Enjoy an unforgettable stay with family or friends in the heart of a beautiful 3.5-hectare green estate, featuring a heated swimming pool, tennis court, and plenty of activities for both children and adults. → Absolute peace and quiet, just 1 hour from Paris and 30 minutes from Giverny. → Charming property set on approximately 3.5 hectares of land → Heated swimming pool measuring 15x3 meters, approximately 1.50 meters deep → Tennis court → Tree-top adventure course → Petanque court → The main house consists of three bedrooms as well as an adjoining independent studio with a double bed, accommodating up to 8 guests in total. Nestled in an exceptional natural environment, this stunning property combines old-world charm, authenticity, and modern comfort for a relaxing and truly peaceful getaway. Main house: On the ground floor, you will discover a beautiful warm and welcoming living area featuring a fully equipped kitchen with a central island, perfect for sharing special moments with family or friends. You will find everything needed to cook comfortably throughout your stay. The bright dining room, overlooking the park, offers soothing views of the surrounding nature and perfectly reflects the refined and authentic atmosphere of the property. A cosy lounge area with a wood-burning stove creates a warm and relaxing ambiance during cooler evenings. Upstairs, the house offers three beautifully decorated bedrooms, each with its own private bathroom, providing comfort, privacy, and convenience for every guest. An independent studio with a double bed also completes the accommodation. Outside, you can enjoy a lovely private terrace, ideal for sharing meals, relaxing, or simply appreciating the calm and beauty of the estate. The park: 3.5 hectares of natural surroundings filled with woods, meadows, streams, orchards, and vegetable gardens. You can visit the hens in the chicken coop and collect fresh eggs, meet the Ouessant sheep, or observe the many animals living around the estate. The luckiest guests may spot deer, roe deer, hares, and hedgehogs. For children: Children can enjoy the tree-top adventure course, which even includes a small zip line. A trampoline and swings are also available. The more adventurous ones will love exploring the old building hidden in the woods, nicknamed the Witch’s House. Sports and relaxation facilities: The property features a magnificent heated swimming pool, a grass tennis court, and a petanque court available all year round. Bicycles and badminton equipment are also provided. Walking around the Moulin area: The hilly countryside offers beautiful walking and cycling routes. Discover the charming nearby villages, local markets, artisan bakeries, and traditional French bistros. Several equestrian centers are also located nearby. The Robert Hersant Golf Course is only a ten-minute drive away. Explore the surroundings: Visit the magnificent Château d’Anet, a jewel of the French Renaissance and former residence of Diane de Poitiers, located just 15 minutes away by car. The medieval villages of Montchauvet, Pacy-sur-Eure, and Montfort-l’Amaury are also nearby. Thoiry Zoo is accessible within 25 minutes, while Claude Monet’s house and gardens in Giverny are around 30 minutes away. Rouen and Chartres can both be reached within an hour. Many outdoor activities are available in the area, including kayaking, wakeboarding, jet skiing, paintball, laser tag, and archery. And if you feel like enjoying the sea air, the Normandy coast is easily reachable for a day trip. Guest access The property is suitable for up to 6 guests. Upon your arrival, free parking is available on site. You will have full access to the house during your stay. However, to help guide you throughout the property, some signs will be displayed indicating restricted-access areas or areas requiring special attention and caution. During your stay, you will also have access to several outdoor facilities and leisure areas within the estate, including a tree-top adventure course, a swimming pool, and a tennis court. Please note that these amenities are shared spaces and may therefore also be used by guests staying in the estate’s other accommodations (the renovated mill and apartment). This setup creates a warm and friendly atmosphere while allowing everyone to enjoy the exceptional natural surroundings. Please also note that the swimming pool is not accessible from October 1st to April 1st each year. Other things to note HOUSE RULES 1. Main Guest Responsibility: The guest who made the reservation is considered the primary responsible person for the stay. They are responsible for the actions of all occupants for the entire duration of the rental. They agree to ensure that all occupants comply with these house rules and to be liable for any damage or disturbance caused. 2. Number of Occupants: The number of occupants must not exceed the number indicated at the time of booking. Any additional guest must receive prior written approval. In case of non-compliance, access may be denied or the stay terminated without refund. 3. Prohibition of Parties and Events: Parties, gatherings, and events are strictly prohibited unless prior written approval is granted. In case of violation, immediate intervention may occur, potentially leading to eviction without refund and retention of the security deposit. 4. Noise and Respect for Neighbors: Guests agree to respect the peace and quiet of the neighborhood. Quiet hours must be observed between 10:00 PM and 7:00 AM. No noisy or disrespectful behavior will be tolerated. In case of disturbance, authorities may be contacted, and the stay may be terminated without refund. 5. Use of Equipment: All equipment must be used appropriately and for its intended purpose. Any damage, breakage, or misuse will be charged to the responsible guest. The property must be returned in proper condition. 