Experience a unique and unforgettable stay! ☀️🔥 The space 🛏️ Bedrooms The villa features 8 spacious bedrooms, accommodating up to 16 guests. Each room is designed to offer comfort and privacy, with tasteful decor and quality amenities. 🛁 Bathrooms The property includes 2 modern bathrooms, fully equipped to meet the needs of a large group, ensuring convenience and comfort for all guests. 🍽️ Common Areas Kitchen: Fully equipped, the kitchen is ideal for preparing meals for large groups, with modern appliances and generous space. Dining Room: A welcoming area to enjoy group meals, featuring a large table and comfortable seating. Living Room: A cozy space with comfortable sofas, perfect for relaxing or enjoying group activities. 🌿 Outdoor Swimming pool (Available from May to the end of September): Perfect for relaxing or having fun, ideal for fully enjoying the warm and sunny days. Spa: Offers an extra touch of relaxation, ideal after a day of activities. Garden: An outdoor area to enjoy the fresh air, play games, or simply unwind. This villa is perfect for family reunions, getaways with friends, or special events, offering luxury, comfort, and plenty of space. Guest access You will have full access to the property during your stay, with the exception of a few technical areas. You can enjoy: All rooms on the ground floor, All rooms on the first floor, The spa, And the entire garden, which is fully available for your use. Other things to note HOUSE RULES ⸻ IMPORTANT • The villa is designed for relaxation, rest, and conviviality in small groups. It is not a party venue. • Failure to comply with these rules may result in immediate intervention, eviction without refund, and/or extra charges. ⸻ NEIGHBORHOOD • Music is ONLY allowed inside the villa (not in the pool house). • No music is allowed outside, especially around the pool. • Quiet hours must be respected from 10:00 PM, both indoors and outdoors. • We value good relations with our neighbors. • Out of respect for the family environment, walking naked or in inappropriate clothing in the outdoor areas is strictly prohibited. ⸻ CHECK-IN / CHECK-OUT • Please respect the check-in and check-out times. • Cleaning staff may still be on-site at your arrival; this will not prevent your check-in. ⸻ SECURITY • Always lock doors and close windows when leaving the property. • Security cameras are installed only outside the villa (entrances, gate and pool area) for your safety and to protect the property. There are no cameras inside the accommodation. Footage from the pool area is not viewed or accessed unless an incident occurs, in compliance with GDPR. To protect your privacy, the cameras covering the pool area may be temporarily covered or redirected during your stay, provided they are returned to their original position before your departure. ⸻ POOL • The pool is closed from 10:00 PM to preserve its temperature and allow automatic nightly cleaning. Please do not swim or use it after this time. • It is strictly forbidden to eat, drink, or smoke in the pool. • Do not pour anything into the water (no alcohol, products, soaps, etc.). • Children must always be supervised by an adult when using the pool. • During the winter period, the pool may be opened upon prior request. However, its use depends on outdoor weather conditions, and the water temperature may vary. ⸻ SAUNA • The sauna is for calm and relaxing use only. • Access is strictly forbidden for minors without supervision: children and teenagers must never use the sauna alone. • Always shower before entering the sauna. • Please place a towel on the bench before sitting. • The stones are fake: it is strictly forbidden to pour water or any other liquid on them. • Never leave the sauna on without supervision. • The maximum recommended duration is 20 minutes per session. • After use, switch off the sauna and leave the door slightly open for ventilation. • Any misuse, damage, or excessive dirt will be charged. ⸻ BARBECUE • The barbecue is only allowed outdoors in the designated area. • Do not use it indoors, under a veranda, or move it around. • Never leave it unattended; keep children and pets away. • Use only charcoal or briquettes (no flammable liquids). • Wait until coals are completely extinguished before disposing of ashes. • Do not place or use the barbecue directly on blue stone slabs. • Be very careful with grease stains: blue stone is porous and very hard to clean. • Clean the grill and empty the ash tray after use. • No BBQ in strong wind, during drought, or after 10:00 PM. • Any damage, stains, or extra cleaning will be charged. ⸻ PARTIES / EVENTS • Parties, events, or festive gatherings are not allowed without prior written consent. ⸻ EXTRA GUESTS / VISITORS • No extra guests are allowed without prior written consent. • The total number of people cannot exceed the maximum capacity stated in the listing. • No outside visitors are allowed on the property without written approval. ⸻ SMOKING • Smoking is strictly prohibited inside the villa and building. ⸻ WASTE • Please respect the recycling rules provided on-site. ⸻ DISHES • Please wash all used dishes before departure. ⸻ COMMON SENSE & RESPECT • If you open it, close it. • If you borrow it, return it. • If you turn it on, turn it off. • If you break it, fix it. • If you use it, take care of it. • If you dirty it, clean it. • If you move it, put it back. ⸻ CHECK-IN TIME: from 1:00 PM CHECK-OUT TIME: by 10:00 AM Before leaving: • Turn off all lights. • Close all windows. • Turn off all taps. ⸻ PROBLEM RESOLUTION • By reporting an issue and requesting intervention, you authorize our staff or contractors to enter the property. • We’ll do our best to agree on a time, but if not possible, you authorize entry at the most suitable time, even in your absence. ⸻ MAINTENANCE Occasional brief interventions may be required (rare but necessary): • Boiler servicing • Repairs, installation, or equipment quotes • Duration: less than 30 minutes You’ll be informed whenever possible in advance. ⸻ BY ACCEPTING THESE RULES: • You help us prepare your stay properly. • You contribute to a 5-star experience. • You show respect to the neighborhood. • You help us leave you a positive review. • You ensure your safety and that of the property. ⸻ Thank you so much for your understanding!
