Peaceful garden-view room in a spacious house near Falmouth. Just a short drive from Falmouth town or approx. 30-min walk to town and Swanpool Beach. Features a comfy bed, sofa, TV, and private bathroom. Set on a quiet footpath with no passing cars. Wake to birdsong, enjoy countryside walks from the door, and reach a local pub just over 10 minutes away on foot. A calm retreat away from the busy town centre. The space Sandpipers is a modern, spacious home built around five years ago. It’s a four-bedroom house, though currently, it’s just me living here. You’ll have your own private bedroom and exclusive use of the main bath/shower room during your stay. The house is located on the edge of a quiet residential development, with no passing traffic. A peaceful footpath runs in front of the property, leading to the picturesque Budock Church and a network of scenic countryside walks. It's a tranquil setting—perfect if you're looking to escape the noise and bustle of Falmouth town centre, which is just a short drive or walk away. Please Note: We have two lovely rooms available in our home, but we only rent out one room at a time — unless you’re travelling together and would like to book both. This is to ensure privacy and comfort for all guests. The calendar is linked across both rooms, so once one room is booked, the other will automatically be unavailable. If you are a group needing both rooms, please let us know at the time of booking so we can accommodate you Area: Nearby, you’ll find Budock Water village with a friendly local pub and a lovely coffee shop—both reachable by foot via quiet country lanes. The local church is also within walking distance and holds Sunday services, with occasional bell ringing that adds to the charm of the area. Parking: there is parking outside our garage or on street parking as well. We can let you know where to park on booking. Guest access Guest Access During your stay, you'll have private access to your bedroom and the main bathroom/shower room. While the downstairs lounge, study, and garden aren’t currently available, there’s a beautiful field just up the lane with picnic tables and far-reaching views—including the sea and St. Anthony’s Lighthouse. It’s a peaceful spot to enjoy a meal, catch the sunrise, or simply unwind in nature—some say the view there is even better than the garden! For weekday stays or longer than two nights, you are welcome to use of the kitchen, kitchen/dining table and can allocate space in the fridge—perfect if you'd like to prepare a simple meal microwave meal. Be great if you were able to keep to simple microwave meals and avoid using the oven, but I’m super easy going so flexible. If there’s anything you need to make your stay more comfortable, please don’t hesitate to reach out—I’m happy to help. Other things to note Other Things to Note You are welcome to use the kitchen. We will make space in the fridge, and to use the microwave for simple meals. We do not provide breakfast but you are welcome to bring your own breakfast bits and have this in the kitchen. Your room includes tea and coffee facilities, a comfy sofa, and a TV with access to apps like BBC iPlayer and live TV. While the garden isn’t in use at the moment, there’s a lovely field just up the lane with picnic tables—perfect for relaxing, enjoying a meal, or catching the sunrise. It offers peaceful views, including glimpses of the sea and St. Anthony’s Lighthouse. There’s a scenic country walk to a local pub in Budock. The path is charming but unlit and a bit secluded, so it's best enjoyed during the day or with a torch in the darker months. You might hear bell ringing from the nearby church on Sunday mornings or during occasional evening practice sessions. Most guests find it adds to the charm, but it’s something to be aware of if you’re particularly sensitive to sound. They have yet to ring the bells early in the morning, it is more of a late morning sound or early evening sound. Being surrounded by countryside, birdsong is a natural part of the setting. Many guests find it a peaceful way to start the day. We are blessed with a lovely morning chorus most mornings, less so on wet days! Monday to Friday, I usually start my day around 6:00 a.m. I’ll do my best to keep noise to a minimum so as not to disturb you.
