Your family will be close to everything when you stay at this centrally-located cottage, five to ten minutes walk down into the very heart of Holmfirth. It takes longer to walk back up the hill depending on how fit you are. The space Bedroom 1 - king size four poster tester bed, built-in wardrobes with plenty of space to hang clothes and lots of drawers, luggage rack and views over the river to the open countryside beyond, this is a heavily wooded view in the summer. Bedroom 2 - double bed, luggage rack and coat hooks to hang clothes, chair. Bedroom 3 - single bed, built-in small height wardrobe and drawers, coat hooks to hang longer clothes, luggage rack. The sitting room, dining, kitchen area is all open plan: Sitting room - sofas, built in cupboards either side of the fireplace, electric fire that looks like a solid fuel stove, Frame TV. There are wonderful views over the river to open countryside, this is mostly of trees in summer, in winter you can see through the trees to the fields beyond. Dining area - large dining table and chairs to seat 5. Kitchen area - large kitchen with built-in dishwasher, built-in fridge-freezer and bins, kettle, toaster, coffee machine. Shower room - walk in shower, toilet, sink and heated towel rail. Entrance hall with plenty of hanging for coats and rack for shoes. Guest access Guests have access to the whole interior of the cottage, except the cellar. The door to the cellar will be bolted closed from the other side, do not try to force it open. Other things to note Reduced occupancy If fewer than five guests are staying (usually mid-week or out of season), additional cleaning and laundry costs may apply. The Airbnb costs quoted are based on two guests sharing a double bedroom etc and all guests sharing a bathroom. Use of additional bedrooms will be £30 including the linen charges outlined below and £10 for cleaning the room. If only two guests are staying, but require two bedrooms there is an additional charge of £20 to cover the additional laundry costs and £10 for the additional cleaning costs. This also applies to three guests requiring three rooms, it is £20 for each additional bed that needs to be made up and £10 for each additional bedroom that has to be cleaned. PLEASE NOTE THAT REQUESTS FOR REDUCED OCCUPANCY BOOKINGS WILL NOT BE ACCEPTED DURING SCHOOL HOLIDAYS, OR AT WEEKENDS. EXCEPT AT SHORT NOTICE. OR AT ANYTIME OVER THE CHRISTMAS AND NEW YEAR HOLIDAYS. IF YOU ARE FEWER THAN FIVE GUESTS AND STILL WISH TO STAY AT PEAK PERIODS, PLEASE ENTER FIVE GUESTS TO OBTAIN AN ACCURATE PRICE, REGARDLESS OF HOW MANY OF YOU ARE ACTUALLY STAYING. IF YOU DO THIS THERE WILL BE NO REDUCED OCCUPANCY SUPPLEMENTS ETC, THESE ONLY APPLY WHEN LESS THAN FIVE GUESTS ARE BOOKED IN, OR IT IS A SHORT NOTICE BOOKING AND WE HAVE ALLOWED REDUCED OCCUPANCY AT A WEEKEND. Names Full names of all guests must be provided to Angela on booking. Local Authority Good Neighbour Guarantee (LGNG) A £250 fully refundable Local Authority Good Neighbour Guarantee is payable direct before arrival. This is paid direct, rather than through Airbnb, as it is fully refundable, so it is not appropriate to pay 18% commission to Airbnb on it, or VAT. If the house rules are followed, this will be returned directly into your bank account two weeks after check-out. If the house rule about not making noise that is audible off the property after 11pm and before 7am is broken, all of the LGNG will automatically be forfeit. Toiletries, towels and linen Quality toiletries are provided for your use in the cottage. Luxurious high gsm towels, including one bath sheet per adult, one bath towel per child, one hand towel and one bath mat per bathroom are provided. If fewer guests are staying, they will be charged £5 per towel if they use more than one bath sheet. Linen (100% cotton with a high thread count), bathrobes and slippers will be provided for adults. The towels, robes and slippers provided cannot be taken outside. If only two guests are staying, but require two bedrooms there is an additional charge of £30 to cover the additional laundry, ironing and cleaning costs. This also applies to three guests requiring three rooms etc, it is £20 for each additional bed that needs to be made up. Pets - house rules We are super pet friendly. There is a £30 supplement per pet and we also ask that owners: Please keep pets off the furniture (unless you provide your own throws to cover the furniture) Please exercise pets outside the property Please remove pet hairs from the carpets and furniture before you leave (there is a vacuum cleaner for you to use) Please do not leave pets unattended in the property unless they are in a crate and are happy being placed in one Please do not let pets in the bedrooms without prior approval Please do not let pets in the hot tub or bathrooms There are lots of local pubs and restaurants that are pet friendly, including several of our favourites - see our dining guide. Noise No loud music to be played outside at any time, and no music/noise that is audible from off the property between 11pm and 7am. Failure to do this will result in forfeiture of the LGNG. Shopping There is a large Co-op, Lidl, Aldi and Sainsbury’s Local in Holmfirth. All the major supermarkets deliver to the property. There are some wonderful farm shops around Holmfirth and excellent local farmers markets in both Holmfirth and Penistone. Parking Parking can be tight adjacent to the cottage at weekends and at evenings, but you will always find free on road parking higher up or lower down. The cottage is located on one of the three busy main roads coming from the south into bustling Holmfirth, so it’s nice and wide and not like the small lanes that some of our cottages are accessed by. Holmfirth with its many cafe’s, shops, pubs, restaurants and farmers market is only a short walk away. If the front windows are open the traffic is audible and busy during the day, but not so overnight. Out the back elevation it is incredibly peaceful, as it overlooks the river and surrounding fields, the view of the fields is mostly obscured by the wonderful view of the magnificent trees in bloom in summer. Renovations This property was built in the 1800’s, but is new to us - July 2024. Therefore, it is still a work in progress and the furniture and interior design details may change. The carpets were only fitted at the end of 2024. Therefore, please remove your shoes before going upstairs. The cottage is located on one of the three busy main roads coming from the south into bustling Holmfirth, so it’s nice and wide and not like the small lanes that some of our cottages are accessed by. Holmfirth with its many cafe’s, shops, pubs, restaurants and farmers market is only a short walk away. If the front windows are open the traffic is audible and busy during the day, but not so overnight. Out the back elevation it is incredibly peaceful, as it overlooks the river and surrounding fields, the view of the fields is mostly obscured by the wonderful view of the magnificent trees in bloom in summer. This is a terraced over dwelling and we own the under dwelling underneath too. There is a hot tub in the garden there. Guests there are asked to not make any noise after 11pm at night and to respect the peaceful nature of the setting. If they are making lots of noise outside after 11pm, please let us know, as that breaches their terms and conditions and we can take the appropriate action.
