The space This property includes three total units: a front main house and a detached duplex in the backyard (two units). •Access Pathway: Each unit has its own private entrance accessed via a shared side yard as a walkway to access individual accommodations. Shared Spaces & Access Rules •Shared Amenities: The backyard and hot tub are shared with Airbnb guests from the other on-site units. •Side Yard Policy: The side yard is strictly a pathway to walk to and from your unit. Please do not use it for relaxing, gathering with friends, hanging out, or any other personal activities. •Appropriate Attire: Dress Code. Wear appropriate clothing in all outdoor and shared areas, including the backyard, side yard, and general property premises. Apropriate, modest clothing/attire at all times when outside in shared areas is a must. General House Rules •Quiet Hours: Quiet hours are strictly from 9:00 PM to 8:30 AM. Please be mindful of neighbors and fellow guests at all times. Substances & Loitering: •No smoking, no drinking alcohol, and no loitering anywhere on the property premises, including the side yard. Cleanliness & Trash •Clean Up After Yourself: •Please remove all personal items and trash that you bring into the backyard or other shared areas. •Trash Disposal: Dispose of all trash directly in the main trash bins located by the driveway. •Reporting Issues Rule Violations: If a fellow guest breaks the rules or acts offensively, please report it immediately via the Airbnb chat. This ensures all misconduct is officially documented so appropriate action can be taken by Airbnb. Guest access This Airbnb is one of three properties that share a right- of-way easement or side yard to access the main entrance of each property. We ask guests to keep clear this area. Guests are asked Not to stand and block this access corridor. Please be courteous allowing other guests to access their accomodation. Do Not knock at the door or ring the door bell at other guests or neighbors. Our guests neither our neighbors Do Not run the Airbnb. Be aware there are exterior video cameras and disturbing other guests will cause the cancelation of your stay and a $300.00 USD fee. Do Not use the right-of-way as a patio to relax or have personal-friends time. Do not sit on the wall fence and please No Trespassing the neighnors property. Loud music and loud activities that affects neighbors and other residentes is not allowed. Please use the designated parking spots only. Please ask your host about additional parking away from this home. The main entrance to the house is located on the right side of the property and it's to be used only by our Airbnb guests. The restricted area is on the left side of the house, please do not use that entrance." This is a space in the house with restricted access has absolutely no contact with the rest of the house. There is a $200 USD FEE if trespassing to the back yard and left side of the house. Dogs may be or may not be kept at this side of the house. Other things to note In case you need to do a late check in - you are very welcome to do so but we ask our guests NOT to ring the door bell or knock on the door after 8:30 PM. We have other Airbnb guests and residents in the house that may be asleep and we DON'T want to disturb any person's good night's rest. You are more than welcome to do a late self check in after 8:00 pm BUT please be AWARE that there IS NOT a 24/7 service from your Airbnb host to welcome guests. If you find yourself into a situation that will require assistance from your Airbnb host when checking in after 8:00 PM or may you have any other unexpected situation after entering to the house when check in time of 8:00 PM is past, we may not be able to assist you at that very moment. Incoming Airbnb calls and texts from our guests will be received between 7:00 am to 8:30 pm Due to previous experiences with some of our guests in the past overlooking and breaking rules in the house we have added extra fees as follows: $200 USD extra fee during quiet hours or "at any other time" of the day when other guests are trying to sleep or get a peaceful rest if you knock on the door, ring the door bell, slam doors, play music/electronic devices, conversations, using the kitchen or any other source with loud volume that may cause disturbance to other guests or residents in the house. "Don't knock on the door, don't ring the door bell after 8:30 PM" $100 USD extra fee if you occupy any other bedroom not assigned to you and $100 USD for every extra bedroom disturbed by you or for SLEEPING/LYING DOWN in the living room. (We advice for the guests to watch TV in the bedroom NOT in the living room since the $100 USD fee apply for every time you brake this rule). $100 USD fee when introducing beverages/food to your bedroom and when leaving water/other damage to the furniture. $100 USD fee when you leave the shared bathroom messed up after you use it, leaving hair, trash, (on the bathroom's floor, sink, shower) and personal items like toothbrushes, deodorant, shampoo, bar soap, your laundry, towels etc. $100 USD extra fee for cluttering the kitchen counter tops, dinning table and living room with groceries, bags, or any kind of personal items. $100 USD extra fee when smoking near or outside the house with open doors or windows allowing cigarette smoke to get into the house. When using the kitchen please keep in mind that you are renting ONLY a bedroom. The use of the kitchen is very limited in this case and IS NOT permitted to use the kitchen to prepare formal meals, prepare large to medium meals, family meals, NO CATERING from this kitchen or preparing meals to go. There are 6 bedrooms in the house so you should not use more than 1/6 of the total space in the fridge. We charge a cleaning fee when food odors spread through the house. IMPORTANT to remember there is $150 USD fee every time each of the following rules are broken and these actions take place : 1.-Failing to completely remove all grease from range, grills, walls, counter tops and other surfaces as the floor. 2 -All surfaces must be cleaned and washed by using soap and easy off . 3.- Not leaving food or any other material residues on any surfaces of the kitchen and floors. 4.-Cooking out side the time frame. 5.- Every item of the kitchen should be put back in the same place where you found it. 6.- Please don't put back dishes half way clean or containin food or other material residues. NO COOKING AT ALL between 11:00 AM - 3:00 PM through 8:00 PM $15 USD Fee for early or late check out plus $5 USD for each additional hour. Towels are not included, there is a $10 USD fee per towel used. Please don't take the living room, kitchen, table or kitchen island as a personal work station or as an area to play and spend personal time since this is a side of the house for all the guests to transit through-in and out their Airbnb. Trash should be deposited in the trash bin by the driveway. Please don't park heavy vehicles on the driveway or by the sidewalk-road side. Please let us know if you park a vehicle with oil leaks, there is a $200 USD damage fee. $500 USD extra cleaning fee when using or introducing drugs and alcohol in the house or it's premises. Same fee will apply for guest when intoxicated under influence of drugs or alcohol are present in the house or it's premises. This fee $500 USD will be applied per each day you spend in the house during the whole stay of your Airbnb and violation of this rule will cause the termination of your stay plus the cost of the fee already explained above. Harassment towards other Airbnb guests and residents of the house when loud, explicit and graphic sexual encounters are heard outside your bedroom, this is not allowed in the house at any time. Violation of this rule will cause the termination of your stay and a fee of $500 USD Parties within the house or inside your designated Airbnb bedroom that can be heard outside your room or can be heard in other rooms of the house like conversations, high TV volume, electronic devices with loud volume etc. is considered harassment towards our Airbnb guests and residents of the house and a $500 USD fee will be applied as the termination of you stay. There may be or may not be the presence of dogs in a secure gated area of the house located on the left side of the property. No using/invading/intruding/trespassing the left side of the house. There is a fee of $150 USD when braking this rule. An extra cleaning fee will be added depending on the severity of each case and the extra fee will be charged every time the guest incurred in the same incident throughout the whole time of the stay in the house. Housekeeping, fresh linens, and towel replacements are not included during long stays. However, we are happy to arrange these services for you for an additional fee if you would like. Our listings are rented exactly "as is" regarding layout, furniture, and appliances. We kindly ask guests to review the full list of amenities provided in the description before booking, as we are unable to add new appliances or upgrade the unit after a reservation is made.
