The space Accessible only by boat, this cottage is a serene step back in time, surrounded by nature and water. Spend your days playing pickleball, kayaking, swimming, or simply relaxing on the deck as ships pass through the St. Lawrence River channel. Ready for an unforgettable Thousand Islands adventure? This unique hideaway is perfect for couples, families, and anyone craving peace, privacy, and panoramic river views. This cherished waterfront cottage, built in the 1880s, is the perfect setting for multi-generational gatherings and unforgettable family getaways. With seven inviting bedrooms—including five queen beds and seven twin beds—there’s plenty of space for everyone to relax in comfort. The home features a cozy living area, a fully stocked kitchen, two full bathrooms, and two half baths, making it easy to accommodate large groups. With its spacious living areas, outdoor deck, and private shoreline, it’s an ideal spot for grandparents, parents, and kids to share meals, play games, explore the island, and enjoy peaceful mornings by the water. Whether you're swapping stories around the table, fishing off the dock (please bring your own rods and tackle), or watching the sunset as a family, this home invites moments that become treasured traditions, year after year. Spend your days playing pickleball on the private court, grilling dinner as the sun sets over the river, or rinsing off after a swim in the outdoor shower. The large covered porch is perfect for morning coffee or evening laughter, offering the kind of timeless charm that brings families together in a place they’ll want to return to again and again. Guest access Please note that the concrete docks are off-limits while under renovation. Instead, we invite you to use the available wooden dock, which is designed to accommodate deep hull boats up to 30 feet. For those with a 30-foot deep hull vessel, we recommend checking the current water depth online with the US Army Corps of Engineers to ensure safe docking. Other things to note Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process. To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment. This historic home dates back to the 1880s and maintains much of its original charm, including, typical of a late nineteenth century home, natural cooling by cross-ventilation when the windows are opened . While it does not have central air conditioning or heating, the summer weather in upstate New York is typically mild and comfortable, and you may find yourself needing a blanket in the evenings. For your convenience, we provide fans in each room and blankets to ensure a cozy stay during those cooler evenings. Boating is a way of life in this area. The Island is only accessible by parking at a local marina and boating to the island. New York does require a boater's license from USBoats. Please take a look at the listed options in the "Getting around" section for more details. Please note: We need all guest information to be up-to-date for safety purposes and on file 24 hours before your arrival. The Island does not have any city services available. HOUSE RULES - Max Occupancy [ 10 ] - The primary guest must be at least 21 years old and present for the entire reservation. - Unregistered overnight guests are prohibited. ($250 per person, per night) - Early check-in and late check-out are possible, subject to availability and with an associated fee. - Unauthorized check-outs after 11:00 AM will incur a $100 per hour fee; after 12:00 PM, a $200 per hour fee applies. Pet Policy: - Pets are not allowed at all times. Window & Door Use: - Upon arrival, guests are encouraged to open the windows to air out the home. Keep the dining room door closed at all times. You may open the louvered windows in the door, but make sure to close both the door and the louvered windows during high winds or storms for safety. Dock Rules: - Outside concrete dock is completely off limits to all guests. These rules are in place for your safety and the safety of others. - For your safety, please do not use the dock during unsafe weather conditions. This includes, but is not limited to, severe storms, high winds, heavy rain, lightning, rising or flood-stage waters, and rough water conditions. Always use caution and prioritize safety when weather conditions are unpredictable or extreme. - Guests will not be permitted to utilize or board the owner's boat at any time. (14' Logic, 23' classic wood Lyman) - There is no lifeguard on duty. Swim at your own risk and supervise children at all times. - Please note that life jackets are not provided. We recommend that guests bring their own, ensuring they are US Coast Guard-approved. - Guests are welcome to fish, but please bring your own fishing rods, bait, and tackle, as these are not provided. Water source: - Tap water is non-potable. - Tap water is fine for cooking, brushing teeth, bathing, dishwashing, but NOT for drinking. - Don't forget to bring your own ice. The refrigerator has one door with the freezer on top. Do not use the kitchen countertop to break up your ice. - Drinking water is provided in the Primo cooler on the back porch. If guests do not bring their own drinking water, they must replace drinking water jugs with either 4 or 5 gallon water jugs. Primo brand 5 gallon water jugs may be purchased and recycled at WalMart (20823 Rt. 