Welcome to MLLW-More Lake Less Work! Our quaint lakeside family cottage is perfect for relaxing, swimming, or sunning on the shores of Keuka Lake. Enjoy 2 docks, 2 kayaks, upper and lower deck seating, cornhole, hammock, board games, and a bin full of toys for kids. Walk to a local lakeside restaurant or grill at home after a day in the sun. Cozy, family-friendly and close to nature; a great place to make memories! The space Welcome to our charming lakeside getaway, a quaint cottage full of character where memories are made, hammocks sway in the breeze, and adventure is just a paddle away. You will have full access to the cottage. Whether you're planning a peaceful retreat or a playful family weekend, you'll find everything you need here to relax, unwind, and have fun. With two private docks, two kayaks, cornhole, board games, and a yard for the kids to run free (with water toys, too!), there's something for everyone. Start your morning with coffee by the water, spend your afternoon paddling or playing, then grill dinner and watch the sun dip low. When you're ready to explore, you're just a mile from two local restaurants, one of them a scenic 2-minute walk away. Inside, the cottage is cozy and welcoming, with thoughtful touches, comfortable furnishings, and the kind of laid-back charm that makes it easy to settle in. Whether you're curling up with a book in the hammock or gathering around a game with the kids, we hope you feel right at home. Quaint Cottage Notes: - While there is Wifi, there is no TV - There is no oven -6 fans plus ceiling fan in every room - Access to the cottage/water requires going down stairs Guest access Guests have full exclusive access to the cottage, yard, two docks, kayaks, cornhole, hammock, and kids’ water toys. Board games are available for cozy evenings in. Use of the kayaks requires signing a separate liability waiver prior to launch. Life jackets must be worn at all times when using the kayaks. The home, driveway, and outdoor spaces are private and for your use only. Self check-in via smart lock or key lockbox. You’ll receive a code before arrival. The two docks are available for your use—feel free to swim, fish, or launch the kayaks! Amenities Access Help yourself to the board games, cornhole set, and kids’ water toys in the bin near the dock. Important Notes: - Parking is limited. No more than 4 vehicles are permitted. - The shed is for owner storage and not accessible to guests. Other things to note Guest Policy: To maintain a safe and peaceful environment, only registered guests included in the reservation are allowed on the property. No unregistered visitors, parties, or gatherings are permitted at any time. If you’d like to add additional guests to your reservation, please contact us in advance for approval. Rules to Note; Use of the boat or boat hoist is prohibited. Please do not touch the hoist. No smoking anywhere on the property. No unregistered guests: Only those listed on the reservation are allowed on the property (day or night). No parties/events: No gatherings, loud music, excessive noise, or disruptive behavior. Quiet hours are 10:00 PM to 8:00 AM — please bring the fun inside and be mindful of our peaceful neighborhood. No fires of any kind: No bonfires, campfires, fire pit use, sparklers, fireworks, flares, or any incendiary items. This is a strict fire-safety rule due to local conditions (dry grass, no hose on site). Kayaks are locked and require a signed waiver before use. Parking: Maximum of 4 vehicles. No Pets
