Guest access You’ll have full access to the entire home—please make yourself comfortable and treat the property and neighbors with care and respect. Check-in/Check-out • Check-in is at 4 PM. • Early check-in may be available for a fee if there’s no same-day check-out. **We can also accommodate early luggage drop-off, but guests may not return to the property until 4 PM. • Check-out is at 10 AM. • A complimentary 11 AM check-out may be available with 12 hours' notice, given there is not a same-day check-in. Late check-out fees • 11 AM–1 PM: $300 • 1 PM–3 PM: 50% of the nightly rate • After 3 PM: Full nightly rate **If you wish to extend your stay, full payment must be made before 10 AM. Please leave keys/remotes on the kitchen counter or entry table at departure. Note: All early check-in and late check-out requests are subject to availability and not guaranteed. Home Essentials All Maimon Group homes are hotel-ready with smart TVs, high-speed Wi-Fi, and fully equipped kitchens featuring: • Refrigerator, oven/stove, microwave, toaster • Electric kettle, drip coffee maker or Nespresso • Dining sets, pots/pans, utensils, wine & drinking glasses • Kitchen tools: wine/can openers, measuring spoons, spice rack, salt/pepper House Supplies Each home includes a starter pack of: • Dish soap, hand soap, sponge • Dishwasher pods, laundry pods, dryer sheets • Trash bags, paper towels, toilet paper **We also provide enough bedding, bath, hand, face, and pool towels for the home’s maximum occupancy, along with shampoo, conditioner, and body wash. Laundry • All homes include a washer, dryer, ironing board, and iron. Other things to note Before you book your stay, please take a moment to review the following house rules. By booking, you acknowledge and agree to abide by these rules throughout your stay. Failure to follow these rules will be considered a violation of your rental agreement. House Rules: Deposits & Fees • For bookings over 30 days, an additional damage deposit may apply. • Additional fees may apply for: pets, pool heating, early check-in, late check-out, etc. • Fee will be charged for damaged items (including towels) • Monthly stays (28-31+ days): guests responsible for utilities (gas, water, power, etc.) * Parking • 2 car driveway, 1 car garage, few streets parking (read signs) Noise Policy • No outdoor music after 9 PM • Quiet hours start at 9 PM (City of LA enforcement) * • Noise meters installed to monitor noise levels** • Outdoor music systems disabled due to previous noise complaints • Bluetooth speakers recommended (low-decibel, non-amplified only) *Note: In the event we receive a noise alert, we will promptly notify you via text or phone call. If it continues to exceed city limits, we may need to make an in-person visit. **Note: These devices do not record conversations, they only read decibels. Events & Filming • Prior approval required for any filming, production, or events • Additional fees may apply • Written permission needed for more than 10-12 guests on the property • Outside vendors require approval and proof of insurance (COI) Concierge Services • Private chefs, luxury vehicles, spa services, and more are available upon request, subject to availability and additional fees. Amenities • Air Conditioning: Keep doors and windows closed while AC is in use. Do not set below 70°F. Guest misuse may result in malfunction; no refunds or discounts will be issued. • Pool/spa heating available upon request for additional fee (not included in rental rate) • Heating must be requested 48 hours in advance • Minimum 12-18 hours needed to heat pool above 80°F* • Minimum 1 hour needed to heat hot tub • Pool pumps** *Note: While we will do our best to accommodate the needs of our guests, we cannot guarantee pool temperature, and setting pool temperature to 100-105 degrees will not speed up the heating process. With prior request, the pool will be heated as usual. **Note: Pool pumps operate on a scheduled timer to prevent overworking and will not run overnight Strictly Prohibited • Smoking/vaping indoors ($1,000 fee for violations) • Illegal activities or substances • Firearms • Subletting • Excessive loitering outside property • Large parties • Pets (unless pre-approved) • Removal or damaging of furniture/furnishings Cancellation Policy • Full refund 14 days prior to arrival or within grace period (48 hours of booking) • No refunds after this period Maximum Occupancy • 2 guests per bedroom • Maximum 10 occupants unless approved (additional person charges may apply) • Verification required for each individual guest (through Veriff) Guest Verification Notice: To ensure a seamless and secure experience for everyone, we now require a simple verification step through Veriff for all our new guests.
