recreational and fitness activities have (a) inherent risks, dangers, hazards and such exists in my use of such equipment and my participation in these activities (b) Your participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to, bodily harm, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. (c) These risks and dangers may be caused by the negligence of the representatives, employees, or volunteers of the Host and Airbnb, the negligence of the participants, the negligence of others, accidents, breaches of contract, or other causes. (d) By your participation in these activities and for use of equipment, you hereby assume all risks and dangers and all responsibility for any losses and/or damages whether caused in whole or in part by the negligence or the conduct of the representatives, employees, or volunteers of the Host and Airbnb, or by any other person. Only minors are allowed to use the rock climbing wall and adult supervision is required. There is a 150 pound weight limit for use of the rock climbing wall, Swedish ladder and all activities on property. You, on behalf of yourself, other guests, your personal representatives and yours heirs, hereby voluntarily agree to release, waive, discharge, hold harmless, defend, and indemnify the Host and its representatives, employees, and volunteers from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of your use of any equipment or participation in these activities. YOU HAVE READ THE ABOVE WAIVER AND RELEASE AND BY PROCEEDING WITH THE BOOKING, YOU AGREE NOT TO HOLD THE HOST LIABLE FOR ANY PERSONAL INJURY, PROPERTY DAMAGE, OR WRONGFUL DEATH, CAUSED BY NEGLIGENCE OR ANY OTHER CAUSE.
