This will save both you and us unnecessary messaging and declines. Welcome to Our Happy Place, where Craftsman architecture meets Mid Century Modern decor. Updated amenities and warm oak (even squeaky hardwood floors) blend to give you breathing room from your daily hustle and bustle. Relax in the garden, enjoy coffee in the river room, nap on the sofa...! The space Whether you spend your day kayaking on the Flat River (just down the hill at the public boat launch), skiing or tubing at Cannonsburg in the winter, watching or driving at the spectacular Grattan racetrack nearby, golfing at several great courses or visiting Fredrick Meijer Gardens, you’ll come home to “Our Happy Place” to enjoy a drink and a meal, or dine out at one of the area’s excellent restaurants. Then again, once settled in, you may not want to leave the house at all! If you time it just right, you may even see the local high school band marching down the hill. This is an original vintage Craftsman home with modern creature comforts and amenities. Downstairs are a large and comfy living room, a separate study, a sitting/TV room (the "River Room"), a spacious dining room, a fully equipped kitchen with a breakfast counter, and a mudroom at the entrance from the driveway. Upstairs are two guest bedrooms. The master ("Llama Room") has King size bed and a recently remodeled ensuite bathroom with a large shower. The other bedroom (the "Otter Room") has a Queen size bed and its own full bathroom across the hall with a tub and hand shower. The front porch and the split level rear deck are furnished for lounging and enjoying the small town view out front or the secluded garden in back. The Flat River is visible through the trees right down the hill in Fall, Winter and early Spring. Guest access Normal entry to the house is via a keypad with a unique code assigned to each guest upon booking. You may request your own code or leave it up to us to assign you one. Guests have use of the entire house and yard except the basement, garage and 3 small closed areas marked "Private". Private off-street parking for 2 cars is available in our very narrow driveway (see pic) -- be careful when backing out... Low slung cars may scrape on the driveway apron. In winter snow may also present a challenge. In such cases easy and free parking is available about 150 yards up and across the street at the middle school parking lot. The neighborhood and town are very walkable and safe. 3 minute stroll down to the Flat River. Other things to note PLEASE READ BEFORE BOOKING: Please confirm in your booking request that you have read and are accepting all our house rules as listed below. We cannot accept bookings prior to receiving such confirmation. Thanks! HOUSE RULES: - Minimum age of all guests is 25 - No kids (house is not kid friendly) - No pets, however small - No visitors besides booked guests - No smoking or vaping - No parties - No food or drinks (except water) in bedrooms - Due to past damage to our home we have instituted a detailed after-stay check list to track accountability for damage. If something gets scratched, broken, destroyed or taken, the corresponding guest is held financially responsible. For consistency and fairness towards all our guests we make no exceptions to these restrictions. Thank you for your understanding and acceptance. Instructions for TV's and sound system are in the guest handbook in the house and next to the equipment. Wifi is available throughout the house; access info is provided on this site after booking and in the guest handbook onsite. First floor windows are original and fragile and guests must not attempt to open them. Central heat and air and ceiling fans keep the inside comfortable year round.
