The Experience: We want to take a moment to share some details about our property to ensure your stay is aligned with your expectations. Our homestay is a lovingly preserved charming heritage property, showcasing the timeless beauty of colonial-style architecture and historical charm. While the property offers a unique and evocative atmosphere, it is not considered a luxury stay. Instead, our focus is on providing an authentic and immersive experience that celebrates the rich history of the property and its deep connection to nature. The surrounding grounds are a haven for local flora and fauna, creating a serene environment where you can truly unwind and reconnect with the natural world. You might encounter diverse plant life and observe various wildlife species during your stay, adding to the immersive experience of being close to nature. We take pride in preserving the heritage of the property while allowing guests to enjoy the surrounding landscapes and natural elements. Network & Connectivity: In our homestay property, mobile network connectivity can be quite spotty, making it challenging to rely solely on cellular service for calls and messaging. However, to ensure uninterrupted communication, we provide a WiFi facility - an Individual Leased Line specifically for Whats App calling. This allows guests to stay connected with friends, family, and colleagues without worrying about network fluctuations or dropped calls. Food: Tipperary Estate does not have a kitchen. For Breakfast, lunch, snacks, and dinner, we provide a variety of choices from local home caterers and nearby restaurants, available at an additional cost. You can enjoy these meals delivered right to your accommodation or explore the local dining scene at your leisure. Food is available on order from nearby restaurants and delivered to your room. Electricity Backup: We are committed to ensuring your comfort during your stay with us and want to inform you about our power backup facilities. Our property is equipped with a generator set (genset) to provide reliable electricity during power outages. This backup system helps ensure that essential services and common areas remain operational, even in the event of an unexpected power cut. In addition to the genset, we have an uninterruptible power supply (UPS) system in place. The UPS is designed to provide immediate backup power to sensitive electronics and appliances, minimizing disruptions and allowing you to continue using essential devices without interruption. While we strive to maintain a stable power supply, please note that occasional network disruptions or voltage fluctuations may still occur due to our property's location. However, our backup systems are in place to mitigate these issues and enhance your comfort. Caretaker: We are pleased to inform you that our caretaker Mr. Pradeep is available on the property 24/7 to ensure your comfort and convenience. To ensure your privacy and comfort, room service is available upon request only. We want to respect your personal space and provide a seamless experience tailored to your needs. Check-in Time: 02:00 PM Check-in is available from 2:00 PM onwards. We kindly ask that you adhere to this time to ensure that your room is prepared and ready for your arrival. If you anticipate arriving earlier, please let us know in advance, and we will do our best to accommodate your request, subject to room availability. Check-Out Time: 11:00 AM Check-out is required by 11:00 AM on your departure day. This allows us to prepare the room for incoming guests. If you need a late check-out, please inform us in advance, and we will accommodate it if possible based on availability. Wildlife: Tipperary Estate is part of local nature, blessed to be in a location where flora and fauna are blooming and within proximity to the dense coffee plantations. Do not be surprised to see animals like bison, dogs to smaller ones like monkeys, squirrels, rabbits & rats, insects like spiders, butterflies, houseflies, bugs, beetles, bees & wasps, reptiles like snakes and lizards, and birds like eagles, sparrows. Although many of them are harmless, some may cause harm if touched, provoked, or within their space. Thus we urge you, while moving around in the night only with a light on, to stay in the room if a wild animal is spotted outside & respect wildlife. Our cleaning standards are at the highest, but that doesn’t stop the occasional insect, slug, fly, frog, lizard, or mouse from visiting the room. Housefly numbers can increase dramatically at certain times of the year and may appear in the rooms. To help minimize the chance of insects entering your accommodation, we highly recommend keeping the doors closed in the evening. The natural surroundings and lush greenery can sometimes attract insects, and keeping the doors shut will help to keep them out. Technical Failures: We want to ensure you have a comfortable stay and would like to inform you about a few aspects of our property’s infrastructure. Due to the location of our property, there may occasionally be network disruptions or voltage fluctuations. As a result, you might experience intermittent issues with devices that rely on a stable network or consistent power supply, such as internet connectivity, cable TV, water heater, or electronic appliances. Being in a remote location, if anything fails to function, we may sometimes not be able to fix it immediately, and may take very long to be rectified. E.g., long power outages and generators fail to function. Be prepared for a completely off-the-grid experience at any point in time and may last the duration of your stay. Pets: Please be aware that while some of our properties are designed to be pet-friendly, not all of them can accommodate pets. Pets are allowed in leashed condition only in our Tipperary Garden Villa, Tipperary Bamboo Villa, and Tipperary Cottage, please kindly bring your own bed and linen for your pets and the necessary pet fee will be applicable. We kindly ask you to check the specific property details before booking to ensure they align with your needs. Local Employment/Language Barrier: Tipperary Estate provides a great majority of employment to local people primarily from nearby areas. This is part of our vision to contribute to the local community. The local people of the region are also better suited for the physically challenging work environment at Tipperary Estate. Due to this the primary language of communication/fluency is Tamil and only a minimal level of fluency in other languages. If ever faced with the severe language barrier, please feel free to request staff to speak with someone else with a better understanding of the language spoken.
