Historic and unique Farm House from 1604

The beautiful country house, first mentioned in 1604, is located in the center of a village in the foothills of the Alps, in the west of Munich. Due to its location it is not only the perfect place for excursions, but also a beautiful retreat for families and travelers who want to spend their vacation in an extraordinary house with a special style. Modernized in 2022, it offers everything you would expect from an old farmhouse and more. A remarkable and unique experience! The space The house is entered through a heavy wooden door, which lies behind a small stream in the middle of the village. A long east-west hallway is the starting point for the downstairs living area. The kitchen, situated between the dining room and the salon, is connected with doors across these rooms and has its own access to the garden. The house was built using the building materials and methods that were common in the early 17th century. It cannot be compared with new buildings. So we ask for your understanding that it is noisy, the ceilings, for example (and thus the floors of the floor above) consist of old floorboards that are only plastered, but not insulated. The house is noisy and the residents should be tolerant of social closeness. GROUND FLOOR Living and dining room: (23 sqm) The first room, to the left of the entrance, is a large dining room overlooking Fuchstal's historic town hall and war memorial. The parlor is wood paneled and laid out with original wooden floorboards. In the large living room there is a brick, functional tiled stove with seating. A long dining table offers space for up to 10 people. There is also a historical secretary that can be used as a workplace. In an old rustic cupboard from 1844 you will find a tableware service from the Hutschenreuther manufactory for 12 people and tableware for the terrace. Old paintings on the walls create a cozy and authentic flair. Chairs for children are available on demand. Kitchen: (12sqm) From the dining room you reach the 2022 newly built kitchen. A traditional, historical stove creates a rustic atmosphere here, too. Equipped with a dishwasher, a large refrigerator, an automatic coffee maker, with a hob and oven and much more, nothing is left to be desired. The kitchen also offers an exit to the on-site parking lot, which allows loading and unloading of luggage. The kitchen is located between the dining and living room (salon) and is accessed via this through its own entrance. Living room/salon: (18 sqm) The salon is also a wood-panelled room with original floorboards and old, historical windows, which faces the garden. With a ceiling height of approx. 2 m, this room is particularly comfortable. It invites you to linger, read and have long conversations. A tiled stove is used here for decoration (not functional) and offers additional seating. Bathroom 1: (7 sqm) At the right end of the hall there is a newly renovated bathroom with a sink, toilet, shower and washing machine. The small bathroom faces the garden and is protected by a hedge from looking inside. Like the hallway, it is heated with underfloor heating. FIRST FLOOR (height approx. 2.20 m) A wooden staircase leads to the first floor. A light-flooded hallway gives access to the bathroom and bedrooms. The wide hallway not only has a bright window in front of which a bench invites you to sit - there is also an old farmer's cupboard in which the bed linen for all bedrooms is kept. Bathroom 2: (11 sqm) Renovated in 2022, the bathroom with two sinks, toilet, bidet and bathtub faces west with garden views. It is also equipped with underfloor heating. Adjacent is a walk-in closet with a size of 4 square meters. Master bedroom: bedroom 1 (26 sqm) The large bedroom with a king-size bed faces the village center. The windows face east (3 pieces) and south (2 pieces) - this makes the room very bright. A cozy reading corner with two armchairs invites you to linger. A desk is also available here. Clothes find space in a spacious chest of drawers. From here you get into a connecting room. Connecting room: bedroom 3 (15 sqm) The connecting room can be entered via the master bedroom or the hallway. It is furnished with a chest of drawers and a shelf. There is also a pull-out bed available, which can either be used as a couch or offers two beds. It is furnished in grey-green and is suitable as a children's room. Gray room: bedroom 2 (11 sqm) This bedroom is furnished with a box spring bed measuring 140 x 200. Guests can store their laundry in an antique chest of drawers. It has three windows, two south facing, one west facing, overlooking the garden. Single bedroom: bedroom 4 (8 sqm) The bedroom, furnished with a single bed, faces west with a view of the garden. A part of the bedroom is under the staircase to the 2nd floor. SECOND FLOOR Studio: bedroom 5 (approx. 50 sqm) There is a large bed with a lying surface of 180 x 200 cm as well as armchairs, a chest of drawers and storage space. The room is on the top floor and offers a view of the old beams. It is designed as an open studio and has no door, but can be reached directly via the staircase. Special feature: There are a total of 3 children's beds (60 x 120 cm), which can be set up variably in the various bedrooms. Two cots are wooden beds, one cot is a travel cot. We, our little guests, have a total of four high chairs, one of which is for particularly small children who need a table in the front. EXTERIOR Cars can be parked in front of the house, there is also a charging station for e-cars in front of the house. If desired, the car can also be driven onto the property or parked in the associated barn. The barn is a separate building on the property. The passage height for the barn is two meters. Bikes and other sports equipment can also be stored there. Guest access The entire former farmstead, formerly divided into a residential building and a stable, is now a two-family house. The former residential building is available as a holiday home – the owner family lives in the other part. Travelers therefore have access to the entire half of the house (house, terrace and part of the garden). Other things to note On request, we can provide an office in the other half of the house with all the technical equipment, an office kitchen and a meeting room.
