You’ll enjoy full access to spacious, thoughtfully designed areas perfect for making lasting memories with loved ones. While a few private storage spaces (like certain closets and cabinets) are securely locked, the rest of the cabin is yours to enjoy. For your safety and the protection of our beautiful surroundings, please refrain from using the fire pit, BBQ grill, and fireplace during windy conditions. We truly appreciate your understanding. Lake Arrowhead, CA House Rules / Terms and Agreement for Green Dear Cabin 1 Licensee Responsibility: The licensee is responsible for all damages to the property and any fees related to the booking due to noncompliance with this agreement or failure to follow the house rules during their stay. 2 Age requirement: to book green dear cabin, the licensee must be at least 25 years of age. The landlord may request proof of age. 3 Quiet Hours: To maintain the peaceful atmosphere of lake arrowhead, we kindly ask guests to observe quiet hours from 10 pm to 8 am. Please keep noise to a minimum during other times as well. The area has a hotline for neighbors to report noise concerns. Excessive noise may lead to eviction and/or $250 charge, and no amplified music is permitted out-doors. Guests may incur a minimum fee of $250 for noise complaints. 4 No Parties or Events: This cabin is not intended for parties or events. Gatherings are not permitted on the premises, and quiet hours will be enforced from 10 pm to 7 am. 5 Occupancy Limits: The cabin accommodates a maximum of 8 overnight guests, as specified on the rental platform. Only individuals listed in the reservation may stay overnight. Day-time visitors are welcome, but total occupancy must not exceed 8 people. Exceeding this limit is a serious violation and may result in eviction and/or additional charges. 6 Charges for Violations: If the number of occupants exceeds the maximum limit, a charge of $100 per person, per day will apply. 7 Smoking and Drug Policy: Smoking or vaping is not allowed inside the cabin and on the decks. Illegal drug use is strictly prohibited on the property. Please dispose of cigarette butts responsibly if smoking outdoors. Violations may incur a fee of $250. 8 Thermostat, Air Conditioner and Furnace usage: Please do not set the thermostat below safe levels to prevent damage from freezing pipes. During winter, ensure the cabin remains warm. When using the air conditioner and furnace, keep doors and windows closed to avoid excessive electricity costs. 9 Linens and Towels: Linens and towels are provided, but daily maid service is not included. We kindly ask that you start a load of used white towels only in the washer one hour before checkout. For the rest of the towels, we ask you to please put them on the hamper located under the staircase in the garage. 10 Dishes: Start a load of dishes in dishwasher one hour before checkout time. 11 Sewer system: only toilet paper should be flushed. If other products cause clogs, the re-sponsible party may be charged for plumbing repairs. 12 Hot Tub/ Jacuzzi: Do not add anything to it. No oils, soap, bubble soap, salts and any sub-stances at all. As a general rule, you cannot use oils, salts or bubbles in a water jet tub be-cause the products can damage the water pump. Charges can be applied if the hot tub needs to be emptied plus repair cost if this rule is ignored. The Hot Tub/ jacuzzi is not connect-ed to the generator. In case of power outages, the Hot Tub/jacuzzi will be out of service. 13 Non-Breakable Glasses and Dishes: We ask you to please only use non-breakable dishes and cups for the outdoor activities. 14 Property Use: Guests are not permitted to climb, sit, or stand on outdoor walls or the roof. Fireworks and hazardous materials are strictly prohibited. The cabin must be used for legal purposes only. Read over green dear cabin welcome book for other rules and safety measures. 15 Valuables: Items left behind will be retained for the guest, and we will make every effort to return them. However, if unclaimed for more than 3 days, they will become the property of the landlord. 16 Trash Disposal: Trash must be properly bagged and placed in designated bins. A $100 fee charge if trash is left in the cabin, decks or yard. Cleaning fee does not include trash dis-posal. 17 Firewood: If you intend to use the chimney for cozy evenings by the fire, please remember to purchase your own firewood. We do not provide firewood currently. There is a 150-dollar penalty if you take firewood from the premises plus the cost of the firewood. 18 Propane Tank for Firepit and BBQ grill: While we provide the propane tanks for the grill and fire pit, the propane gas itself is not included. 19 If you choose to use the BBQ grill and chimney: We kindly ask that you clean up after use for safety reasons. We provide a tin bucket for the ashes. Please note that the cleaning fee does not cover the BBQ grill. If it is left dirty following your stay, a $25 cleaning fee will be charged to cover the necessary cleaning. 20 Check-in: No earlier than 4 pm on the day of arrival, unless prior arrangements have been made with the landlord. 21 Check-out: no later than 11 am on the day of departure. Late check-out without prior ap-proval may incur a charge of $100 per hour per guest. 22 Subletting: this agreement may not be assigned, and the cabin may not be sublet or occu-pied by anyone other than the licensee and their guests. 23 No refund policy: while we strive to maintain the cabin in excellent condition, occasional repairs may be necessary. No refunds will be issued for disruptions such as internet or ap-pliance failures, as long as the cabin remains habitable. 24 Release & Waiver of Liability: Guests accept full responsibility for their safety and any in-juries that may occur on the property. The landlord is not liable for accidents, injuries, or loss of personal belongings. 25 Follow check out instructions: 26 Umbrellas: We kindly ask you to keep all outdoor umbrellas close during snowfall and windy weather. 27 By accepting this reservation, all guests agree to assume the risks associated with their stay at green dear cabin.
