As soon as you walk into “Zipf” you notice the beautifully remodeled kitchen that creates an open living space with expansive ocean views. The kitchen has been outfitted with a subway tile back splash and granite counter tops. The subtle grey hues carry through the space and are accented by stately pops of color and comfortable décor. Guests will enjoy the ample seating options throughout the living space that cater to many activities. Spectacular sunrises are best taken in from the private ocean front balcony with a hot cup of coffee! The first guest room is furnished with a queen and twin bed making this room versatile for families and other groups. There is a full bathroom in the hallway that services guests and the occupants of the guest room. Just across the hall is the primary suite which includes a private bathroom with walk in shower, dual sinks, access to the balcony, and a king-sized bed. Soothing ocean inspired tones perfectly blend the surrounding and bring the feeling of beach living inside. Lounge by the pool, play a match or two on the tennis courts, and of course, the ocean is right there! A superb location and endless amenities provide all the makings for a truly memorable family vacation. *Please keep in mind that if you are renting a property with a pool during the off-season, it may not be open or available. Pools are usually open from mid- May to September, but dates can vary based on weather, permits, HOA guidelines, inspections, improvements, and unforeseen events. The Station One complex requires all vehicles to display an HOA issued parking pass while parked on the property in order to avoid citation. Passes are strictly enforced and limited to two per rental unit; no exceptions can be made. All reservations require parking passes which will be issued from Bryant Real Estate to the reservation holder at the time of check in. Occupancy: 6 Stay Requirements: Sunday to Sunday rental in summer. Minimum of two-night stays in other seasons. Bedding Configuration: 1 King, 1 Queen, 1 Twin, 1 Twin Sleeper Sofa. Parking: Parking for 2 vehicles with HOA parking pass. Pet Policy: No pets or dogs allowed. House Rule #16 outlines the process for Emotional Support and Service Animals as well as penalty fees that will be applied to your account should a pet be brought to a home that does not accept pets. Prohibited: Smoking, Pets, Golf Carts, Boats, Boat Trailers, Trailers, RV's, Mail and Packages are not able to be sent to the rental. Cancellation Policy: Full refund within 24 hours of booking, cancellations at 31+ days before check-in will receive a full refund after a $350 cancellation fee is deducted, cancellations at 15-30 days before check-in will receive a 50% refund of monies paid less a $350 cancellation fee and less than 15 days prior to arrival is not subject to a refund.  All policies are subject to possible additional refund based on re-rental, excluding non-refundable cancellation fees and travel insurance (if applicable). The person who books must be at least 25 and stay at the property for the entire reservation. • After You Book Keep an eye on the email address provided once your booking is confirmed! You’ll receive a message titled “Bryant Real Estate Rental Agreement.” Sometimes it lands in Promotions or Marketing folders, depending on your email settings. This email includes important steps to complete your reservation. • Travel Insurance We recommend purchasing Trip Preserver travel insurance from Red Sky – so you can plan for the unexpected. Whether it's an illness, a weather event, lost baggage, or canceled flights that prevent travel or interrupt your vacation, Trip Preserver covers a wide range of events to help keep your vacation dreams alive. The travel insurance cost and option will be on your emailed rental agreement. • Cancellation Policy o Full refund if you cancel within 24 hours of booking. o Cancel 31+ days before arrival: full refund minus a $350 fee. o Cancel 15–30 days before arrival: 50% refund minus a $350 fee. o Cancel within 15 days of arrival: no refund. If we’re able to re rent the property, an additional refund may apply (excluding non refundable fees and travel insurance). • Pool Availability If your rental includes a pool and your stay, please note that it may not be open. Pools typically operate from mid May through September, but exact dates can vary depending on weather, inspections, HOA rules, maintenance, and other factors. • What We Provide (and What to Pack!) We’ve got your bed linens and bath towels covered. However, we don’t supply toiletries, soaps, paper products, trash bags, or similar items— aside from a few starter essentials.
