WHAT’S INSIDE: Spacious 2800 square foot home away from home that offers 3 bedrooms/6 beds and 2 full bathrooms. Four smart TV's (one in every bedroom and LR) - plus playing cards, games, domino's and lots of books - if you start one, feel free to take with you to finish at your leisure! Ideal size to book for family visiting for graduations (Elmira, Ithaca, Cornell, LECOM, Lake Erie College of Osteopathic Medicine), holidays, weddings or schedule your wine tours – there are hundreds of wineries, breweries and distilleries in our Finger Lakes Region, or visit nearby Watkins Glen International Raceway, shop our famous Market Street in Corning or visit the Museum of Glass. PRIVATE BACK PATIO - OASIS: The backdoor leads to an amazing private oasis. Your private escape has a large deck with outdoor dining and beautiful large fenced in yard with ample seating for peaceful relaxing. Lounge around the garden pond and fire pit in this serene getaway. Outside games include (in container on back deck): Giant connect 4 in a row, tic tac toe, ladder toss, 9 hole golf game, giant Jenga Toss & catch sticky ball set for 6 FRONT PATIO: The front patio offers seating on a quiet street in a nice neighborhood. WINE STATION: Stocked with all your needs to enjoy a relaxing evening – find your favorite wine bottle only a couple of miles away at an extensive discount wine store (beer store next door). COFFEE & TEA BAR: Enjoy every day with a selection of complimentary teas and kcups with sugar packets and individual creamers in stock. DESK / INTERNET: A desk/work station is located in the Laundry room area, and there is secured wireless internet on site, the information is available on your app once booked and is located on the entryway table when you arrive. IN THE KITCHEN: Service for 10, pots, pans, strainer, blender, mixer, serving bowls & trays, toaster, cork screw, bottle opener, can opener and yes COFFEE - Keurig machine and kcups. Also stocked: sugar packets, tea, and individual creamers. Built in dishwasher for your convenience. IN THE BATHROOM: Two full bathrooms (shower downstairs and tub/shower upstairs). Full sized bath towels, wash clothes, hand towels, hair dryers, lotion, tissue, shampoo, conditioner and first aid kit. LAUNDRY ROOM: First floor washer and dryer, stocked with laundry detergent, dryer sheets, iron & ironing board. OFFICE: Large private office space provided. LINENS PROVIDED: All linens are provided. All blankets, pillows, and comforters are on every bed. Plus extras are available throughout home. SLEEPING ARRANGEMENTS: Six beds in three bedrooms – Master bedroom has one king bed on first floor. Second floor has two bedrooms - to the left has two queen beds and to the right one full bed and a trundle day bed with two twin beds. HEAT: Thermostat located in Living Room and can set to whatever comfortable. AIR-CONDITIONING: Home has brand new Central Air system. PARKING: Off street parking in private paved driveway – right side only (closest to house) has enough room to park four cars bumper to bumper but don’t park on street overnight - - not permitted in village, will be ticketed and don’t park left side as reserved for elderly resident in mother in law apartment over garage (she has no access to home or back yard). NO PARTIES: Playing music loud, being out front with alcohol, being foul mouthed - are all unacceptable in this neighborhood. It will NOT be tolerated by neighbors or myself or airbnb. NO PETS: No pets permitted on or in premises at any time. Maintaining a pet free home for all those sensitive to allergens including us. NO KEY: None needed with key-less electronic door pad so can “check-in” anytime. Your unique entry code for your stay will be valid at 4pm on check in day until check out and messaged to you prior to check in. Simply enter one digit at a time on the digit-pad located above the doorknob of front door and when the green light appears, you will also hear latch open. After each “check-out” that code is deleted and not used again. CHILDPROOFING & SUPPLIES: Outlet plug covers in every outlet. Baby gate installed for stairs. Pack and play on site. NEIGHBORHOOD: This private house is located in a quiet neighborhood with shopping and restaurants less than a mile away. Be respectful of my neighbors and do not use foul language outside, or drink/smoke out front, and no noise after quiet time 9pm enforced by village. Welcome to play music and games quietly inside after quiet hours and use back porch area. NO LOCAL GUESTS: No local guest reservations, home is not intended as a local rental unit, must reside at least 80 miles out to reserve. Property Manager: We are not always available, but our dear friend and local property manager is and she is only a few minutes away. Her contact info will be sent after booking so you’re always connected with someone close and knowledgeable in case of any questions or concerns or need of assistance throughout stay.
