A beautiful historic cottage set beside the river Yare, nr Loddon. Ideal for couples or a group of friends seeking a peaceful escape. With no neighbours, you’ll have complete privacy in a tranquil haven. On private moorings, enjoy views of abundant birdlife, wildlife and the ever-changing river. (No children under 16 due to deep water) The house offers 3 double bedrooms, log burner & spacious, secure garden. A separate annexe sleeps 2 with own private amenities. Dogs welcome for a fee. The space This spacious riverside cottage is a wonderfully secluded retreat, rich in history and surrounded by wildlife and natural beauty. Reached by a one-mile, safari-style private drive, the main house has three comfortable double bedrooms: one king-size room with an en-suite shower and loo, plus two double rooms sharing a family bathroom. There is a cosy sitting room with a wood burner, television, board games and shelves full of books, as well as a small music room with a lovely, well-tuned piano. The dining room has a traditional Rayburn, and the compact kitchen is well equipped for relaxed stays. For additional guests, or anyone who prefers ground-floor accommodation, the adjoining annexe has a small double bedroom, kitchenette, shower and loo. The cottage can sleep up to seven, although the sitting room is rather snug when everyone gathers together! Each bedroom is spacious and comfortable, and there is plenty of room outside, with a large private garden, a barbecue and acres to explore. We grow our own vegetables and keep free-range chickens, and guests are very welcome to pick whatever is in season. Dogs Up to two well-behaved dogs are welcome. Please include them in your guest details when booking, as there is a small additional cleaning charge. Because our chickens roam freely, the cottage is not suitable for sighthounds, determined escape artists or dogs able to jump fences. We also ask that dogs remain downstairs. Children Please note that the cottage is not suitable for children. The nearby river is deep and can be fast-flowing, and the house and grounds have not been designed to be child-friendly. Location Set beside the beautiful River Yare, the cottage enjoys wonderful views and abundant wildlife. It is tucked away along a farm track near historic Hardley Windmill, offering exceptional peace and privacy. The market town of Loddon, with its shops, cafés and pubs, is close by, while the Norfolk coast is around 25 minutes away. There is ample parking, plus an undercover standard three-pin socket for EV charging. Faster charging is available in central Loddon. Wi-Fi Wi-Fi is available, although the connection can occasionally be a little weak due to our wonderfully remote riverside location. It’s generally fine for everyday browsing and messages, but may not be reliable enough for uninterrupted streaming or important video calls. The animals Animal lovers will be in excellent company. The property is home to a horse and pony, goats, a pig, free-range chickens, four alpacas and several barn cats. We carry out daily animal checks during every stay, but always take the utmost care to respect guests’ privacy—and there will be no early-morning visits. A little further up, and across the river, the historic Cantley Sugar Factory operates (very quietly) from November to March, adding a fascinating art deco touch to this serene retreat. This is an exceptionally unique and special place aimed at giving you peace, fun and a little magic throughout your stay. Guest access While your privacy is fully respected, the owner or a colleague will have to access the property's outbuildings via a separate pathway DAILY to feed the outdoor cats, chickens and feed and check the owner’s two horses, pig and goats. Times to suit you and you will not be disturbed. There is also a public footpath nearby but again, this is not regularly used as it’s a long walk to get there. Other things to note Additional Information: If you are bringing dogs, please ensure you clean up after them and keep them on a lead outside of the fenced garden at ALL times. Please note, you must add your dog(s) to the booking if you are bringing them please. Additional charge applies. This is absolutely essential as the property is home to three friendly rescue farm cats (live in stables) chickens (in enclosure) and two horses. We also have two free-range sheep which are very special to us so if you feel your dogs could be a potential problem (eg: sight hounds who can jump fences or dogs that can't resist a good chase) then please don’t book as this place would be a bad fit - there's a lot of animal life & too many temptations. Chasing our animals could lead to very expensive vets bills and potential trauma so please don’t take the risk. Thank you for your understanding! Let me know if you wish to use the annexe and configuration of your guests. No teenagers in the annexe please. Please be aware that the River Yare is deep and fast-flowing, so take extra care around the water. Guests are welcome to bring their own canoes, and I can provide two life jackets for your safety. Again I must absolutely stress, this property is not be a good fit or suitably safe for those with children.
