The ground floor consists of spacious living room and open plan European style kitchen with large breakfast bar and a washing machine. The next floor has 7 bedrooms, each with private bathrooms. Check-in is available between 2 PM and midnight. Early check-in and late check-out are subject to availability and may incur a small fee. If you plan to arrive outside these hours, please let me know in advance so we can arrange access for you. 2. We are guest-friendly, but kindly make sure you do not exceed the maximum occupancy of the villa and take responsibility for any guests you invite. Please keep your valuables in the safety box provided for your peace of mind. 3. Pattaya is a lively city, full of energy and nightlife. Occasionally, neighbours may host parties, which they are allowed to do. While it’s rare, there could be some noise — we appreciate your understanding. 4. To help keep the villa comfortable and pest-free, please keep windows and doors closed during the day, and locked at night or whenever you leave the villa. 5. Thailand is a tropical country, so you may spot tiny house lizards (geckos). Don’t worry — they’re harmless and help keep mosquitoes and small insects away. We consider them our little helpers! 6. The price does not include daily housekeeping as in a hotel. However, we’ll provide fresh towels, bed linen, simple toiletries, and drinking water for when you arrive. Need more during your stay? No problem — we can arrange that for an extra charge. Just ask! 7. Tropical storms can sometimes occur, especially during the rainy season. On rare occasions, these can cause short power outages, affecting the water pump. Please be aware this is beyond our control — they usually don’t last long. 8. The swimming pool is outdoors and naturally heated by the weather. It can be affected by rainwater or leaves, which our pool staff manage regularly. The temperature cannot be adjusted. Smoking is allowed outdoors only, please use the designated smoking areas provided. Thank you for your understanding. 9. Pets are welcome, subject to a fee. You are responsible for your pet’s behaviour, cleaning up after them, and ensuring they do not swim in the pool. 10. Should you experience any issues during your stay, please let us know right away so we can assist you promptly. We’re always happy to help.
