PRICING IS FOR 1 Bedroom. The priority is to rent the house to larger groups however when vacant we offer as a 1 BR. PLEASE DON'T REQUEST PEAK/WEEKENDS in advance as we will decline. You will have the Inn to yourself, however, must keep to the 1Bedroom/bath & common space. IF YOU NEED more Bedrooms we can add for a fee. FMR Jackson House BNB is renovated, fireplace, hot tub, cozy beds. Close to Jackson Ctr, Skiing, snow showing, hiking, sleigh rides, story land, wonderful restaurants, etc. The space NO ADDITIONAL GUESTS, EVENTS unless prior written approval. PETS NEED PRIOR APPROVAL and agreement to our pet policy. You must send us a message if you are bringing a pet and will need to pay a pet fee. The pricing is for access to ONE BEDROOM and 1 bath. We can add additonal guest rooms for typically $50 per night. NO ADDITIONAL GUESTS, PARTIES, EVENTS, CARS, LOUD NOISE. 2 Cars max The house does have external surveillance cameras, so please only the guests you have claimed under this reservation. If you use additional rooms, you will be charged additional cleaning fee and potentially loose your security deposit. I trust people to use only the rooms you have paid for. No other guest will be present during your stay, and I only offer/allow smaller rentals when I think the entire home will not book, (which is 6 bedrooms and rents from 600-900 per night. Please don't request, holidays, or peak season, weekends, or summer days in advance, because I will not accept smaller reservation in advance, only rent the whole house. You are close to MT Washington, Jackson, North Conway, shops, restaurants, hikes, skiing, rivers, etc. Plenty to do. The house also has a cozy fire place, games, shuffleboard with bowling pins. Guest access Living room, kitchen, 1 bedroom, bath, laundry, hot tub, fire pit if you access additional space a min $50 per room per night fee will be added. additional rooms can be added for a fee. Other things to note Please bring trash to GARAGE AND LOCK UP, and strip beds and start laundry for check out. Our property doesn’t have charging capabilities for electric vehicles however you may be able to use the outdoor outlet. Please make sure to get our approval prior so we can monitor in case of any issues and the fee will be $15/night. Since we use independent cleaner and maintenance companies that make their own schedule, we cannot guarantee an early check in or late check out. If you wish to request an early or late check in/out, please reach out the day of your arrival or departure. We may have to charge a $25 fee to coordinate with the cleaner and maintenance companies to adjust their schedule. We often have same day check in and out, so if you would like to secure an early check in or late check out in advance, it will require us to block and adjust the rate for an additional night. I apologize, however, due to some prior bad guest experience, and to address AIRBNB's policies, we must share the policies below and monitor the exterior of property and entrances with Surveillance Cameras. UNAUTHORIZED LATE CHECK OUT causing the cleaners to wait. leave and return, or not allowing them to have the property ready for the next check in will result in a Minimum $100 fee plus the cost of the lost nightly potential rental. UNAUTHORIZED GUESTS will result in additional charges and fees of a minimum $100 or $50 for each unauthorized guests per occurrence, per night. SMOKING INSIDE the property will be a minimum $150 cleaning fee and reason for termination of your stay. Unauthorized pets will result in a minimum $75 fee, per pet, per night. Any tampering with life safety, surveillance, WiFI devices will result in $200 fine and termination of your stay.
