Nestled in a small cove on a big lake, this charming lakefront cottage sits at the water's edge and includes an 18' pontoon, 2 kayaks, paddle boat and dock from May through October (weather permitting). It has a private beach and 66' of shoreline. Plus an elevated front deck; side patio; bonfire pit and gas BBQ grill. Swan Cottage has 2 large bedrooms (plus a twin daybed in a semi-private nook); 1 bathroom; and driveway parking. It is dog friendly, however, the yard is not fenced. The space Swan Cottage underwent a complete renovation, which included the addition of extra and/or larger windows that fill the house with natural light and provide enhanced, panoramic views of Lake Wabasis. The cottage was also upgraded for year-round comfort & convenience, including new: * Furnace, central AC & ceiling fans * Water filtration & softener systems * Whole-house dehumidifier * Back-up power generator that runs everything (and auto activates during any local outage). Swan Cottage sleeps up to 5 people: * 2 bedrooms (1 queen; 1 set twin bunk bed). * Semi-private nook with twin daybed. It is the largest lake in Kent county with 418 acres of primarily undeveloped wetlands surrounded by dense forrest. Wabasis Lake is spring-fed, which keeps the water naturally clean and refreshingly cool. And Wabasis is an all-sports lake that's great for all types of boating, swimming and fishing. Swan Cottage sits approximately 50' from the Wabasis shoreline in a secluded cove. It's a quaint neighborhood of 25 waterfront residences reachable only by a private, unpaved road (which dead-ends just beyond Swan Cottage). This quiet, narrow dirt road is lightly trafficked and well-maintained by our HOA which includes daily slow plowing in winter. NEARBY ACTIVITIES Although Swan Cottage is in a remote, bucolic location, there are several small towns in the area, including Greenville, Belding, Rockford and Lowell. They all have grocery stores, local restaurants & fast food outlets, taverns, and specialty clothing & gift shops. Additionally, there are many local points of interest and places for fun away from the lake. Popular activities include: * Picking seasonal fruit at family orchards * Visiting an Amish community for home made cheeses, baked goods, handwoven basket, handmade furniture * Horseback riding, guided river fishing tours * Trails for walking/hiking/biking * Family fun & adventure centers * Petting zoos and wildlife safari park * Public golf courses * Concert venues * Ski & snow tubing resort * Auto racetrack Downtown Grand Rapids is only 30 minutes away. The city has a diverse mix of restaurants, craft breweries, clubs, shops and historic neighborhoods. Plus 6 museums within walking distance of each other, including the children's museum, an art museum, and the Gerald Ford Presidential Museum. If your preferred form of entertainment is to hunker down inside, you'll have: * 2 HD televisions (1 in living area; 1 in master bedroom) w/Netflix and Amazon Prime * Large assortment of jigsaw & crossword puzzles, board games, cards, dominoes, checkers, bingo, backgammon, cribbage and chess * Books for all ages * Toys & playthings (building blocks, dolls, doll house, stuffed animals, coloring books) Other things to note House Rules * Minimum age to book is 28. And booker must be among the guests (i.e., not making reservation for someone else). *No smoking, vaping or open flames (matches, lighters, candles, sterno-type gel fuels, etc.) inside house or on boat. Smoking is permitted outdoors and ashtrays are available upon request. * Parking: the gravel driveway accommodates a maximum of up to 3 standard size cars (no big/commercial trucks, trailers, campers, ATVs, golf carts permitted). There is no street parking. * Visitors: the registered guest may entertain a total of up to 2 visitors per day, but only with advance notice & host permission. And no overnight stays are allowed (i.e., all visitors must leave before 11p). * Fishing: Michigan requires fishing license (which can be bought online or at local bait shops) for anyone over 17. * Pets: we allow a maximum of 2, fully grown dogs (no puppies). However, each must weigh less than 75 lbs and be house-trained. They should be kept off furniture, beds & boat seats. No other animals allowed. * Boating requirements/restrictions: a) Guests replenish pontoon boat gas used during their stay. b) Pontoon boat is for leisure rides only (no water skiing, tubing, etc.). Maximum capacity is 6 people, including driver & passengers. Minimum age to drive pontoon: 25. Children under 6 & all dogs must wear life vests at all times on the boat. County 'wake laws' restrict high speed motor boating before 10:00a and after 6:30pm. All boaters must obey Michigan's water safety laws. c) Pontoon operating demonstration: upon arrival and/or at guest's earliest convenience (but prior to turning over boat keys), all qualified pontoon driver(s) must participate in short ride-along w/host(s) for live demonstration of operating instructions (starting motor, docking, switching gas lines, etc.), right of way/water safety protocols, troubleshooting, and shallow spots. Plus guests and host jointly do a pre-use watercraft inspection, with post-use follow-up prior to guest departure. d) Minimum age of 11 for kayaks and life vests required for all (regardless of age or ability). Paddle boat users under 11 must be accompanied by an adult and life vests are mandatory regardless of age. Kayaking & paddle boating allowed after sunrise until dusk (but all watercraft must be docked before sunset). e) Dock safety: No diving or jumping off dock are allowed. Children under 6 must wear life vests at all times whenever on the dock. * COMPLIANCE & LIABILITY: adults (guests as well as any daily visitors) must read house rules and sign compliance pledge & liability waiver. Violating boating requirements and/or state watercraft safety laws will result in immediate cancellation of boating privileges for duration of stay.
