We think you will love this darling non-smoking space with it’s quiet (except during recess; there’s a school yard across the alley) and private secure yard. Even though it’s off a dirt alley, there’s a covered carport. It’s an easy walk to everything wonderful Downtown Turlock has to offer. Comfy queen bed+barn door to living room, smart TV, fast wireless, bathtub room w/ original tub+chandelier+faux candles; small shower too. Backyard has a glider, table/chairs and it’s perfect for dogs. This whole NON-SMOKING/NO POT AND NO GATHERINGS OR PARTIES house (please READ ALL HOUSE RULES BEFORE REQUESTING and see extra fees/charges if violated below under “other things to note”) We decided to do an extensive remodel and pretty much gutted this completely private little back house. Just added central heat and air and new stainless appliances. As usual, I have gone way over budget with this renovation! The original claw foot tub which used to grow tomatoes outside was refinished and is now ready to enjoy in its own chandeliered room complete with faux candles. It’s a legal back house; completely fenced and private and no one walks through the other's yard. It has its own entrance off the alley, covered carport parking place with outside laundry room and stackable washer/dryer right next to the house. There’s ultra fast wireless and cable with SmartTV It’s a unique space; equipped with everything you need for a comfortable long or short stay. Visiting Yosemite? It’s a perfect stop over; halfway between the Bay Area and the most amazing national park! Do our cleaning fees seem a bit high? If so, please know we pride ourselves in doing an extra thorough job; especially in light of the virus issues; we use bleach wipes to wipe down every surface both for your protection and those guests who come after you:) BY BOOKING AND PAYING FOR A RESERVATION IN ANY OF MY HOMES, you are confirming you have read and are agreeing with EVERYTHING I have disclosed below. IF YOU DO NOT AGREE AND INTEND TO HONOR IT ALL please do not book. Whole private place including yard. We live a block away and are around if needed. It’s a beautiful older established neighborhood with highly sought-after vintage homes on tree-lined streets. Safe, friendly and within walking distance of Turlock‘s amazing downtown with great shopping, renowned restaurants + wonderful coffee shops + bars. And if you visit May through September there’s also an awesome Saturday morning farmers market that you won’t want to miss Below is a quick synopsis of the 12 private homes we currently offer on Airbnb. As you may have noticed, all start with the letter C though I’m starting to run out of accurate and creative titles starting with that letter! I have also started renting out just the best rooms with private bath when there is last minute vacancy; that could be a great deal for someone who doesn’t need to plan ahead. All homes have been recently renovated and I’ve tried to make each a unique stay and a reflection of its name. I’ve included interesting antique items in most but because they were all built in the 1920-30’s they definitely have some quirks... uhh, I mean character …like creaky old wood floors, plumbing noises and doors knobs that don’t always work perfectly. All homes are located near downtown Turlock within three lovely blocks of each other; 4 are on Cahill St, 1 on E Marshall St, 6 on Sycamore St and 1 on Merritt St; all within the 1100-1300 blocks; from each its an easy and delightful walk uptown. Some are private back houses and though they are legal and have their own address, please keep in mind deliveries such as DoorDash aren’t always possible as they’re accessed through mostly unpaved alleys. Also, please know up front... though our neighborhood is very safe, each have exterior security cameras covering parking and entry areas only hopefully keeping the dishonest at a distance. We live right in the middle of them all; have since 1987. It’s where we’ve added on twice to a small 2 bed/1 bath home as our 8 kids came along. And then starting in 2008 bought, restored then rented out many homes/cottages nearby as they became available. Our oldest son and myself lovinly renovated each one trying to keep original architectural interest and unique built-ins while adding energy efficient and noise reducing windows, central heat+air, stainless appliances, inside laundries (unless otherwise noted), ceiling fans, fast wireless internet, smart TV’s, keyless entry deadbolts, as well as lush yards with lovely