The Cottage Yoxford

The Cottage has just been renovated to make the best use of this wonderful space. It is perfect for families or couples. It offers not only a formal sitting room with wood burner, but also a second sitting area or den for kids to have their own space. This property has three bathrooms, including a downstairs shower room and sofa bed for those who may struggle with stairs. There is also a fully enclosed garden with two tree swings, the garden backs on to the most beautiful parkland. The space 4 large bedrooms, sleeping two in each bedroom. We also have a sofa bed in the Den/second sitting room downstairs, but this is included within the 8 guests, this is not for an extra 2 guests. The sofa bed is purely for guests who struggle with stairs. There is an ensuite shower room upstairs, this is a jack and jill style, so its also accessible from the landing. There is also a family bathroom upstairs and then an extra downstairs shower room and separate toilet. The property consists of a large kitchen with double oven and an Aga. There is a breakfast bar with bar stools within the kitchen area as well as a separate dining room. The property has a large driveway with parking for multiple cars. It has a large garden which is enclosed at the rear of the property. There is a gateway allowing access to walk around the grounds of Rookery Park. Guest access The Cottage has a garden to the front and rear of the property. The rear garden is fully enclosed, but has a gate allowing access to the grounds of Rookery Park. Other things to note The sofa bed is made up on request and instead of one of the upstairs bedrooms. This is for guests who are unable to use the stairs, this is not meant for extra guests.
