The space Private Boat Dock Info- (Please Note): The private boat dock and surrounding water areas are primarily ideal for kayaking and stand-up paddling only. Guests may bring their own private boats at their own risk but please be aware local boat rental companies will not allow rental boats to be used at or around the location of the homes boat dock due to shallow waters containing a large amount of water foliage and potential floating logs left over from the timber mill years ago. Navigating a boat to and from the dock of the home is definitely possible but please proceed at your own risk. WATER TOYS: You will find (2) - Stand up paddle boards and (2) - kayaks fastened to or near the boat dock for guests to enjoy during their stay. PLEASE NOTE: Please always refasten the kayaks and or stand-up paddle boards after each use so they don't get lost or damaged. Severally damaged or lost kayaks or paddle boards will be charged a fee to the credit card on file for a full replacement or repair. Thanks for your understanding and cooperation. Other things to note Attention Nature Lovers and Bird Watchers: The Trail of the Coeur d’Alenes passes through a diverse landscape with numerous habitats making it one of the best birding locales in North Idaho.  Here you will find mixed conifer forests, wetlands, agricultural fields, urban streetscapes, cottonwood groves, and deep water.  According to the Coeur d’Alene Audubon, the Trail bisects all the major low-elevation habitat types found in North Idaho.  This habitat profile yields a potential list of 189 species, plus an additional 48 very rare species. The diverse habitats are also home to an abundant array of wildlife that call North Idaho home.  Elk, white-tailed Deer, and Moose are commonly seen.  Keep an eye out for smaller mammals such as coyote, beaver, muskrat and river otters.  Squirrels and chipmunks are commonly seen and heard.  Please keep a safe distance from all wildlife and help protect their environment. Featured Conservation Project Blue Bird Trail Nest Boxes For over 25 years, local Audubon members have monitored and collected data from fifty bluebird nest boxes along the Hoodoo Valley Bluebird Trail, located 20 miles north of Coeur d’Alene. Through installation, monitoring and maintenance of these boxes, we are able to gather valuable data about bluebird populations in our area, while also helping to protect and restore their numbers. These nest boxes have also provided nesting opportunities for both Tree and Violet-green Swallows. The boxes are monitored from the first arrival of the birds until the hatchlings have all fledged. Teams of volunteers monitor the trail each week and the data is sent to e-bird at the Cornell Lab of Ornithology at Cornell University. Higgens Point Eagle Watch Each winter, Bald Eagles come to Coeur d’Alene Lake to feast on kokanee salmon that spawn on the lake shore and die. At the peak, it is possible to see hundreds of Bald Eagles flying, fishing or perched in the trees near Wolf Lodge and Beauty Bays. The Higgens Point area is a nice, convenient viewing location that attracts people from near and far. Initiated in December 2023 and in collaboration with Idaho State Parks, Coeur d’Alene Audubon volunteers man spotting scopes (with step stools for our younger viewers), binoculars, and share information on eagle biology, behavior and how to safely and appropriately view the birds. Check our website calendar each December for Saturday scheduling. Christmas Bird Count The Christmas Bird Count (CBC) is a long-running citizen science tradition that began in 1900 as a conservation alternative to a holiday hunting tradition. In late December, volunteers across the Western Hemisphere participate in synchronized bird counts within designated areas. This data collection effort has provided valuable insights into bird populations, distribution, and habitat health over time. Many Coeur d’Alene Audubon members enjoy participating in this yearly event; our club archives have decades of Christmas Bird Count data for the five counties that our chapter serves. No Smoking or Pets are allowed at this home due to owner's allergies. Vacation Rental Guest Agreement BOOKING: Follow online instructions to confirm booking or call/email Seasons Fine Property Management any time. Seasons requires 50% of the rental price due by credit card in order to secure your reservation. Thirty days before your arrival date, the remaining 50% of the rental price, 8% sales tax, 4.5% credit card processing fee, a mandatory cleaning fee and accidental damage insurance fee will be charged to the same credit card. CANCELLATION POLICY: For the months of June, July and August, we require a 90-day cancellation notice. For September through May, we require a 30-day cancellation notice. Deposits will be refunded, less a 10% cancellation fee, if the cancellation is made prior to the required cancellation dates. All other cancellations will result in forfeiture of your deposit and rents paid, unless we are able to re-rent the property for the full period of time at the original rate. In that situation, you will be refunded your deposits/rents paid, less the 10% cancellation fee. SECURITY AND CLEANING: All of our properties require mandatory cleaning fees and accidental damage insurance fees, which will be stated clearly when booking a reservation online. If home requires additional cleaning because it was left excessively dirty, an additional $45 per hour for cleaning needed will be charged to the credit card on file. Any accidental damage should be covered by the accidental damage insurance up to $3000; any damages beyond ordinary wear and tear that are not covered by this insurance policy will be charged to your credit card on file. Any remaining damage repairs/replacement fees not covered by insurance or credit card will be mailed to renter’s address on file to be paid within 30 days. Fees not paid within 30 days will accrue a 5% late fee per day. PETS: Pre-approval of pet from SEASONS Fine Property Management and a non-refundable pet fee of $150 per pet is required for all pet-friendly homes. Email pet request before booking property. Pets, of any kind, are strictly forbidden in homes that are not listed as pet-friendly. Pets that are approved should never be left unattended at the rental property unless safely secured inside a kennel. ADDITIONAL GUESTS: Should the property manager approve additional guests above the maximum # of occupants for the vacation home, there will be an additional charge of $50 per additional guest per night stayed. Terms of the Agreement: Check in time is 4 p.m. Check out time is 11 a.m. If checking out after 11 a.m., the property manager has the right to add an additional charge to the cleaning fee, or charge an extra day's rent at their discretion. SEASONS Fine Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement. In case of emergency, medical and police service can be reached by dialing 911. Guests shall use the premises only in a careful and lawful manner. The Guests shall leave the premises in a reasonably cleaned condition. The mandatory cleaning fee charged will cover a basic cleaning of