landscaping, comfy quiet year-round outside living spaces (only in California:), automatic sprinklers and private yards + fencing though none have any garage space available. Most are kid friendly (and adult dog too for an additional cleaning fee) but please keep in mind, because I’m a bleach-freak, all homes have very nice white bedding and towels as you can probably tell from the photos which dirty hands and muddy paws can stain. Replacement costs will be passed on to guest. Over the years as our monthly tenants moved on, we have turned each available house into a very nice fully-furnished Airbnb as it’s not a great time to be a landlord in California. So please don’t ask if we’ll rent to you outside Airbnb’s platform. Here they are listed by size: •••CUTE: 150sqft TINY HOUSE STUDIO; a back house with extra long twin bunk bed, super comfy mattress, electric reclining loveseat, tile shower, small private yard off safe dirt alley with a personal off-street parking space if car is on the small side. PROs: very quiet, extra private, shady in summer, a minimalist’s dream. CON’s: really tiny, off dusty or muddy alley, bunk bed, no freezer, outside laundry, short alley walk to parking if vehicle is too large. …COOLEST: 300sqft Large STUDIO with LOFT. Industrial Steampunk style, 3 double beds; 2 are up a steep ladder in loft with very limited headspace. There’s skylights, glass block, inside laundry, shower only. Awesome yard with French doors+covered furnished porch. Parking place for small to medium-sized vehicle nearby. PRO’s: super unique, extra nice mattresses, very comfy couch. Great yard for dogs. CON’s: double beds instead of queens, Limited privacy for several people inside as it’s really just a studio, off a dusty sometimes muddy alley, can be tricky to find. No kids because of loft and ladder situation. Parking and front house garbage collection can be complicated. …CHIC: 500sqft STUDIO back house, upstairs, light and bright with lots of windows and plants, white walls, natural wood amazing craftsmanship by past owner/builder and off-white/cream furnishings, large desk area, shower no tub, small inside washer/dryer, delightful little gravel yard with raised garden beds, fruit trees, strawberry plants and cherry tomatoes in summer, parking in safe well-lit dirt alley, PRO’s: fun space inside and out, very private, gas bbq available CON’s: up stairs, off dusty/muddy alley, just gravel/no grass yard. On top of a garage used for Airbnb maintenance so you may hear garage door open during normal daytime hours. No kids or pets here please. •••COZY: 500sqft 1 BEDROOM back house, very small shower, vintage claw foot tub, all-white brick walls, comfy style, great gravel yard for dogs, covered parking off safe well-lit dirt alley, laundry room in carport. PRO’s: unique, private yard, covered parking CON’s: off dusty/muddy alley, outside laundry, parking for just one small to medium sized car; second car would need to park on side street. Across alley from fully-fenced schoolyard so there’s kid/recess noise during some school hours. •••CASA MAGNOLIA: 500sqft 1 BEDROOM back house, light and bright mid-century/boho style, tub/shower combo, small yard with fountain (no grass), lots of roses, vines and potted plants under massive and much-of-the-time messy magnolia tree, semi-covered parking off paved well-lit alley PRO’s: extra comfy bed, beautiful yard CON’s: parking for just one small to medium size car; second car would need to park on side street •••COWBOY: 1000sqft TWO STORY 2 main BEDROOMS each with en-suite tub/shower combo bathroom, the 3rd bedroom has twin bed but would be best for a child as they need to walk through upstairs bedroom and bath to get there, back house, ranch/western antique decor, small private yard with comfy couch, vines, grapes, cactus and a cherry tree, gravel/concrete/no grass, well-lit private parking for one vehicle off dirt alley PRO’s: efficient use of small space CON’s: stairs up to second bedroom and bath (and little third “half” bedroom too) •••COMFY: 1100sqft 2 BEDROOM 1 bath front house, tub/shower combo in bathroom, concrete side yard has nice outside living spaces, great for dogs, covered front and back porches + off-street/driveway parking. Can be combined with Cute Tiny or Coolest for extra space; there’s a locked gate in between the two that can be opened by maintenance but not used by any guests. Someone will come into back yard and take garbage can to alley for collection on Wednesday afternoon/evenings and return