Guests have exclusive use of the entire lower level residence, while the backyard, hot tub, and game room are shared with the upper unit. Each unit has its own private entrance and is designed to ensure privacy and comfort for all guests. ⚠️ RESPECT & SAFETY -- Please Read We care deeply about maintaining a safe, peaceful environment for our guests and community. To ensure everyone’s comfort: 📌 Quiet Hours: 10 PM – 8 AM. Please respect our neighbors and other guests with NO loud music, shouting, loitering or outdoor gatherings during this time. 📌 The game room/garage use hours: 8 AM - 10 PM. Garage door must remain closed between 10 PM - 8AM. 📌 Safety: Do not cross the fenced cliffside area in front of the property. It is unstable, dangerous, and restricted by law. 📌 Neighbor Courtesy: Avoid blocking driveways, public walkways or creating disturbances. 📌 Property Boundaries: Do not trespass on neighboring properties or enter the vegetated area on the ocean side of the street. 📌 Public Decency: Absolutely no urinating outdoors or on neighboring properties. All guests must use the indoor restroom only. Any verified incident will result in a $200 disturbance fee plus cleaning costs and may lead to removal under Airbnb’s Community Disturbance Policy. 📌 Guest Conduct: Verified complaints or rule violations may result in termination of stay and additional charges under Airbnb’s Community Disturbance Policy. Guests on record are responsible for ensuring that all members of their group follow the guidelines. 📌 No commercial or business activities are permitted by renter or their guests. 🤝 Booking = Agreement By making a booking, the guests agree to our house rules and will treat this space with care. Guest access Guests have full access to the entire lower residence and all shared outdoor and entertainment amenities, including the backyard, game room, and hot tub. The unit is located on the ground floor of the building with direct entry from the shared fenced backyard, providing convenient access and easy mobility. ✅ Check-in: 4:00 PM ✅ Check-out: 11:00 AM Late check-outs not approved in advance are subject to a $50/hour fee (rounded to the nearest hour) to cover cleaning and scheduling delays. Guests are welcome to enjoy all shared spaces, including the backyard, game room, and laundry facilities (each with exterior access). Each unit has its own private entrance, and you may occasionally see other guests in common areas. For safety, please keep the exterior side gate closed at all times. ♨️ HOT TUB Guidelines – Please Read Carefully The shared hot tub is for your enjoyment, but it’s also delicate and costly to maintain. Please help us keep it safe, clean, and relaxing for all guests: ✅ Cleanliness & Clothing * Shower before entering * Swimwear only -- no cotton shirts, pajamas, or regular clothes * No soaps, oils, or lotions of any kind 💸 Improper use = $90 professional cleaning fee. This includes entering in regular clothes or adding any product, which may cloud the water or damage the system. 🚫 No Debris * No water balloons, confetti, food fights, or similar activities * These can destroy the filtration system and result in full repair charges ✅ Hot Tub Safety * Limit use to 15–20 minutes per session. * Always replace the cover when not in use. * Children must be supervised at all times. * Available daily from 8:00 AM to 10:00 PM. Please keep noise low during evening hours. 🚑 Health Notice Consult a doctor before use if pregnant or sensitive to heat. Hydrate well before and after using. ⚠️ The property owners are not liable for any injuries resulting from use of the hot tub or surrounding areas. ⚠️ The hot tub is always heated and ready to use free of charge, as a courtesy amenity provided by the host. It is a residential unit designed to maintain temperature gradually, especially in colder outdoor conditions, and takes extended time for full water volume to reach set temperature. The hot tub availability is not guaranteed and does not constitute grounds for refund. Other things to note Our charming coastal home was built over 50 years ago and has been thoughtfully renovated to enhance comfort while preserving its character, including installation of new multi-layer soundproofing insulation. However, due to the age and type of the building materials, it’s not feasible to achieve full sound isolation. The framing, walls, and parquet floors are thinner than modern construction standards, so you may occasionally hear sounds from guests in the upper unit. This is normal for homes of this age. We appreciate your understanding and hope this does not detract from your stay. Please note that we do not provide refunds for noise-related complaints. If full silence is your top priority, we kindly suggest considering alternative accommodations. Safety & Supervision ✅ Quiet Hours: 10 PM – 8 AM. ✅ Children Supervision: Always supervise children when near open windows, in the hot tub, or in the game room. ✅ No Glass in Hot Tub and no climbing on outdoor railings or fences. ✅ Fireplace: Decorative only -- do not attempt to use. ✅ Cliffside Area: Never climb or cross the fenced bluff across the street; the ground is unstable and restricted by city ordinance. Violations may result in immediate cancellation without refund. Occupancy & Events ✅ Please enter an accurate guest count when booking so we can prepare proper bedding and supplies. Due to apartment size limits, we are unable to accommodate groups larger than 6 guests (including infants and toddlers). 🚫 Only guests listed on the reservation are allowed on the property at any time. No unapproved visitors, gatherings or events are permitted unless pre-approved in writing. Violations may result in removal and additional charges. Smoking Policy 🚫 Absolutely NO smoking or vaping of any kind inside the house or game room (including tobacco, e-cigarettes, or marijuana). * Outdoor smoking is permitted only in designated areas. Please dispose of ashes and butts responsibly. * A $1,000 cleaning fee may apply for any evidence of indoor smoking. 🚫 Outdoor urination on or near the property is strictly prohibited. Please ensure all guests use the indoor bathroom only. Any verified incident will result in a $200 disturbance fee plus cleaning costs and may lead to removal under Airbnb’s Community Disturbance Policy. Guests on the reservation are fully responsible for their group. Games, Equipment & Care We’ve stocked the home with a variety of games and entertainment equipment for all ages. Please treat these items with care so future guests can enjoy them too. * Bring outdoor games (e.g., cornhole boards) back inside after use -- evening fog and ocean mist quickly cause damage. * Handle arcade and table-game equipment gently; report any issues so we can repair promptly. Pets & Service Animals Service animals are welcome with prior notice. A $150 deep-cleaning fee applies after any stay involving animals to remove allergens and sanitize for future guests. Environmental Notes * This home sits on the Pacific coast and is part of a natural ecosystem -- ants, spiders, flies, and other small insects are occasionally present despite regular pest control. You may encounter them near doors or windows, especially during seasonal changes. Refunds are not provided for insect sightings, as they are a normal part of coastal living. * Microclimate: Daly City’s cool marine layer often brings fog, salt mist, and sand residue on cars and windows. Summer highs rarely exceed 70 °F (21 °C), and evenings can be brisk -- pack layers and enjoy the coastal breeze. Water Balloons & Debris 🚫 Please do not use water balloons, confetti, or similar items anywhere on the property. They clog drains, damage the hot tub system, and result in repair charges.
