A whole villa on the water in Muiden, 15 minutes from Amsterdam. From the balcony you look out over Muiderslot castle, the IJmeer and Pampus. The garden runs down to the waterfront, with a trampoline, two swings and a second garden at the water's edge. Four bedrooms, two bathrooms, two kitchens, a living room and a garden room. Room for two families: up to 4 adults and 3 children. EV charger and free parking at the house, a cargo bike for beach and village, Amsterdam half an hour by train. The space Wake up to the water. From the living-room balcony you look out over Muiderslot castle, the IJmeer and Fort Pampus, and the garden runs all the way down to the waterfront. The whole villa is yours: 4 bedrooms across two floors (3 upstairs, 1 on the ground floor), 2 bathrooms, 2 toilets, a living room and a garden room. There are two kitchens, one on each floor, so a large group never has to queue for breakfast. The main kitchen has a steam oven, microwave and two dishwashers. Outside, the large backyard has a trampoline and two swings, plus an "overtuin", a second garden right at the water's edge. Garden sets on the balcony and on the lawn, with a large parasol for hot days. Underfloor heating, WiFi, TV, washer and dryer. We leave a bakfiets (Dutch cargo bike) for you, the easiest way to reach the beach, the supermarket or the playground with kids on board. Muiden is a short walk away: supermarkets, restaurants, the beach, a skate park and playgrounds. Amsterdam is 15 minutes by car or Uber and 30 minutes by public transport, with plenty of free parking at the house. Guest access You have the entire villa to yourself: both floors, both kitchens, the living room, the garden room, the balcony and the whole garden down to the waterfront. No other guests share the property. Check-in is self check-in with a key safe, so you can arrive on your own schedule. Parking is free at the house, and the cargo bike is yours to use during your stay. Other things to note Every booking request is reviewed by us personally, so you will not get an instant confirmation. We answer as quickly as we can. The villa takes a maximum of 4 adults and 7 people in total, with a minimum stay of 4 nights. About the beds: bedrooms 1 and 4 have two large double beds, 200 x 200 cm and 180 x 200 cm, so four adults sleep comfortably. The other three beds are child-sized and too short for an adult: bedroom 2 has a bed 180 cm long and 120 cm wide, and bedroom 3 has two built-in Dutch alcove beds (bedstee) 160 cm long. We are in a quiet residential street with neighbours close by, so this is a family house rather than a party house. Check-in is self check-in with a key safe from 15:00, and parking is free at the house.