sometime Thursday. PRO’s: gas fireplace with remote for additional heat+ambiance. Good for dogs and kids. CON’s: trees with winter berries in neighbors side yard attracts birds and their poop can effect outside furniture, grassy north-facing backyard between homes is blocked off to guests unless they are renting both. •••CRAFTSMAN: 1350sqft 2.5 BEDROOMS/2 bath front house, extra large shower with two hand helds and a small second full bathroom off kitchen with tiny shower-connects to semi-finished basement down rustic stairs has futon + smart tv for additional living space or third “bedroom”. Antique oak mission-style furnishings + Yosemite’s Ahwahnee Hotel decor, covered front porch with vintage glider and huge covered south-facing back porch with comfy couches and other furniture + small grass area, covered carport + long driveway and on street parking. PRO’s: wonderful sunny in winter south facing back porch CON’s: downstairs “man cave” is quite rustic; people either love or hate it down there! •••CHARMING: 1400sqft small 3 BEDROOM, 1.5 baths front house, third bedroom is upstairs with 2 twin beds. There’s also a den/TV room with couch + laundry closet by the half bath, tub/shower combo in main bathroom, gravel backyard with large covered furnished patio, BBQ, vintage front porch swing, driveway but very limited on street parking. PRO’s: darling but small rooms, cute backyard. CON’s: upstairs bedroom is large but hot in summer months so we’ve provided a portable a/c unit with remote that does really well. •••CITY CENTER: 1700sqft roomy 3 BEDROOMS/2 BATH corner house with lots of on and off street+driveway parking, huge backyard with covered furnished back porch, fountain, lots of grass and a tricycle track, awesome for kids. PRO’s: King bed with TV in master, 2nd queen bedroom now has tv, lots of living space and large yard with BBQ. CON’s: old front door does not work and is screwed shut so you enter through side door on driveway. •••CLASSIC: 1800sqft 3 BEDROOMS /2 BATH house on corner with large front porch, lots of windows+lovely natural light, large shady raised back deck with wood ramps instead of steps and lovely grassy backyard, plenty of street parking, extra large master shower with two hand-helds, vintage clawfoot tub/shower in guest bathroom. not best house for young kids. PRO’s: king bed and smart TV in master, awesome shower, charming tub CON’s: third bedroom has trundle under day bed and big old doors that close making it private. •••CITRUS: 1850sqft 4 BEDROOMS/2.5 BATH, on corner with lots of free parking, awesome front south-facing covered porch with vintage swing and rocking chairs, tons of natural light, large shady in summer secured yards with picket fence in front. Kids can now safely ride scooters or tricycles around whole yard, there’s fresh eggs, grapes, berries and fruit trees in summer, every kind of citrus in winter available to guests. Large shower downstairs, vintage clawfoot tub/shower upstairs. Great big kitchen. Half bath in inside laundry room. PRO’s: charming family house with lovely gardens + many outside sitting area options, massive outside table under covered grape arbor + grassy area for lawn games. Seasonal “pool” option. CON’s: both downstairs and upstairs bedrooms share a bathroom; there is no master though one downstairs bedroom now has tv. Upstairs clawfoot tub shower feature can be awkward with curtains. We may need your permission to come water garden in the hottest months. SUMMARY: All homes have recently been renovated and restored to their 1920-30’s charm and still have original (creaky) wood floors, French doors, built-ins, subway tile, but with modern conveniences such as duel-pane windows, ceiling fans, stainless gas appliances (tiny house is electric) and fast wireless internet with smart TVs and convenient keyless entires. The three largest 3 + 4 bedroom homes (Classic, CityCenter and Citrus) are on comer lots with lots of on-street parking; the first 2 have master bedrooms with king beds, en-suite bathrooms, smart TVs and French doors out to lovely outside furnished living spaces; Citrus and all others but Coolest have queen beds with shared bathrooms. All the others have queen beds; Charming (and Cowboy) also has twin beds upstairs with a kit that can make them into a King bed if desired. Our bedding/towels are quality white cotton blends that we sanitize well with bleach between guests but can also be easily stained by pets and kids so please keep that in mind when booking. They all are very