Your Mammoth adventure starts here! The space Our cherished family property is a recently renovated 1-bedroom (King) + loft (2 Queen Beds), 2-bath condo in the Sierra Manors community. Bring family and friends to enjoy this condo that is perfect for year-round activities. It is located on Old Mammoth Road near the trolley/bus stop, within walking distance to several shops, restaurants, bars, and grocery stores. All essentials are provided: soap, toilet paper, linens, towels, full kitchen items: coffee, seasoning, cooking pans, and more. You only need to bring yourself, your food/drink, and great vibes for a good time! There is also an external ski/snowboard locker for all your gear! ⦿ There is 1 Pool (Seasonal), 3 Hot Tubs, and Saunas within the community ⦿ There is no smoking and no pets allowed in this unit. ⦿ Not handicap accessible ⦿ Internet service/WiFi is available Summer/Fall: Tioga Pass is Open until November! Winter Vacationers: 4X4 vehicles and/or chains may be required to access Mammoth when traveling during snow and winter weather conditions. Check the Caltrans and Town Of Mammoth Lakes Transportation website for updates. (Always carry chains when driving in the mountains). Guests should be comfortable with stairs, as our condo is situated on the second floor of the building. Guest access Guests have access to the entire unit and may self-check in by door keypad. You will have access to a designated outside ski locker (right next to the unit's front door). There is no unnecessary interaction with the host. You will also have access to the Sierra Manors’ community amenities and common areas, which include the hot tub, pool, sauna, and laundry facilities. The swimming pool is only available during the summer months. (Spa, pool, and sauna hours, availability, and conditions are subject to change without notice) Other things to note You Are Booking a Home, Not a Hotel This is our family’s home and a self-service stay. We kindly ask that you manage your stay independently using the provided guide and treat the space with respect. While we do our best to accommodate each guest, please understand this is not a commercial hotel or full-time property management operation. Guest Acknowledges and Accepts Listing Details Upon Booking By booking, guests acknowledge they have read the full listing description, house rules, and this section, and accept all conditions therein. The second bedroom is a LOFT that is open to the living room/kitchen area. It has 2 queens and a full bathroom. Access to the Loft is from the living room via the spiral staircase. PARKING: Guests may park 2 cars in spring/summer/fall (4/1-11/30) and 1 vehicle in the winter (12/1-3/31). The spaces are unassigned, and you must display a parking pass on your dashboard. During snow removal, management may ask you to move your vehicles. We ask for your cooperation with snow removal. There is a Tesla charging station next door. Additional vehicle parking is located at the village. Tioga Pass (Hwy 120), which is the road into Yosemite from the east, is closed during the winter and into spring. It generally opens in late May or June, and one can’t access Yosemite directly until it is open for the season. They don’t set a date for the opening because they don’t know in advance how long it will take to clear the road of snow and debris. Other Important Notes to Ensure a Smooth Stay: Noise Disclaimer This property is located in a shared condo complex. You may hear noise from nearby construction, neighbors, or the surrounding community. If you’re sensitive to noise, this may not be the best fit Guests should be comfortable with stairs, as our condo is situated on the second floor of the building. No Refund for External Factors We do not offer refunds for factors outside of our control, such as weather, power outages, construction in the area, or noise from neighbors or the community. Guest Responsibility It is the guest’s responsibility to read the full listing and ask any questions before booking. We do our best to set accurate expectations upfront. On-Site Staff While there may be on-site staff for the greater community management, we are an independent host and not affiliated with building management. No Partial Refunds for Early Departures Partial refunds are not provided for early checkouts unless the listing becomes uninhabitable due to verified emergency situations. Maintenance and Community Projects This is a well-maintained community. Occasionally, maintenance or improvement projects may take place during your stay. We have no control over these schedules. Security Cameras / Monitoring For safety and security, exterior security cameras monitor entry points. There are no interior cameras. Limited Supplies Provided We provide a starter supply of toiletries, paper products, and kitchen basics. Guests are responsible for additional needs during their stay. Unit May Not Be Suitable for Work-From-Home Stays While Wi-Fi is provided, we cannot guarantee bandwidth or connection strength for remote work, video conferencing, or streaming on multiple devices. This property is located in a mountain town that does get weather and other factors that can impact WiFi and power. Climate/Weather Limitations We cannot control or refund due to seasonal conditions such as heat, snow, wind, insects, or allergy-related discomfort. Shared Spaces Etiquette The property is part of a condo complex, and guests are expected to follow community rules and be courteous to neighbors Parking violations Resulting in HOA fines will be charged to the guest. HOA fines are 100 per day per additional vehicle beyond the allowed limit. No Compensation for Amenity Downtime While we make every effort to ensure all amenities (Wi-Fi, hot tub, appliances, etc.) are functional, we do not offer refunds for temporary outages or maintenance issues beyond our control. No Unregistered Guests Only registered guests are allowed on the property. For safety and insurance purposes, unregistered visitors are not permitted without prior approval.” Home Is Professionally Cleaned, Not Sterilized Our home is cleaned by professional cleaners, but it is not sanitized to hospital or medical-grade standards. Please manage expectations accordingly. Guest Behavior Affects Reviews We strive to offer a great experience for each guest. Please note: leaving the property excessively dirty or violating house rules may impact your review and future Airbnb bookings. Lost & Found Policy We are not responsible for items left behind after checkout. While we’ll do our best to recover items, shipping or retrieval is at the guest’s expense. Personal Preferences vs. Issues We understand everyone has different preferences. Personal dislikes (e.g., mattress firmness, decor, water pressure) are not considered valid reasons for refunds. No Heating or Cooling Guarantees to Exact Degrees We provide heating & fans (no AC), but exact temperature control is not guaranteed due to building or climate factors. Strict Policy on Rule Violations Violation of house rules—including smoking, unapproved guests, or noise complaints—may result in cancellation of your stay without refund. Local Ordinance Compliance This property complies with all local short-term rental ordinances, including occupancy limits and quiet hours. Violations may result in fines or immediate cancellation without refund. TAX INCLUDED - 16% Transient Occupancy Tax and TBID required by the Town of Mammoth Lakes are included in the nightly rate.