3 Watertown), Lowes (20828 Watertown). PIC brand 4 gallon water jugs may be purchased and recycled at Price Chopper (45360 NY-12, Alexandria Bay) or refilled at Frontenac Springs (37095 County Rt. 4, Clayton) - Do not drink the river water from faucets. It’s fine for bathing, washing dishes, and for cooking when boiling. - The far-right kitchen sink faucet dispenses boiling hot water that is safe to drink. Kitchen Sink Use: - Left Faucet: For use with the portable dishwasher only. - Middle Faucet: Regular kitchen use—do not connect the dishwasher here. - Right Faucet: Insta-Hot water for tea, cocoa, etc. The ceramic fish beside it is for placing used tea bags between cups. Septic Rules: - This property is on a septic system. Only single-ply toilet paper (such as POM or Scott’s) should be flushed. Please do not flush wipes (even those labeled "flushable"), feminine products, paper towels, grease, or any non-biodegradable items. Guests may be held responsible for septic service costs if improper use leads to repairs. Quiet Hours: - Quiet hours are from 11:00 PM to 7:00 AM. Parties or events are strictly prohibited without prior approval. Unauthorized gatherings may result in a $500 fine and immediate eviction. Lights: - Please turn off all lights when not in use, especially the exterior light labeled Street Light on the front door switch plate. Thank you for helping us conserve energy! Games & Activities: - Board games are located in the Archives Room on the first floor. Puzzle pieces and pickleball paddles/balls are stored under the large model sailboat. Please return all items to their original locations before check-out. - The pickleball court is located up a small hill from the Frontenac Post Office, about halfway down the island, an easy 10 min walk. Furnitures: - Please do not relocate furniture. Indoor furniture should remain inside the home, and outdoor furniture should stay on the porches. This helps us preserve the property's condition. Cameras and Security: - There are exterior cameras at the property for your safety. There will be fines if you tamper with them. Storm & Weather Safety: - In the event of high winds, rain, or storms, close all windows and doors as soon as possible to prevent water damage. For the back porch breezeway, you may choose to slide the large barn door partially or completely, depending on the storm's direction. We recommend closing both sides if the storm is severe, but during lighter storms, you can leave one side open to enjoy the view while eating. Fire Safety & Open Flames: To protect the island and property, all open flames and fire sources are strictly prohibited. This includes, but is not limited to: - Campfires, fire pits, barbecue grills (except the one provided), lanterns, candles, fireworks, and torches - Smoking by guests of any kind is prohibited on the property and on all areas of Round Island, including outdoor areas, docks, and adjacent waters extending beyond the boathouse (Riparian Rights). Violations will result in immediate termination and $1000 fee. Exception: A propane gas grill is provided and may only be used in the designated grassy area near the back porch breezeway. The water hose is hanging up and should be kept near the grill while in use. Grill must never be left unattended, should be cleaned and covered after each use. Safety Precautions: - Fire extinguishers are located throughout the cottage. Please take a moment to familiarize yourself with their locations in the kitchen and on the 2nd and 3rd floors. - Smoke detectors are installed throughout the cottage and cannot be turned off. - As the property is located on an island with limited access to pharmacies, please make sure everyone in your group brings any daily or as-needed medications. - A small first aid kit is available in the 1st-floor bathroom for minor emergencies. - There are small flashlights in each bedroom on nightstands. Let members in your family know these are helpful going to the bathroom at night. Use as needed & return to the bedroom nightstand. Trash Rules: - Guests are responsible for removing all trash at check-out and must take it to the Marina where they launch or rent their boat. Guests will want to verify with Marina the location for trash at the time of boat rental or launch. No city services available for trash. A fee of $100 per bag will be charged for any trash left behind. Linens & Towels - Provided but not changed during stay (laundry available). - Beach towels: If used, must be washed, dried, and returned to their place. Otherwise, a $200 cleaning fee will be charged. - Sheets: Please strip sheets off beds and place them at the foot of each bed. A $100 fee per bed will apply if sheets are not removed and placed as requested. Liability & Legal Terms: - Report any damages or issues immediately. We aim to address repairs within 48 hours (excluding weekends). Guests will be charged for any damage caused by negligence. - The owner is not responsible for lost or stolen personal property. - No refunds will be issued for weather events, government actions, or power outages ("Acts of God"). - Renters are liable for legal fees if enforcement of the rental agreement is required. - Violations of house rules or the rental agreement may result in immediate eviction, forfeiture of all payments, and additional charges for damages.