private, have free parking, great neighbors, unique architectural aspects and interesting vintage items like non-operable radios, record players and/or TVs as well as comfortable covered outside living areas of different sizes. There is a bus system just a block or two away and you can walk almost everywhere but let us know if you’d like to borrow a bike or two:) Are you short on time or a “JUST GIVE ME THE GIST, I DONT NEED ALL THE DETAILS” type person? (I am!) Then the “ALL CAPS” below are for you! However if you want or need more details then feel free to read the rest:) Because of the old soft wood (and creaky) floors and because we all like to live on nice clean area rugs, YOU WILL BE ASKED TO REMOVE YOUR SHOES WHEN INSIDE. This place is really fit for ONLY ONE PERSON OR COUPLE; a third small person and/or animal may be allowed for the extra fee below. EXTRA PERSONS, KIDS AND ANIMALS including most breeds of adult dogs (NO CATS or PUPS under 2yrs old please); $50/night, $100/week or $200/month PER ANIMAL cleaning fee or EXTRA PERSON fee BUT please MESSAGE ME FIRST with age of child/breed of dog BEFORE booking. Airbnb has started collecting $100 additional fee at time of booking on some listings but not all for some reason; if appropriate amount is not included, I will eventually request difference through Airbnb’s Resolution Center and you can pay that way. And if you only stay ONE NIGHT WITH ONE ANIMAL, then I will send a $50 refund but you’ll need to remind me. If you stay over a week or with more than one animal then I’ll need to collect the additional amount at some point; again through the resolution center. MOST BREED DOGS OVER TWO YEARS OLD (NO CATS PLEASE) are welcome to stay INSIDE for the ADDITIONAL ANIMAL CLEANING FEE above. YOU MAY HAVE NOTICED in the listing photos that our BEDDING and TOWELS are WHITE; I’m a bleach freak and love to offer nice quality, extra clean bedding and towels. So if you allow your kids to eat+drink or your dogs up on the furniture or beds, I suggest you either bring your own sheets or blanket to cover and protect ours or just ask and I’d be happy to lend you some older imperfect ones. Most stains come out when laundered, however dirt from muddy paws, greasy foods and make-up usually doesn’t for some reason and the cost to replace them will be passed on to the guest. AND PLEASE DO NOT BATH YOUR DOG IN OUR TUB OR SHOWER; their hair is tough on our old plumbing. There’s a pet store in town where you can do that for free. LASTLY, YOUR DOG MAY NOT BE LEFT INSIDE OR OUTSIDE UNATTENDED. If you must leave them FOR A SHORT TIME, please bring a crate or ask as I am happy to provide one. SERVICE ANIMALS: As per Airbnb‘s terms of service we are happy to welcome your animal. -Is the assistance animal required because of a disability? What work or task has the animal been trained to preform? We have strict guidelines for those who would like to bring an animal: -They are NOT ALLOWED TO BE LEFT UNATTENDED at any time; not even in a crate. You must take the animal with you anytime you leave the house. -The guest remains liable for any and all damages caused by their service animal. -You and your service animal will be asked to leave if we discover misrepresentation of a pet as a service animal. We will report fraudulent claims of service animals to government authorities and evict guest(s) without issuing refund. IF ANY EXTRA PERSON(s) NOT ON RESERVATION SHOWS UP OR WITH A PET WITHOUT FIRST CLEARING IT WITH ME, YOUR RESERVATION WILL BE CANCELED AND NO REFUND GIVEN. Sorry to be so strict, but there have been way too many dishonest people, parties/gatherings too large for our old plumbing to properly handle. And PETS are NOT allowed on property without prior permission. PLEASE FORGIVE ME IN ADVANCE FOR ALL THE QUESTIONS I MAY ASK; we put a lot of time and money into our places and first want to make sure it’s a good fit for all involved. My hubby thinks I’m crazy for allowing them but I believe there are responsible furbaby parents out there that love to travel with their pets, appreciate a very nice place and are willing to jump through some hoops and pay for that option. IF THAT’S NOT YOU, please look for another home. ***ADDITIONAL “HOUSE RULES” and FEES if BROKEN: (sorry, I know these seem strict and unnecessary but Airbnb says I need to post them here with fees if violated so there’s full-disclosure then those who disregard them can be charged) -NO SMOKING or pot inside $350 -NO PARTIES or unauthorized events $500 -NO