Second bedroom has a QUEEN bed, TV, and optional TWIN bed per special request. Bathroom has soaking tub and custom makeup vanity. Central AC and heating, - thermostat is at our side of the house- and Wi-Fi. Close to hospitals, Disney, Universal, beaches and shopping. No smoking inside. Read the house rules. The space Located Altamonte Springs this private 2 Bedrooms, one bathroom Suite has no Shared Spaces. It is 5 Min to Altamonte Advent Health, and very close to many other hospitals. The fully stocked Kitchenette is good for light cooking. Good for professionals, traveling nurses, people in training, going to conferences, concerts, events, family gatherings, and good for tourists willing to enjoy Central Florida. It is not a party house. All the bedrooms have white linens and feature a KING bed in the main bedroom with a TV and a desk. Bedroom 2 has a QUEEN bed in the second bedroom with furniture to place the luggage and hang the clothes. Optional: We could add a twin bed in bedroom 2 for a $30 one-time fee — only if request before booking. The bathroom includes a custom-made makeup desk which has a flat iron and hair dryer for added convenience, There is also a dual rain shower head in a bathtub. The living area has a comfortable sofa, a 60" TV with Amazon stick (you need to bring your account to watch TV), and a nice fully equipped kitchenette. Remember to bring your Amazon account to use the 3 televisions of the Suite. We keep some spices and coffee in the kitchenette, and also offer bottled water as a courtesy to our guests. Leave what's left for other guests. The Suite 1 is NOT A PARTY HOUSE. Here Guests enjoy a quiet comfortable environment with heating or cold AC to suit any season. Note the thermostat is at our side of the house, not at the side of the Suite. A profile photo is required for verification. Also know there is an exterior security camera at the entrance. Only registered guests included in the reservation are permitted on the property. Visitors or additional guests are not allowed without prior approval through our messaging from Airbnb. At this time only 3 registered guests may stay overnight in the suite. Maximum occupancy we might allow per special request 4 persons total at all times, including children and infants. Longer stays (30–90 days) may be considered upon request for qualified guests (e.g., traveling professionals). For stays longer than 28 days, additional terms or contract, and ID verification are required. Now let us tell you what you can find around. Let us tell you that the Suite 1 is located 25 minutes away from Universal studios Theme parks and about 35 minutes from the Disney Theme parks taking the I-4 Expressway which is close by. If you would like to go to the Floridian beaches the Suite 1 has the best location. It is only 48 minutes to Daytona beach, 1 hr. far from New Smyrna beach, 1 hour to Ormond beach taking I-4, or, if you want to go southeast Cabo Canaveral, Cocoa Beach and Playa Linda are also about an hour far. Going West is Tampa located one and a half or almost two hours far, and there you can find stunning beaches and the Busch Gardens theme park. There are other natural stunning parks that you can visit that are close by, such as Wekiwa Springs State Park, only 16 minutes far, or Blue Spring State Park at only half an hour distance. There is also a beautiful natural park in Ormond beach, or you can watch some historic places like the Castillo de San Marcos National Monument in Saint Agustin which is one and a half hours far. There is so much to do and discover in Central Florida and the Suite 1 is the most centrally located. Also, the best part is that this very residential area is also close by to cultural events like the stunning Dr Phillips center for the Performing Arts located only 15 minutes away, or the Orlando Science center barely 12 minutes far. If the plan is to go shopping well, there is no better place than our location because the Altamonte Mall with its 139 stores is barely ten minutes far. The Winter Park shopping commercial area is 15 minutes far. The Mall of Millennia and the outlets are 20 minutes far. The Florida mall is 30 minutes away. Just to mention we have 6 stores from Ross around, the farthest is 20 minutes far, and there are lots of smaller stores around including Dollar stores and even Thrift stores. So yes, the Suite 1 is very centrally located but like in an oasis with calm and a quiet neighborhood, waiting for you to have a great experience in Central Florida. The suite is ideal for professionals, conference visitors, medical travelers, or guests seeking a quiet and comfortable place to rest while visiting the area. It is best suited for respectful guests who are comfortable staying in a private home environment and who have carefully read the listing description and house rules before booking. This is a quiet residential neighborhood. No parties, gatherings, loud music, or excessive noise are permitted at any time. This is not a party house. Temperature is centrally controlled by the host. The thermostat is located on the host’s side of the property and is not accessible from the suite. There is no on-site laundry. Wi-Fi is provided as a courtesy amenity and may not be suitable for high-bandwidth work or heavy streaming. Smart TVs are available for guest use. Guests must use their own streaming accounts (Amazon, Netflix, etc.). Hosts are not technicians and cannot troubleshoot personal devices