Please notice that the actual address of the listing will be provided 48 hours before check-in. We always want you to be safe at all times. The address automatically populated on the listing is less than a block away from the house. All location distances in the descriptions are in regards to the actual address. Other things to note POOL HEATING: There is $100USD/daily fee for entire duration of the stay to heat the pool, all other amenities are included in nightly rate. Gas prices are at an all time high and we do not profit on these fees. If you need the pool heated upon your arrival, let me know at least 48hrs in advance. We can have it ready for your arrival at that time as it does take at least 24 hours to heat the pool. Pool fee can not be refunded unless heating issue is due to a problem with equipment. SPA/HOT TUB HEATING: Complementary ✅Check-in time is after 4PM ✅Check-out time is before 10:00AM Checkout is strictly before 10:00 AM. Late checkout requests must be made in advance and are subject to host approval and an additional fee. This helps us ensure our cleaning team has enough time and support to prepare the space for the next guest. Respect for Neighbors 🏡Please be respectful of the neighbors. The home is in a very respectable and quiet neighborhood. Do not disturb or use neighbor's driveway. Please be quiet and respectful on driveway. 2. Noise & Parties 🔇 No loud noise or music past 9:00 PM. A neighbor complaint may result in cancellation without a refund. 🚫 No parties, events, birthdays, bachelor/bachelorette stays. Violation may lead to immediate cancellation without refund and a minimum fine of $1000 USD will be imposed if evidence is detected. 3. Minut Home Sensor 🚨To maintain a peaceful environment for neighbors, the property is equipped with a Minut Home Sensor. This device monitors noise levels and sends notifications if they become excessive. Minut sensors do not record sound or visuals, ensuring guest privacy is fully respected. 4. Safety & Energy Conservation ⚡ Ensure all appliances (hair curlers, laptop chargers, etc.) are unplugged before leaving. ⚠️ Avoid using high-wattage appliances in the same outlet to prevent overloading the circuit. 🔥 Turn off the stove, oven, and AC when not in use. 5. Mail/Packages 📦 We do NOT allow mail/packages delivered to the property. Use a nearby FedEx/ UPS. We cannot help you to retrieve delivered mail and are not held responsible for any lost or stolen deliveries. DoorDash, Instacart, etc. is OKAY. 6. Parking 🚫No parking on the grass. There are two spots on the driveway and plenty of street parking. 7. Guests & Pets 👥 No extra/overnight guests beyond the stated reservation. We do not allow visitors unless discussed and agreed upon prior to booking. Violation of this rule will result in a $200 USD penalty per person, per night. 🐶 No pets allowed. Violation of this rule will result in a $300 USD penalty per pet, per night. Double cleaning fee will be applied. 8. Adult Supervision Required 👨‍👩‍👧 Children must be supervised at all times, in all areas indoor and outdoor, especially around the pool. Ensure safety while on the property. 9. General House Rules 👞 No shoes inside the property. 🧳 No pre-check-in bag storage 🚭 No smoking, vaping or use of illicit substances of any kind inside or outside the house. A $1,500USD fee applies if evidence is found. 📺 Do not unplug electronics (TVs, cable boxes, lamps, etc.). 🛋️ No moving or rearranging furniture. 🚮 Please do not loiter outside the building to respect our quiet and peaceful neighborhood. ♨️Follow posted spa/hot tub rules. If these guidelines are not met, the spa/hot tub will need to be drained after your visit. There is a $250USD charge for an emergency draining, cleaning, and refilling as well as the amount that will be credited to the coming guest since they will not be able to use the spa. 🔒 Any locked closet doors are locked for privacy purposes. Forcing the door open will result in a loss of your security deposit. Disclaimer: If the door is left unlocked or jammed for an extended period, it will trigger a security alert to protect our property and notify us. You will also receive a notification. We are not responsible for any loss, theft, or damage to your belongings under any circumstances. 10. Additional Policies *Clients shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Clients shall maintain a respectable level of cleanliness and tidiness in the home during their stay. **You will be charged twice the current price for any missing or damaged items including, but not limited to stained towels/sheets), as well as $100 USD for each lost, missing, or damaged remote. Post-Clean Photo Check 🧹📸 Our cleaners photograph every room after the turnover. If anything looks less than hotel-fresh on arrival, message us anytime. Property Disclosures: We have five, actively recording cameras. Two overlooking the front entrance and in front of the garage, one overlooking the side yard, & two backyard overlooking the backyard area and pool which records video and audio upon live motion movement in the area. There is also a smart home device inside the unit which actively records noise decibel levels. The smart home device does not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras. JCL Estates LLC/The Property Owners are not responsible for any accidents, injuries, illness, or deaths that occur while on the premises or its facilities. Nor are they responsible for the loss of personal belongings or valuables of the client. By staying at this property, you agree to comply with the above Rules & Agreements. Clients who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