UNREGISTERED/UNDECLARED EXTRA GUESTS not included in total OR ANIMALS on property; $50 each per day plus reservation will be canceled and no refund given. -IF YOU ARE AUTHORIZED TO BRING AN ANIMAL please do not leave it unattended. -MAKE A MESS PLEASE CLEAN IT UP. Excessively dirty additional cleaning fee $100. -LATE UNAUTHORIZED CHECK-IN OR CHECK-OUT $150 NO THIRD PARTY BOOKINGS currently… however I am working on a hard copy House Manual for each coffee table so all guests will have access to important information. Right now the person who books must stay AND arrive first since they have all reservation, check in details and house rules at their disposal. There may be some exceptions allowed so don’t hesitate to ask before booking. BROKEN HOUSE RULES WILL CAUSE RESERVATION TO BE CANCELED WITHOUT REFUND. You will then be asked to leave or charged with trespassing. In addition, if house is unable to be rerented because of smoke, smell or damage OR because additional cleaning is needed because of broken house rule(s) you will also be required to pay for the lost revenue. NO OUTSIDE SHOES INSIDE; please remove at door. ONLY TOILET PAPER IN TOILET USE WHITE TOWELS on clean hands, bodies and dishes ONLY; old work towels with a BLACK X in corner are left in laundry area for messes. There are also black “makeup” wash clothes available. NO VIDEO OR PHOTOGRAPHY on property without permission WE HAVE THE RIGHT to immediately enter house to remedy an issue you say is not right. JUST ASK:) If our check-out and/or check-in times are inconvenient, don’t hesitate to request a bit earlier check-in or a little later check-out. Many times we have 5-6 Airbnb’s with same day changeovers and that’s daunting for my housekeepers. If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. Or with some notice, WE CAN POSSIBLY HAVE IT READY BY NOON for half the nightly rate. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either way in advance as there are always last-minute bookings. SUNDAY SPECIAL if you’re booked for a Saturday night AND SUNDAY NIGHT IS STILL OPEN, you may be able to take advantage of the “SLEEP-IN-STAY-LATE SUNDAY SPECIAL”; just let me know before checkout time and I’ll eventually request $50(0-1 bed), $75(2-2.5 bed) or $100(3-4 bed) through Airbnb’s Resolution Center so you can use your preferred payment method; YOU CAN THEN STAY AS LATE AS 3PM; otherwise HOUSEKEEPERS WILL BE THERE AT 10AM. There’s a 1 DAY MINIMUM BUT A 30 DAY MAXIMUM currently in the booking setup. You can reserve multiple months but my preference is to book each separately and pay an additional cleaning for each month which we will then do at your convenience. This works best for us maintaining the home, watering plants and most guests appreciate the monthly cleaning and bed change. BUT feel free to appeal if you don’t; I’m always open to reconsidering and can change the booking setting for you. ACTUAL ADDRESS WILL BE SENT 30 MINUTES BEFORE CHECK IN. Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park and the keyless entry code if I can’t meet you there. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. SO PLEASE MESSAGE OR TEXT ME when you’re 30 min away from DOWNTOWN TURLOCK. AND THANK YOU in advance FOR NOT SHOWING UP EARLY; it sort of freaks out the housekeepers. BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters outside. FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise. MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees. SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity. Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND. MOST KITCHENS have beyond the basics and are stocked for cooking. However, we also offer other items to those who request them first free of charge. (If you see any of the following items in a listing photo, please know that they may be kept at that house but can be requested then moved to another one.) There’s: -bbqs: 1 small electric grill, several stainless gas (propane) grills -electric crock pot -large and small rice cooker, -4 coffee making options: American drip, French press, pour over, Italian stove top, and Keurig. -citrus juicer, bullet blender, waffle maker, pizza baking stone, George Foreman grill -some baby items including high chairs, gate, toddler bath and riding toys -large serving bowls and platters, ALL FREE IF CHARGE to use but this list can change anytime so if your heart is set on any of the above please inquire and reserve. PRICES are set by another company and they change often. I DO NOT SET NIGHLY RATES.