or streaming accounts. Florida is a humid subtropical environment. Insects may occur despite regular pest control. Guests must keep doors and windows closed. Insects related to normal Florida conditions are not grounds for refunds. Weather conditions, humidity, insects, wildlife, or occasional power outages are environmental conditions outside the host’s control. Food delivery is allowed while the guest is present. No mail or packages may be sent to the property. Exterior security cameras are in use. There are no cameras inside the suite. This is a private home environment, not a hotel, and does not provide concierge services, technical support, or daily housekeeping. There are no cameras inside the suite. ________________________________________ Required Guest Acknowledgment Before approval please reply: “I have read and agree to the listing description and House Rules including maximum occupancy of 4 guests, no smoking, no parties, and communication through the Airbnb app.” Guest access The guest can use the designed space outside of the Suite for parking, which is marked with red mulch, (please see the pictures of the exterior), and it has capacity for two cars. You can pull in until the yellow markers. In case there are more than two vehicles the guest could park on the left side on the grass. We do not recommend parking on the street if there is no need for it. We also added some markings to limit the parking to that area.Note: we prefer you use the grass instead of leaving the car on top of the walkway, the city is very strict with this. We would also like to give some directions here on how to access the Suite, once you get the address, note that the house is a corner lot, so your entrance is by Beverly Avenue, not by Pennsylvania. If you come by I-4 you can use two different exits to come to this place. If you are coming from the north the best option is to choose exit number 92, which is the exit to 436 in Altamonte Springs. once you exit, a couple minutes later you will see the Altamonte Mall on your left-hand side and there are also great restaurants like Bahama Breeze, Seasons 52, and Miller's Ale house. A little further on you will see the entrance to a Publix supermarket, if you want to buy some groceries to cook at the Suite, and further on you would have to make a right by Maitland Avenue to come to the Suite. If you are coming from the South your first exit is number 90, to Maitland Boulevard and about five minutes later you would need to make a left on the corner of Maitland Boulevard with Maitland Avenue to enter the neighborhood. In case you are coming from the south, but you would like to make the stops mentioned above, just do not take the exit number 90 but continue a couple minutes by I-4 to exit 92. We will be always waiting for your arrival and will keep the Christmas lights until 1 am every day of the year. Other things to note - Please note that this is a family house, in a very calmed neighborhood. It is NOT A PARTY HOUSE. It is NOT located at a gulf course but AirBnb system automatically categorized our place as if it is located at a gulf course area probably because it is a very good and quiet neighborhood. There might be an occasional noise of someone mowing the lawn, or once in a while maybe a weird car that passes with loud music, but usually there is no noise around. Please help us to keep it this way. - NO SMOKING OF ANY KIND is permitted inside of the Suite 1. - No parties, gatherings, reunions or meetings of any kind are allowed. - No commercial videos or recording is allowed with adults or children. - You could leave your shoes on the shoe rack that is behind the front door, to keep the Suite clean during your stay. If you feel comfortable doing it of course ;) (We clean after every guest, and again before the new guests arrive if there are a couple days apart. - We saw this sign and think it states a good point: “You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise, from the TV or music, can deprive owners and neighbors of the peaceful enjoyment of their private property, and they (neighbors) might call the Police.” The city of Altamonte Springs enforces noise ordinances established by Seminole County: "According to the ordinance, a property owner would be in violation if noise exceeds 60 decibels – about as loud as conversations in a restaurant – for more than one minute between 7 a.m. and 11 p.m. or 55 decibels for one minute between 11 p.m. and 7 a.m. May 12, 2020”. Note: we also promise to not be noisy because we live at the other side of the house, but we are good neighbors and also your hosts so we will do everything we can so you can have a great relaxing time. Note: the property has cameras OUTSIDE for everyone's safety, and the listing has it stated clearly. Note: for long term stays we do not provide services of cleaning, washing linens nor concierge services. You need to hire professionals and before doing this, you need to let us know who you are hiring, when they are coming and all their information. We, Suite 1, are not responsible for any damages to your property nor losses from the people you hire. You are responsible for everything that happens in the Suite 1 during your stay. (Sorry having to state this after some weird experiences with guests). We are happy to have you and we want to provide you a nice clean space, and we expect you to return the place as we had it when you entered to the Suite 1. !!!!!!!!!!!!!!!!!
