Base price is for 1 bedroom. Additional $25 if second bedroom needed. Escape and enjoy the rolling green hills in a peaceful country setting. The space offers 2 large bedrooms, full bath, a beautiful front porch to sit and enjoy the sunset in the evening, or have a meal at the bistro set. Or, sit in the backyard where you can enjoy the sunrise each morning, use the large firepit in the evening and enjoy a spectacular view. Perfect spot for a couples getaway or a quiet spot for business travel. The space NOT SUITABLE FOR CHILDREN UNDER 12 YRS. OF AGE DUE TO SAFETY REASONS. The space is located on the second level of our home. You will enter through the front door into a foyer area and right up the stairs. It is not handicap accessible. 2 spacious bedrooms, each with a Queen size bed, dresser, 2 closets, TV with streaming capability. Full bathroom off hallway w/ large double vanity, shower/tub. Shower and toilet area has door for privacy if needed. Toiletries are provided (Soap/shower gel, shampoo & conditioner), shower puffs and hair dryer under sink. Keurig, coffee supplies and a microwave in a dedicated cabinet in the hallway. There are extra blankets & pillows in the bedroom closets. Ironing board and iron in linen closet in the hallway. Centrally located to Binghamton, Oneonta, Norwich, Cooperstown, Syracuse, Finger Lakes Guest access Guests have access to the 2nd floor, the front porch, and the fire pit area behind the house. Firewood and supplies are not provided and are the guests' responsibility. Fires will be lit at the guests' own risk and discretion, and are to be fully extinguished before re-entering the house. NOTE: NY State has a burn ban from Mid-March to Mid-May. Please access the back yard by going out the front door and around the house. Access to the back deck and patio area is not permitted. That area is for our use and to keep our dog contained. During your stay We are always happy to meet our guests upon their arrival and show the space. We enjoy saying hello and getting to know our guests a bit, tell them a little about the house, the area, etc., but if you would rather enter on your own, entry will be through a key code on the door which we will provide prior to your arrival. We do live in the home full time, and have a dog whose name is Jäger. Yes, like Jägermeister. :-) He will bark if he hears you coming and going, but he's harmless and will calm down within a short time. He will not have any contact with guests unless they wish to meet him. If you need anything during your stay, you can contact us via the Airbnb messaging system and we will get back to you as quickly as possible. Other things to note Children: We do not permit children under the age of 12 for safety reasons. The bedroom windows are very large and low to the floor. Parking: There is ample parking on property. We ask that you do not park or drive on the grass, and as you pull down the drive, use the parking area on your left. We do ask for a maximum of 2 vehicles per stay. Pets: Pets are not permitted. Smoking/Vaping: Smoking/Vaping is NOT PERMITTED in the house or on the front porch. Designated smoking area is out back at the fire pit.
