Your family will be close to everything when you stay at this centrally-located place. A fenced yard will keep the family safe and young children contained. Features a large deck for entertaining and a large concrete patio. Plenty of onsite parking. Has an easily accessible storm shelter for inclement weather. The space This home offers a large living room 1 1/2 baths, 3 bedrooms, two dining areas, full sized kitchen open to the dining areas, and a laundry area. Sectional seats 8 easily in front of a 65" Roku TV. We have just connected to fiber-optic internet. Bedroom 1 features a King bed, his and hers walk-in closets. ceiling fan, 42in Roku TV, and electric fireplace. Bedroom 2 is a two room suite with a baby crib with changing table and clothing drawers, a Queen bed, extra pillows and blankets and a large closet. Bedroom 3, the bunkhouse, has 3 twin beds, a toddler/youth bed and work area table. Again extra pillows and blankets plus a space heater and box fan are located in the closet. If there is only one guest, bedrooms 2 and 3 will remain closed off. If there are only two guests bedroom 3 is closed off. Outside there is a large deck for entertaining, a completely fenced in yard which contains an approximately 40x50 ft concrete patio and similar sized grass yard. There is a concrete storm shelter that will seat ten adults. The shelter has a large flat top approx. 20 in. off the ground that children like to play on but there are no railings. Parents please instruct your children if you would rather not have them on it. The storage shed contains the gas grill with grill tools and a lighter in case the igniter button fails. Please grill only on the concrete. In the summer we erect shade sails to moderate the temperature of the patio. We have movable fencing that can keep children within eyesight. Off street parking will accommodate 4 trucks with more on-street parking to the south. The house next door to the South is vacant and the owners intend upon remodeling it. Its hard to believe it looked worse before they started cleaning but it is nothing to worry about. There is a 6 foot privacy fence between it and us. To the west, the house next door is a family with small children so please be respectful of the quiet hours schedule. If you get around to the North and West side of the house you may notice up against the foundation some green plastic mushroom shaped items. These are ant bait stations and contain a borax solution which kids should not handle. Please make sure they understand. The fence will keep out toddlers but bigger children can climb over. Guest access Keys to the front door will be accessible from a realtors lock box by the front door with a combination provided the day of check-in after your reservation is accepted. There are two keys for guests to share. More can be provided upon request. There is a $20 charge for a lost key. I have check-in listed at 3:00pm but message me and if the house is ready you can possibly check in earlier. There are three emergency exit doors in this home. One main entrance from the deck, one secondary entrance/emergency exit from the deck and two other emergency exits. One from the living room and one from bedroom 2 that has push button combination access from the outside. There is a floor plan located in the main entrance foyer room showing egress paths to the outside. Other things to note River St Air BnB is located just off of Us 54 Highway on School St. As such there is the normal highway traffic. There are box fans available in each closet to provide white noise for the light sleeper. In the bedroom closets there are radiant oil heaters for supplemental heat if needed. Bedroom 1 has an electric fireplace. There is a doorbell on the front gate entrance to the yard to alert you to people entering or children exiting unauthorized. If traffic is such that you are tired of the constant ringing simply unplug the ringer by the bathroom door and place it in the small table drawer. Please be aware of any sharp items in a back pocket when sitting on the couch or chairs. A forgotten screw driver or other tool will destroy the leather covering on any of the furniture. Cleanliness is our priority! We clean everything between guests. The house is also actively monitored for pests and we use a monthly spray program.