the home after the Guests departure in order to prepare for the next Guest. If the home is left reasonably clean with the checkout list completed, the guest will not be charged an additional cleaning fee. Each home has a departure checklist inside the SEASONS Guestbook. Guests shall pay for additional cleaning and/or repairs should the premises be left in a lesser condition. The Guests shall pay for any accidental damage done to the premises over and above normal wear and tear that is not covered by the guest purchased accidental damage insurance policy. In such a case, the Guests agree that SEASONS shall deduct costs of said services/repairs/replacements from Guest credit card on file. Guests shall dispose of all waste material generated during the rental period in a lawful manner and place the garbage bags securely tied in the bins located outside. Guests are cautioned not to leave trash outside for long periods of time because it attracts animals. Guests shall not sublet the property. Guests shall have no more than the indicated maximum number of persons reside or sleep on the premises. Should the property manager approve additional guests above the maximum # of occupants for the vacation home, there will be an additional charge of $50 per additional guest per nights stayed. If additional guests are found staying without the approval of the property manager, an additional charge of $100 per additional guest per night will be charged to the credit card on file and the additional guests may be required to vacate the premises immediately. Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately be required to vacate the premises. Local city ordinance states that quiet hour begins at 10 PM. Any fees incurred by violations in this area will be charged to Guests. There shall be no smoking inside or near the premises. Owner shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Owner’s family. Shampoos and other personal consumables are to be purchased by the Guest. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises upon arrival, the Guest is free to use them. All Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance if such coverage is desired. Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Owner or management company enforcing this agreement. Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household. Power outages, which are beyond our control, occasionally occur throughout this area due to various reasons. No refunds or compensation will be given for any outages. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather and/or environmental conditions. There shall be no refunds of rents because of shortened stays or ruined expectations due to work, family emergencies or other commitments. If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Guest’s stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Guest’s vacation. Guests shall allow reasonable viewings of the home between 10 am and 5 pm, present or not. It is the Guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning water. Guests agree to have a responsible adult supervising minors while they swim or use equipment. Guests are hereby notified that water can be dangerous and guests accept fully the risks involved. If the property has water toys for guest use, kayaks, paddle boards, paddle boats, etc., the guests accept all risks of injury. The guest acknowledges that if anyone is hurt or property is damaged during their participation in this activity, the guest may be found by a court of law to have waived his/her right to maintain a lawsuit against the homeowner or the property manager on the basis of any claim from which the guest has released them herein. Guests agree to inspect the water toy or any equipment before use, ensure passengers wear proper life vests and use all safety equipment, ensure the maximum passengers allowed is not exceeded, and ensure it is used properly in the water. This waiver includes all equipment found on the property for guest use. By signing this agreement, you agree to these terms. Only legally owned and permitted firearms shall be allowed on the premises according to state and local laws. Guests agree that fireworks and other hazardous materials shall not be used in or around the property. Guests shall use the property for legal purposes only. Other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause immediate termination of this agreement with no refund of rents or deposits. Guests agree not to access the “Owner’s Closet”, even if unlocked, which may contain Owner's personal property, cleaning supplies and/or chemicals that could be hazardous to health. Guests are advised that the property may contain gas powered items and should seek help from management if the proper operation of such items is not fully understood. Guests are advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one. Guests shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it is prudent to do so. Items left behind by Guests will be held in a secure location until Guest contacts SEASONS to arrange for return or collection of said items. If items are not claimed within four months, they shall become the property of the Owner. The Owner shall not be held liable for condition of said items. Cable TV and Wi-Fi is provided in select properties where indicated - and service level has been chosen by the Owner. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service or internet services. Owner agrees to provide basic utilities with the use of the property during the Guest's stay; however, any additional costs from extreme usage of water, heat, and/or garbage will be charged to the Guest. Guests agree to abide to CC&R requirements accompanying any property within an Association. Pets, of any kind, are strictly forbidden in homes that are NOT listed as pet-friendly. A $500 fine will be charged for any unauthorized pets, and the pet must vacate the property immediately. Should the property sell after a booking has been confirmed, and should the new property-owner not wish to honor the booking that was made by the previous owner, SEASONS shall make every effort to locate another suitable location. If none is available, SEASONS shall issue a full refund to GUEST in the form of a check payment. Neither SEASONS nor OWNER shall be responsible for any cost that the GUEST may have incurred in addition to, or as a result of, the booking, such as air fare, vehicle rental, etc. It shall solely be the responsibility of the GUEST to inquire with SEASONS if a property is available for sale prior to the time of booking. Should a property owner choose to cancel a guest reservation, SEASONS shall make every effort to locate another suitable location. If none is available, SEASONS shall issue a full refund to GUEST in the form of a check payment. Neither SEASONS nor OWNER shall be responsible for any cost that the GUEST may have incurred in addition to, or as a result of, the booking, such as air fare, vehicle rental, etc. A breech in any of the above agreements may result in an immediate termination of this contract and Guests may be required to vacate the premises immediately with no refund given.
