We are located on Beech Grove Rd, which is the main road leading up to Wintergreen resort (< 1.5 miles), and the Reeds Gap entrance (< 2.5 miles) to the Blue Ridge Parkway. The famous Craft Beverage Trail on Rt 151 is < 3.5 miles away where you will find shops, restaurants, 7 wineries, 6 breweries, 4 distilleries and 3 cideries. Enjoy 10 acres of private wooded space that runs along Rockfish river and Piney mountain, on the edge of the George Washington National Forest - plenty of room to run, hike, fish, explore! There is a long paved driveway with one moderate hill to get over. This is important to note during winter weather. The one-level home layout is as follows: - Large screened-in porch to sit and enjoy the woods and the sounds of the gushing river. A hammock to take a restful nap. - Upon entering, the first room you will be in is the sitting room with comfortable seating around a coffee table ideal for board games or a comfy reading nook. - Adjoining the sitting room is the fully stocked kitchen with everything you need to prepare large meals, and a dining area with a door that leads to the backyard. A high chair is available if needed. - Extended Trex back patio, a propane grill and a large 8-person dining table. - Going past the kitchen, there is a small hallway that contains the laundry area with a full size washer and dryer. - Past the laundry area, the large warm family room has a wood-burning fireplace, a large U-shaped sectional couch and a 65" Smart TV. There is a door from the family room that also leads to the back patio. - Bedrooms 1 and 2 are down the hallway from the family room, each with ensuite baths. - BR 1: King bed with Smart TV and a sitting area. - Bath 1: Full bathroom that connects to bedroom 1, with double vanities and double shower heads. - BR 2: Queen bed - Bath 2: Full bathroom that connects to bedroom 2 - BR 3: Queen bed - BR 4: Double bed - Bath 3: Full bathroom in the hallway shared by bedrooms 3 and 4. The terrain, which can include uneven ground, steep slopes, and potential hazards near the river, could pose safety concerns, particularly for those unfamiliar with such environments. The paved driveway has one moderate hill that can be challenging for 2-wheel-drive cars to get over during wintry conditions when roads are icy. The waiver ensures that guests understand these risks, agree to take personal responsibility for their safety, and release the host from liability in the event of accidents or injuries. This measure is in place to promote a safe and enjoyable experience for everyone.
