The property offers multiple living areas and plenty of space to relax and enjoy your stay. The rooms are spacious, well-lit and furnished with clean, functional, pre-loved furniture. While some items may not be brand new, everything is maintained to be functiona + clean. Constructive feedback is welcome if something needs attention and will be addressed at the next changeover. To accommodate both individual guests or duos, 1–2 guests per room are accepted. Room bookings do not include any onsite parking (driveway or garage); street parking is available nearby. Please do not block the driveway or garage at any time. This is a shared home, so all guests are asked to be respectful of the property, other guests, the Host and the private areas of the home. Please read ALL House Rules + full listing description before making a reservation so you know what's included :) The property is occupied by your Host, who is a person living with a disability who runs their own business. The home is set up to support functionality, comfort and independent living. Keeping the driveway & garage access clear is particularly important for accessibility and safety reasons. As the Host works from home, occasional support staff or contractors may attend from time to time. A calm, respectful and comfortable environment is maintained for everyone. NB: The linen cupboards, kitchen pantry + garage are private areas and not accessible to guests. External CCTV is used in the garage & around the home for safety + security and to also ensure that House Rules are followed. Applicable fees may be charged for breaches of the House Rules. Guest access Contactless entry via lockbox is provided for check-in. Guests have access to a private, lockable bedroom and a designated shared Guest living area, which includes an open plan lounge + dining area adjoining the open-plan kitchen. Please go through 1st set of internal doors to access the Guest (2nd lounge) area. Guests may also use the shared outdoor seating area and the amenities provided for guests, including the fridge, microwave, kettle, toaster, rice cooker, small air fryer, plates, cutlery, utensils and a coffee machine (byo coffee pods). Guests are only permitted to use the designated Guest areas and designated amenities. Guests are not permitted in Host only areas which include the Host's room (door 1), Garage (door 7), Linen (door 6), Front 1st Lounge (with bean bag) and Pantry (which is blocked off / restricted by Guest Fridge). All bedrooms are private + lockable. Single room bookings do not include parking for any individual room. Street parking only is available nearby. It's each guest's responsibility to adhere to any local parking guidelines. The Driveway must remain clear + unobstructed at all times for Host wheelchair access & safety. NO EXTERNAL VISITORS / EXTRA GUESTS = Only Guests named on the booking are permitted on the property. No friends, partners, family or other visitors are permitted. No unapproved visitors or overnight guests are permitted. Please read and understand all House Rules before booking :) During your stay The Host enjoys meeting guests & is always happy to help with local recommendations or answer any questions during a stay. That said, the Host also appreciates that many guests prefer their own space and generally takes the lead from each guest. Whether guests would like a friendly chat or complete privacy, the Host is happy to accommodate each Guest's preferences. The Host runs their own business, so while they may not always be available in person, they are easily contactable through the Airbnb app if guests need anything. The Host also has staff who attend the home to help keep the place clean and well maintained, and to top up shared supplies when needed. As the Host is a person living with a disability, it is important that the driveway + garage access remain clear at all times for safety and accessibility. Guests booking a single room should use the plentiful nearby street parking, as onsite parking is not provided for single-room bookings for individual bedrooms. The Host's aim is to provide a welcoming, comfortable and respectful environment for everyone staying in the home. Other things to note This is a Host-occupied shared home, so your Host and other Guests may be present during your stay. The home has a main shared GUEST living area adjoining the open-plan kitchen, as well as a shared outdoor area with a large table & seating. NB: Front living area near garage & front door with the big bean bag, is for Host use only, as this is also where wheelchairs and other mobility aids are stored. Please go through the first set of internal doors to access the shared Guest living area. As the Host is a person living with a disability who works from home; so occasional support staff or contractors may attend from time to time. Keeping the driveway and garage access clear is important for wheelchair accessibility and safety. Single-room bookings are for the private bedroom only, with access to the shared dining area and the amenities specifically listed in the description. The oven and stove are not available for guest use. All guest bedrooms are private and lockable. The home is furnished with clean, functional, pre-loved furniture. Some items may not be brand new, but are maintained for guest use. External CCTV is used around the property for security + safety.