6. Swimming Pool, Jacuzzi and Risk Equipment – Rules and Responsibilities: The use of the swimming pool, jacuzzi, spa, and any associated equipment is strictly governed by the following rules: Responsibility of Occupants: Use of these facilities is entirely at the occupants' own risk. The owner and the service provider (concierge) cannot be held liable for: bodily injury, drowning, accidents, or any damage resulting from improper use or failure to follow instructions. Supervision of Children: Children must be supervised at all times by a responsible adult. No child should be left unattended near or in the water, even briefly. Safety devices (barrier, alarm, cover, etc.) do not replace human supervision. Safety Equipment: In accordance with current regulations: The pool is equipped with a safety device. It is strictly forbidden to disable, move, or tamper with these devices. Any damage or misuse may result in financial liability for the occupants. Conditions of Use: Users agree to: Follow all instructions provided in the house manual, Not run around the pool area, Not dive if the depth is insufficient, Not use the facilities under the influence of alcohol or substances, Respect maximum occupancy limits. Hygiene and Maintenance: Showering before using the pool or jacuzzi is recommended, It is forbidden to introduce any objects or substances (soap, glass, food, etc.), Equipment must be left clean after use, Any issue (cloudy water, malfunction, etc.) must be reported immediately. Jacuzzi / Spa (if applicable): Usage time should be limited (especially for children, pregnant women, or sensitive individuals), Temperature is automatically set and must not be modified without authorization, Use is not recommended for individuals with health conditions (user responsibility). Technical Risks and Limitations: Operation (heating, filtration, temperature) depends on technical and weather conditions, Continuous operation cannot be guaranteed at 100%, No compensation will be granted for temporary malfunctions beyond our control. Acceptance of Conditions: By booking and occupying the property, guests acknowledge: full acceptance of these rules, awareness of the risks associated with these facilities. 7. Responsibility for Children: Children remain under the exclusive responsibility of their parents or guardians. Increased vigilance is required, especially around sensitive areas such as the pool, spa, or stairs. 8. No Smoking Policy: The property is strictly non-smoking. Smoking is allowed only outside, ensuring no waste is left behind. Failure to comply may result in additional cleaning fees. 9. Pets: Pets are not allowed unless prior approval is granted. If authorized, they remain under the responsibility of their owners. Any damage or disturbance will be charged. 10. Damage and Security Deposit: Any damage identified after the stay will be charged to the main guest. This includes furniture, equipment, and additional cleaning costs. Charges may be deducted from the security deposit or processed via the booking platform. 11. Safety – General Awareness and Potential Risk Areas: The property, its equipment, and surroundings may include areas presenting potential risks depending on layout, environment, or occupants’ age. This may include (non-exhaustive list): openings such as windows, glass doors, patio doors, regardless of height, stairs, steps, mezzanines, balconies, or any elevation, technical areas or non-accessible spaces (boiler room, basement, storage areas, attic), indoor and outdoor equipment, surrounding areas such as gardens, paths, slopes, slippery or uneven surfaces, natural elements (water features, ponds, rivers, vegetation, etc.). Guests agree to remain vigilant at all times and adapt their behavior accordingly. Parents or guardians are responsible for supervising children at all times, especially near any risk area. Certain areas may be restricted or require specific precautions. Guests agree to strictly follow all instructions and signage. The owner and the service provider disclaim all liability in case of accidents resulting from: lack of vigilance, misuse of equipment, failure to follow safety instructions, lack of supervision, especially of children. 12. General Safety: Guests agree to: secure the property when leaving, not leave hazardous equipment running, follow all posted safety instructions. 13. Compliance with Rules: Failure to comply with these house rules may result in immediate termination of the stay without refund, as well as deductions from the security deposit if necessary. 14. Fireplace / Wood Stove or Pellet Stove (if available in the property) – Safety Instructions and Responsibilities The use of the fireplace, wood stove, or pellet stove is strictly regulated and is entirely under the responsibility of the occupants. Guests agree to use these appliances only if they are familiar with their operation and in accordance with the instructions provided in the house manual or on site. Only approved fuels must be used (suitable firewood or certified pellets), and it is strictly forbidden to burn any other materials. Guests must never leave the fire unattended, must keep a safe distance from any flammable objects, and must ensure the fire is completely extinguished before leaving the property or going out. The use of accelerants (alcohol, gasoline, flammable products) is strictly prohibited. Safety devices (fire guards, smoke detectors, ventilation systems) must not be tampered with, moved, or disabled. In case of misuse, failure to follow instructions, or unsafe behavior, occupants may be held fully liable for any damage or injury. The owner and service provider disclaim all liability in case of accidents resulting from improper use or lack of vigilance. Any malfunction or issue must be reported immediately, and the use of the equipment must be stopped in case of doubt.
