On-site parking is shared and available on a first-come basis. Parking is for registered guest vehicles only and operates on a first-come basis. Unregistered or additional vehicles may be towed at the vehicle owner’s expense. - No trailers, boats, RVs, or oversized vehicles. - ABSOLUTELY NO SMOKING: A $500 fine will be charged - No pets allowed - No unregistered guests - An initial “starter” supply of toilet paper, garbage bag, paper towel is provided. Other things to note REQUIRED RENTAL AGREEMENT TERMS — PLEASE REVIEW BEFORE BOOKING A separate electronic Rental Agreement is required for this property and must be completed by the booking guest within 48 hours after booking. The agreement will contain the terms disclosed below. BOOKING GUEST & OCCUPANCY: The person making the reservation is responsible for the reservation and for ensuring that all occupants and permitted visitors comply with these terms, the property’s House Rules, applicable community/condominium/HOA rules, and applicable laws. Maximum occupancy stated in the listing may not be exceeded. Unauthorized overnight guests, subletting, parties, events, and disruptive gatherings are prohibited. PROPERTY CARE & DAMAGE: Guests must use the property responsibly, maintain it in reasonably clean and safe condition, and promptly report damage or unsafe conditions. The booking guest is responsible, to the extent permitted by applicable law and Airbnb policy, for damage, loss, missing property, excessive cleaning, or other costs caused by the booking guest, members of the reservation party, permitted visitors, invitees, or animals under their control. Guests are not responsible for ordinary wear and tear or damage they did not cause. SMOKING: Smoking and vaping are prohibited inside the property and in any areas designated as non-smoking. Unauthorized smoking may result in reasonable cleaning, deodorization, remediation, or damage charges as permitted by Airbnb policy and applicable law. PETS & ASSISTANCE ANIMALS: Pets are permitted only where the listing allows them or when specifically approved. Guests are responsible for damage caused by animals under their control. Assistance animals are accommodated in accordance with Airbnb policy and applicable law. NOISE, PARTIES & CONDUCT: Guests must comply with applicable noise ordinances and community rules. Unauthorized parties/events, illegal activity, dangerous conduct, or serious/repeated disturbances are prohibited. Material violations may result in termination of occupancy where permitted by Airbnb policy and applicable law. ACCESS TO PROPERTY: The Owner, Property Manager, maintenance personnel, or authorized agents may access the property when reasonably necessary to address emergencies, safety concerns, requested repairs or maintenance, or other lawful purposes. Reasonable notice will be provided when practicable except in emergencies or where immediate access is reasonably necessary. MAINTENANCE, UTILITIES & AMENITIES: Guests must promptly report maintenance problems. Owner/Manager will make reasonable efforts to address reported issues. Temporary interruptions involving electricity, water, internet, HVAC, appliances, elevators, pools, hot tubs, or other amenities will be addressed in accordance with applicable law and Airbnb policies. The Rental Agreement does not eliminate any refund or cancellation rights provided by Airbnb or applicable law. POOLS, HOT TUBS, WATERFRONT AREAS & OTHER AMENITIES: Where applicable, use of pools, hot tubs, docks, waterfront areas, bicycles, recreational equipment, and similar amenities involves inherent risks. Guests voluntarily using these amenities are responsible for following posted instructions and exercising reasonable care. Children and individuals requiring supervision must be appropriately supervised at all times. Property-specific safety restrictions disclosed in the listing or House Rules also apply. PERSONAL PROPERTY: Guests are responsible for their personal belongings. Owner/Manager is not responsible for lost, forgotten, damaged, or stolen personal property except where liability cannot legally be excluded. Guests requesting return of forgotten items are responsible for reasonable shipping and handling expenses. CANCELLATIONS & REFUNDS: Reservations made through Airbnb remain subject to the cancellation policy selected for the listing and applicable Airbnb refund policies. Nothing in the separate Rental Agreement is intended to eliminate rights or remedies Airbnb policy or applicable law provides to a guest. SERIOUS RULE VIOLATIONS: Material violations involving unauthorized occupancy, parties/events, illegal activity, serious or intentional property damage, unauthorized smoking, safety threats, or substantial/repeated violations of property or community rules may result in termination of occupancy where permitted by applicable law and Airbnb policy. ASSUMPTION OF RISK: Guests acknowledge the ordinary and inherent risks associated with occupying a residential vacation property and voluntarily using any recreational amenities provided with it. Guests are responsible for exercising reasonable care and appropriately supervising minors. Nothing in the Rental Agreement is intended to waive liability that cannot legally be waived. RESPONSIBILITY / INDEMNIFICATION: To the extent permitted by Florida law and Airbnb policy, the booking guest is responsible for claims, losses, costs, or damages resulting from the acts or omissions of the booking guest, members of their reservation party, permitted visitors or invitees, or animals under their control. Nothing in the Rental Agreement requires a guest to assume responsibility for liability that applicable law does not permit to be transferred to the guest. WEATHER, HURRICANES & EVENTS OUTSIDE OUR CONTROL: Florida properties may be affected by severe weather, hurricanes, tropical storms, evacuations, utility interruptions, government orders, beach or water conditions, and other circumstances outside the reasonable control of the Owner or Property Manager. Any cancellation, refund, or reservation modification resulting from such circumstances will be handled in accordance with applicable law, Airbnb policies, and the cancellation terms applicable to the reservation. FLORIDA LAW: The Rental Agreement is governed by applicable Florida law. If any provision is determined to be invalid or unenforceable, the remaining lawful provisions remain effective to the extent permitted by law. OWNER / PROPERTY MANAGER: References to Owner/Manager in these terms include the property owner and the authorized property management company and its authorized personnel, contractors, and agents, as applicable. ACKNOWLEDGMENT: By booking this property, the booking guest acknowledges that these Rental Agreement terms were made available for review before booking and understands that an electronic Rental Agreement containing these disclosed terms will be required after booking. Guests are given one parking spot. Sunrise Motel is not responsible for theft or damage. No visitor vehicles. No unregistered guests allowed.
