Only registered guests are permitted to stay at the property. If you are travelling with children, please let us know before booking. Children must be supervised at all times, and guests are responsible for any damage caused during their stay. By confirming your reservation, you agree to comply with our house rules and accept responsibility for any damage, missing items, or additional cleaning required during your stay. Check-in: From 3:00 pm Check-out: By 10:00 am Early check-in or late check-out may be available by prior arrangement, subject to availability, at £20 per hour. Parking: Free private driveway parking is available for guests. Long-Term Stays For stays of 14 nights or longer, a mandatory light cleaning service is carried out every two weeks to maintain the property to a high standard. This includes fresh bed linen and towels and is charged at a discounted rate of £55 per visit. During Your Stay: Complimentary toiletries are provided on arrival. For longer stays, guests should purchase additional supplies once the complimentary items have been used. If your stay exceeds one week, please place the bins out for collection and return them afterwards. The property operates a fair usage heating policy. The smart heating system maintains a comfortable temperature of approximately 20–21°C. Please do not increase the thermostat above 21°C. Keep windows and external doors closed while the heating is on. Please do not switch off or cover the living room radiator, as this may affect the smart thermostat. Turn off lights and reduce the heating to 18°C whenever leaving the property. House Rules: No smoking or vaping inside the property. No parties or events. No pets. No illegal activities, drugs, or firearms. No unregistered overnight guests. Local bookings may require host approval. Quiet hours are from 9:00 pm to 10:00 am. Please respect our neighbours by keeping noise to a minimum. Remove outdoor shoes before entering the property. Keep the property clean and use the outdoor bins provided. Do not disconnect the Wi-Fi, thermostat, or any installed equipment. Smart TV provided with access to streaming apps. Please sign in using your own Netflix or other streaming accounts. No commercial use without prior approval. Please do not arrange for mail or parcels to be delivered to the property. Charges apply for lost keys (£50), damaged or missing towels (£15 each), excessive cleaning, or damage to the property. Before You Check Out Before leaving, please: Take all personal belongings. Lock all doors and windows. Turn off all lights. Wash, dry, and put away all used dishes. Empty the kitchen bin and dispose of any perishable food. Return the key through the letterbox.
