Description

There are two two-storey buildings on land with a large leisure area. Near to commerce, beach, ponds and mountains All rooms have air-conditioning and ceiling fan. The house has 6 en-suites and 1 bedroom with an exclusive bathroom. The Master 3 suite has 1 continuous bedroom. The total number of rooms is then 8. Large gourmet area with 6 x 3m tile pool 1.5m deep and large covered area barbecue. Internal parking for up to 4 cars and outside in front of the house. The space Quiet Street. You can walk to Camboinhas beach, Sossego beach, Shopping Camboinhas Mall, Mercado "Camboinhas" and the woods where the Chapel of Santa Teresinha do Menino Jesus is located. Other things to note We present, below, our rules and rental policies of Solar de Camboinhas: (1) Lease Conditions The house is very large, almost an inn and it holds with privacy and comfort several families. The service is done by several professionals and demands a full day. Therefore, the check-in takes place from eighteen hs. Overnight value are included bed linen compatible with the number of paying guests. The supply of pillows with pillowcases, bottom and top sheets and rugs is free. A laundry fee will be charged for the supply of duvets, face towels and tea towels. The Lessee must inform the distribution of guests in the dormitories to bed and bath linens are available for the amount of paying guests. Some sites due to system configuration limit the number of guests at the time of booking to 16. However, they fit much more in beds with all comfort because the house is very large. Thus, the greater difference between the number of actual guests and the limit established by the site system configuration must be informed to the Lessor and paid through additional amounts. For up to 12 paying guests, 3 suites and a bedroom with an exclusive bathroom in the main house will be available; from 13 to 16, 4 suites and a bedroom with an exclusive bathroom in the main house; from 17 to 21, 5 suites (2 master suites) and a bedroom with an exclusive bathroom in the main house; for more than 21, the flat can also be used. These parameters can be negotiated with the owner. In the daily rate, the consumption of electricity and gas water that are the responsibility of the renter is not included. The payment of the values of light and gas water can be made a posteriori, considering the consumption determined in the records of the water and light clocks. The gas value is fixed. A security deposit will be charged, which will be returned after the house inspection or offset against amounts payable for water, electricity and gas consumption. To simplify the rental and facilitate the process by avoiding the security deposit, the tenant can choose to pay the water, electricity and gas rates by estimate, considering the number of people and the overnight stays contracted. The main house has solar heater, which reduces electricity consumption) (2) Security The person responsible for the rental must provide the full names and ages of the guests and the identification of the cars for control and eventual information to the security area of SOPRECAM (Association of Residents, condominium type) (3) Events It is common practice to hire vacation rentals for accommodation and barbecues to  celebrate birthdays and other special dates with relatives, friends and guests who do not stay to sleep but participate in the meeting. We remind, however, that it is not a party house because it does not have the requirements for acoustic control or authorization to function as a party house. In this way, the Lessee and its guests will respect the rules contained in the Silence Law, as well as they will not park cars irregularly or place garbage on the sidewalks or garage gates of the neighbors. (4) Cleaning and maintenance of the pool after check-in The landlord will provide products for maintaining water quality, to be placed in the water at night, avoiding contact with guests, especially children. In the overnight stay, the pool maintenance service during the rental is not included, which is usually not required in a few days' rentals. (5) Care for the property Special care with the windows as they are guillotine shaped and produced in hardwood and thus, they are heavy and have to be handled with attention to avoid accidents. The swimming pool is in the leisure area, in an open place, so you should avoid unaccompanied children, pets, as well as the use of glasses, plates, bottles or any glass objects, as well as the consumption of beverages on the spot and their use by people who are under the influence of alcoholic beverages due to the risk of accidents. (6) Utilities and facilities The lessor is not responsible for lack of water or electricity supply due to external problems caused by utilities or events of any nature external to the premises of the house and its consequences in the internal facilities and is not responsible for problems arising from the regular wear and tear of equipment, machinery and facilities. In the event of malfunction of any facility, the Lessor must be informed immediately so that it can provide necessary actions to activate the Residential Insurance. The landlord shall not be responsible for objects or utensils left or placed by the tenant within the leased property. (7) Return of the property The property must be returned by the Lessee in good hygienic and clean condition, with clean pots, washed dishes and rubbish bagged and collected in the external rubbish bin to avoid attracting animals, as the cleaning staff cannot always go the day after the guest leaves.
