Maintenance:Monthly Bug and pest control services< HELPFUL INFORMATION Pool Heating: The pool can be heated for an additional fee with a 2-day minimum. April to October: $125/day November to March: $175/day as we have an oversized XL pool. Pool heating may take 24–48 hours to reach the desired temperature depending on outdoor conditions and the current water temperature. Pool heating is billed for each day the heater is running, including any pre-heating days required to reach temperature prior to your arrival. To ensure the heater can operate effectively, pool heating is only available when overnight temperatures are above 55°F. During colder weather, the heater cannot reliably maintain the desired pool temperature. Spa Heating: Spa heating is complimentary. Important to note: The pool heater will pause while the spa is in use, as both use the same heating source. The system will automatically resume heating the pool once spa mode is turned off. When requesting a reservation, please indicate if you would like the pool heated so we can schedule the necessary pre-heating. During freezing or near-freezing temperatures, the heater may automatically pause as part of built-in freeze-protection safety systems. There is a keypad on the front door. Garage access is permitted but the garage door is manually operated, not with a remote or code. Other things to note ❗DISCLOSURES❗ 🪜 Bunk Beds: Bunk bed weight should not exceed 250lb per sleeping surface and not intended for playing, climbing, or jumping from. 📅 Long Stays: Bookings longer then 28 days require background check and lease agreement. 🛟 Swim At Your Own Risk: Pool and Spa have no lifeguard on duty, and depth for pool reaches 7ft. Children are to be supervised at all times, and hosts are not responsible for accidents or injuries related to swimming at the property. ⛳ Mini Golf Waiver of Liability: Host will not be liable for any damages incurred from guest use of mini golf. Mini Golf is to be used only under adult supervision and clubs and balls should not be played with for other purposes than Mini Golf. Any ball found to be hit hard enough to exit over the property fence line, or damage anything on the property itself, will be subject to damages paid for by the guest. Security cameras are in use for this purpose and fines will be enforced. 🛎️ Scheduled Maintenance: Pool Service: Usually Tuesdays & Fridays - Yard Maintenance usually on Tuesday’s ❌PLEASE READ BELOW BEFORE BOOKING❌ Guest Verification & Damage Protection To protect our home and provide a safe experience for all guests, we partner with Truvi, a trusted guest verification and damage protection service used by many professional hosts. After booking, guests will receive a secure link to complete a quick ID verification and agree to our damage protection terms. This process helps us keep our home safe while allowing us to avoid large traditional security deposits. The process takes only a few minutes and must be completed prior to check-in. Thank you for your understanding and cooperation. ⚠️⚠️⚠️⚠️HOUSE RULES:⚠️⚠️⚠️⚠️ 1️⃣ NO GLASS OUTSIDE please project the safety of our guests and do not bring any glass outside. We provide plenty of plastic wear for your convenience. 2️⃣ NO SMOKING: inside the home of any kind, smoking is allowed outside please dispose of butts appropriately, (and be respectful to neighbors and our cleaning teams). 3️⃣ NO RUNNING OR DIVING: in the pool. 4️⃣ NO FOOD/DRINK INSIDE THE POOL: we strive to keep our pool clean for our guests and food/drink in the pool will damage our filters and cleaning equipment. 5️⃣ DO NOT TAMPER WITH THE POOL EQUIPMENT: or remove the pool sweeper/vacuum from the pool. Any tampering with the pool equipment will result in a $150 minimum fee. 6️⃣ UMBRELLAS should be wound back down and closed after use. We do get strong winds, and if umbrellas are left open and damages are incurred, the guest will be responsible and could be subject to a $150 fee for umbrella replacement. 7️⃣ OUTDOOR PROJECTOR screen should be put back up and not left down when not in use. 8️⃣ SPA should not be left on more than a couple hours at one time. Our pool and spa filters run on the same system, and if the spa is left on the pool filter system will be on hold until the spa is turned off. Please help us keep our pool clean for you by turning the spa off when you are finished. •    During cold or near-freezing temperatures, the pool/spa automatic freeze-protection system activates at 34°F to protect plumbing and equipment. •    Guests may not disable, bypass, override, or alter freeze-protection settings under any circumstances. •    This system is essential to prevent equipment failure, burst pipes, and severe property damage. •    Bypassing freeze protection may result in a fine of up to $1,000, and the guest will be fully liable for all repairs, replacements, and related damages resulting from equipment or system failure. 1️⃣0️⃣ QUIET HOURS Pool/patio/Neighborhood quiet hours: 10pm-7am, please do not gather outside including the front of the home after these hours. Quiet hours are observed daily from 10:00 p.m. to 7:00 am ○ City of Frisco Chapter 54, Article IV Code of Ordinances prohibits noise disturbances (any unreasonably loud or disturbing noise in the city, which is offensive to a reasonable, prudent adult). ○ Following list includes, but is not limited to, activities that can create unreasonable loud or disturbing noises in violation of City Very Important: We live in a quiet neighborhood, if noise becomes intrusive, the neighbors will contact host/co-host; if noise continues, neighbors will contact local police. If police are called to the property for disturbance after 10pm, I will give you final warning and on a second occurrence your reservation will be cancelled by Airbnb/host/co-host (with no refund and you will leave property immediately). 1️⃣1️⃣ HOUSEHOLD ITEMS are not to be removed from the property. Do not move any furniture. Damages or theft will be charged via Airbnb. 1️⃣2️⃣ TRASH COLLECTION Curbside trash and recycling pick-up is each Tuesday. Please roll bins to the curb for collection by 7:00 a.m. ✅ Bins should be spaced at least three feet apart and away from other obstacles ✅All trash must be inside the bin with the lid fully closed ✅ Secure all trash items in plastic bags ✅ Items outside cart will not be collected, an overloading bin will result in non- collection 1️⃣3️⃣PARKING While parking on the street, do NOT block mailboxes. 1️⃣4️⃣ GUEST ASSUMES ALL RISK Guests and all members assume all risks of property loss or damage and physical injury, accident, illness, or death that exist or may exist in connection with use or occupancy of our property. 1️⃣ 5️⃣ EXTERIOR CAMERAS AND LIGHTING Cameras are located at the front door, above the garage overlooking the driveway, above the pool equipment shed overlooking the yard and pool, and above the back patio door overlooking the yard and pool. •    Do not tamper with any exterior cameras or lighting. These are in place for guest safety and property security. •    Lewd or inappropriate behavior in outdoor spaces is strictly prohibited. Please help us maintain a respectful, family-friendly environment for all guests and neighbors. Pest & Bug Control Our property is professionally treated on a regular basis for pest and bug control. While this helps minimize insects, please note that we cannot guarantee a completely pest-free environment, as mosquitos, ants, flies, and other outdoor insects are common in Texas and may be present in or around the home. We provide preventative services and encourage guests to keep doors closed and use repellents when enjoying the outdoors.
