Just minutes away from Shuswap Lake our home is located in a quiet cozy neighborhood 4 mins from downtown. Close to local attractions: 7 mins to Canoe Beach, 20 mins to Blind Bay and 20 mins to Heralds Park + hiking, biking, boating, kayaking, paddleboarding & more! *bunks in bedroom 4 not suitable for adults The space You will enjoy access to over 1500 square feet on the upper level of our open concept - 4 bedroom, 2 bathroom home. The space features heated floors in the master bath, air conditioning throughout, gas fireplace, TV+ Netflix, complimentary WIFI & beautiful fenced back yard with patio & BBQ + small front porch seating area. Property backs onto short nature trail that provides added green space. This home is located in a quiet residential area with strictly enforced noise bylaws and we are committed to being good neighbours, therefore this home is not suitable for events or parties. Best for small families. Quiet Hours: 10:00pm-8:00 am Please keep voices, music, and TV volume low during these hours both indoors and outside, including the outdoor patio space. This helps us respect our close neighbours and maintain a peaceful environment. * we ask that guests also be mindful of noise volume during the day when enjoying the outdoor patio area as the neighbouring properties are in close proximity with other families also enjoying the outdoors. Guest access We provide a spacious kitchen, outdoor seating and lounging area + large BBQ and free parking. Keypad entry to the home. Please note we have a legal suite in the basement that is occupied with a full time tenant (the suite does not have access to the yard). The suite is a self contained 1 bed 1 bath with a separate side entrance. Parking is available for 1 car at the house but there is additional free parking down the street across from the Salmon Arm Recreation Center (600m walk). Garage access is unavailable. Other things to note The three upstairs bedrooms have queen beds and the 4th has a set of bunks for kids. This home is located in a quiet residential area with strict noise bylaws and we are committed to being good neighbours, therefore this home is not suitable for events or parties.
